Role Title: Estates Manager Typically reports to

Full time, 36.25 hours per week. Hours to be worked on a split shift basis.
Associate Headteacher
Purpose of the role (job statement)
To be responsible for the security and maintenance of the whole school site and to ensure the school complieswith all current legislation relating to site safety and management. To promote and participate in achieving themost efficient and economic use of the school premises, facilities, plant, equipment and materials.
Principal Responsibilities
Fire and Security:
Ensure the buildings are locked and unlocked at appropriate times (including daily opening and closing);
setting and disarming of alarm systems.
As primary keyholder be prepared to attend out of normal working hours, as and when required.
Test fire alarm call points weekly, regularly check other fire equipment and maintain the Fire Risk
Assessment.Site Maintenance:
Undertake emergency and planned maintenance and repairs within capability; respond effectively and
maintain a log of such works.
Maintain the school grounds to a high standard including all lawns and beds; ensure grounds are litter
free.
Assist with the upkeep and maintenance of specialist equipment/surfaces, such as sports and theatrical.
Liaise with the head teacher and the Finance Director in the preparation of maintenance and capital
expenditure project/work plans; liaise with external contractors to maintain cost-effective schedules.
Manage all contractors on site, ensuring that all health and safety requirements are met, monitor their
performance and inspect completed work.
Line manage the site team. Responsible for operation of systems such as heating, lighting and security.
Keep records relating to site maintenance and security.
Keep records of the schools material assets and manage their life span.
Undertake and document a termly risk assessment of the whole site and other risk assessments/health
and safety checks, as directed.
Maintain computerised record of all regular checks undertaken.
Health and Safety:
Ensure the school complies with all current legislation in relation to site safety and facilities
management; including the maintenance of appropriate records.
Organise testing for asbestos and other Health and Safety associated procedures.
Commit to the growth and maintenance of a positive risk management culture within the school;assisting staff where necessary.
Portering
Transfer goods and materials delivered to the school to appropriate locations around the school site.
Regularly set out and clear away furniture, equipment and other items as and when required.
Cleaning
Ensure high standards of cleaning are maintained, cleaning staff efficiently employed and value for
money achieved.
Manage refuse and recycling procedures.
Monitor supplies of cleaning materials, personal hygiene products, drinking water and sundry items.
Carry out emergency cleaning as required.

Indicative qualifications, knowledge, skills and experience
Ability to communicate effectively.
Ability to use own initiative and to work without supervision.
Practical and sensible approach to routine school maintenance, in observance of health and safety
protocols.
Knowledge of health and safety requirements within a school.
Punctuality, reliability and flexibility.
Knowledge of cleaning within a school environment.
Knowledge and skills equivalent to current NVQ level 2 qualifications.
Previous facilities management experience is desirable.
Firm commitment to the school and its ethos.
