BIM adoption and implementation strategies
BIM Implementation Strategy in Musanada “Ramp up, Phased approach- Portfolio based “ consists of Six Main steps:
Awareness EducationEstablish BIM
documents Revise Delivery
ModelImplement
Review and update
Provide Training and Education to the team in order to be prepared and understand the fundamentals of BIM, and the Migration process to a collaboration method of delivery
Conduct awareness sessions, to ensure the market is expecting the change and migration to BIM. Including Consultants, Contractors, and Clients
includes the mandatory revisions to projects delivery life cycle, policies and procedures , timeframe, projects tender documents…etc.
Establish the required BIM documents inclusive of Standard LOD matrices, BIM Deliverables, Employers BIM requirements…etc.
Acquire resources (Professionals, Computers, Software, training…) implement the BIM in projects according to the planned preferred scenario “Ramp up” starting with Major Projects , and then all other projects
Conduct periodic reviews, analyze the outcome, and make corrections to the plan

Understanding the benefits
1) Utilization of BIM in Quantification and Cost Analysis instead of traditional methods
2) Utilization of BIM model in Sustainability Evaluation and Energy Analysis
3) Utilization of BIM model in Lighting Analysis and Design
4) 3D Coordination, and Integrated Coordinated project delivery
5) Planning and Schedule management
6) Asset Management
7) Utilization of BIM model in Engineering Analysis and Design.
8) Enhanced performance
9) Optimized solutions
Examples of innovative applications of BIM in Abu Dhabi, Musanada
Musanada has adopted several Innovative applications of BIM in its operation example of which:
1) Simulation of alternatives:
- Utilize BIM at Design phase in Simulating and analyzing different operation and maintenance scenarios or alternatives
- Then implement improvement to the design, especially in specialized projects.
2) 3D laser Scan Cameras :
- Utilize 3D laser Scan Cameras to generate 3D as Built Information Models of existing old buildings where as built drawings
are not available
3) Modeling of Design intent and Projects prototypes
- Utilize BIM in visualizing the project components (as understood and interpreted)
- Then use BIM for modeling of proposed ideas and discussion with client prior the start of design phase in order to prepare
final brief based on agreed modeled components, and obtained Client’s suggestions
- this includes modeling the adjacencies, interrelations between departments, proposed MEP systems …etc. which helps the
clients visualize and understand the project versus their actual needs
Future opportunities
Day by Day BIM becomes the future of the industry
We are not talking about BIM as a drafting tool any more, BIM became the model for coordinated integrated delivery
Musanada foresee major valuable opportunities in future from implementing BIM , and working currently on futuristic
initiatives and concepts that utilize BIM as essential tool for studying and implementing those concepts , examples:
1) Smart Cities Operation and Management :
using BIM for modeling, management and operation of all City components (Buildings, Streets, Utilities, Smart systems, Central
Control…etc. ) and simulating different scenarios of Smart City operation utilizing BIM , for the most optimum and efficient
smart city operation model
2) Automation :
Utilizing BIM in study of Automating specific Building systems, especially in Healthcare projects and complicated projects
Summary
In Summary, implementation of BIM provides all stakeholders with wide range of benefits
BIM migrates the industry from traditional way of delivery to a smart advanced way.
As a conclusion we can list the following positive outcomes of implementing BIM:
1. Easy and mutual understanding of Design intent (All Stakeholders)
2. Less Variations, shorter timeframe
3. Effective monitoring of project progress and constraints (Time, Cost, and Quality)
4. Accurate data base for all assets
