We have reviewed the available plans, specification, schedulesand engineering data to form our price. With this information we have arrived at a PreliminaryBudget Estimate price of;

$585,405 inc GSTThe inclusions, specification, allowances and options applicable to this price are dealt with onthe following pages. These changes are made in our cloud based estimating, and projectmanagement software. As part of your package you get access to your own personal login fromtoday. This software ensure that no item is missed or forgotten and that all communication isstored in one central location that everyone can see.

All of the pricing and information contained here shall remain valid for a period of 30 daysfollowing the date shown below.

01 - Preliminaries

01.05 Architectural and Engineering Design

Builder to liaise with Architect and Client on finalisation of design details and finishes schedule required by Client. Engineers design based on the finalised Architectural plan 2 x site visits by Engineer included All Architect and Engineer design fees to be billed directly to the client

01.10 Building Fees and Permits

Builder shall complete all required Council and Neighbour Notifications as stipulated in the Development Approval documentation and the Development Act and Regulations. Provision of Builders Indemnity Policy for the Project. Council application fees will be billed direct to the Client.

01.15 General Construction Preliminary Items

Carry out Dial Before You Dig Application and report. Site supervision for the duration of the project Skip Bins to be provided as necessary to store and remove debris. Portable Bathroom Facilities shall be maintained on site in good condition for duration of project. Temporary fencing as required to secure the site Home to be cleaned by a professional cleaning service. Final detailed cleaning to be performed prior to final walkthrough with Builder representative.

01.20 Site Services

All services to be connected to existing connection points Generator hire for electricity supply for construction purposes. Permanent electricity supply to be connected as soon as practical. Water supply for construction purposes via an outlet tap connected to existing metered mains water supply All service accounts to be in the name of the Client.

03 - Site Work & Excavation

03.05 Excavation

Allowance for all site works subject to final site levels and engineering Remove topsoil and vegetation from all building envelopes and remove from site. Cut and Fill to site to create level pads for new the new construction. Lay 100mm of quarry sand/dolomite base to prepared area. Unsuitable soil conditions at or above plan bottom are unknowns and can not be budgeted for prior to excavation. ie. Rock, soft clays, sinkholes, etc. Exclusions: Rock De-watering Unsuitable or unstable soil conditions Hidden/Undisclosed wells, tanks, pits, etc.

04 - Foundations

04.05 Concrete Slab

Construct and pour 100mm raft slab Current allowance is subject to future engineered design. Install Termite Management system complying with AS3660.1 to the following areas - Perimeter of slab prior to timber framing and backfilling for paving - Service penetrations of slab

04.10 Slab Pier Provisional Sum

Allowance of $3,300 for piers subject to site conditions encountered and final engineering

All framing materials sized and spaced per approved construction drawings. All materials, where applicable, to be kiln dried radiata pine with minimum stress grade of MGP10.

Enduro Builders will be responsible for:Performing all construction activity associated with plans and specifications in this proposal Such work will be carried out in accordance with the Building Code of Australia, RelevantLocal Government Authorities, Australian Standards and communications by the owner.All local government fees and permits all insurancesAll hire feesAll Workplace Health & Safety requirements and implementationPromptly notifying owners of any changes required to the design or material specificationsConstruction work only undertaken during permitted timeframe allowed within thedevelopment approval.

Your Responsibilities

The owner is responsible for:Water meter connection and supply of water for construction purposes (unless agreedotherwise)Setting Up Of An Electricity Account with a retailerProvide site access as reasonably required during construction period Adherence to Enduro Builders "Site Access" and "Site Safety” policiesTimely selection of all items in your personal selection schedule when prompted byour online project management system.Timely supply of any materials agreed to be supplied by ownerPrompt response to any question or feedback required by (company Name)Timely payment of progress claims and variation incline in accordance with ourpayment terms.
