While property sales in general throughout

New Zealand have been down over recent

months, we are proud to record significant

growth in business since November last year.

Over recent months we have worked hard

to improve the profile of the business and

the services that we can offer, covering all

aspects of real estate including Residential,

Commercial, Lifestyle and Rural, Investment

Property and Property Management.

This magazine is another initiative launched to

assist sellers to promote their property free of

charge, and for sellers to see a large number

of our properties for sale in one publication.ROY BORGMAN

We also intend to provide regular articles of

Otago happenings and interest, and in this

issue we feature the Dunedin ID fashion week,

Dunedin Historic Architecture, how to make

good coffee, and even a recipe from John Key,

our Prime Minister.

Economists tell us that house prices will rise

again over the year and beyond, and with

interest rates at a low level currently, buyers

should not put off making their property buying

decisions in the hope that the market will fall

further. This may not happen.

I hope that you enjoy this publication.

Regards - Roy Borgman

Put a little glamour into your

life at the start of April! Slip on

your high heels and join us in a

celebration of all things fashion

during iD Dunedin Fashion

Week, now in its twelfth year from

April 5-10, 2011.

Experience iD Dunedin Fashion Week, as the

city comes alive to launch fashion careers with

a global line up of inspiring designers, creative

talent and intimate fashion and retail events

open to everyone.

Witness the next rising star of fashion design at

the iD International Emerging Designer Awards.

With a reputation for launching fashion careers

from iD Dunedin into top European fashion

houses and beyond, it’s the only fashion

competition of its kind in New Zealand.

These student designers, alongside the

emerging and professional designers, draw on

some of the country’s most sought after lighting

and technical talent, models, stylists and event

producers to bring to life the magical shows

offered during iD Dunedin Fashion Week. To

have their collections worn by models from Ali

McD Modelling Agency who are increasingly

being lured north or overseas adds the final

professional finish to their experience with

Dunedin and its support of the fashion industry.

It is unusual for a city the size of Dunedin to be

able to offer such a total package to student

and emerging designers. However, the city offers the chance to learn the skills of the trade, and showcase these skills supported by a full spectrum of fashion show specialists during a week of fashion events that draws participants and audiences from around the world.

The iD Dunedin Fashion Show, now over two nights will have you sipping champagne at the longest catwalk in the southern hemisphere in the city’s beautiful heritage railway station. The 1500 strong audiences each night will be captivated by special guest designer collections, the latest winter collections from ‘our Dunedin’ and leading NZ designers. The very next day, indulge in a shopping extravaganza to grab your favourite labels spotted in the shows.

Dunedin is fast becoming known as ‘a city giving birth to a fashion scene’. To illustrate

Otago Anniversary Weekend is set to be a weekend of pure ‘gold’ as Dunedin celebrates the 150th anniversary of the discovery of gold in Gabriel’s Gully. Gabriel Read’s find and the ensuing Otago Gold Rush became the catalyst that laid the foundations of Dunedin’s rich heritage. ‘Layers of Gold’, Dunedin’s third Heritage Festival is jam packed with colour and spectacle.

On Saturday 19 March ‘new settlers’ will sail up the harbour aboard the tall ship Steadfast. After disembarking onto dry land at Birch St Wharf - these ‘1861 immigrants’ will make their way on footstep, on cart and on horseback to the centre of their newly adopted city, Dunedin - gateway to the goldfields.

This historical spectacle will continue in the Octagon where a makeshift camp of miner’s

tents will be jostling with characters of the

day; the Minister, the Salvationist, the Doctor,

the destitute, the pick-pocket and the ladies

of the night. Boxing, betting and debauchery

will greet the new arrivals from the Steadfast

and the constabulary will be there maintaining

law and order. Merchants will be peddling their

wares and at the Assaying Office the scales will

be sagging with the weight of gold.

At night the city’s oldest pub, the Empire Hotel

formerly the Queen’s Arms, will be waking up

its resident ghost with an Irish Shindig.

The 22.5 metre sailing cutter, the Steadfast, will

be operating harbour cruises on the Saturday

and Sunday. This traditionally built sailing

ship, which hails from the French Pass in the

Marlborough Sounds, is similar to the vessels

that worked New Zealand’s coastal waters

during the 19th and early 20th centuries.

Over four days, ‘Layers of Gold’ offers a host

of community events and exhibitions for all

ages. Jewellers will be fashioning gold and

exhibiting their gold masterpieces. You will be

able to drink gold, eat gold, hunt for gold,

paint with gold, sell and buy gold! Whichever

way you look at it Otago Anniversary weekend

is going to be a rich celebration.

BNZ- Exhibition Hall

The historic Bank of New Zealand building in

Princes Street is the fitting focal point for the

‘Layers of Gold’ celebrations serving as both

Festival HQ and Exhibition Hall. The internal

grandeur of the building will be as much of an

attraction as the numerous exhibitions mounted

Layers of Gold 18-21 March

| DUNEDIN HERITAGE

inside. People will also have the opportunity to explore the Bank’s original safes and assaying rooms downstairs.

The official opening of ‘Layers of Gold’ on Friday 18 March at the BNZ will be the first opportunity to view what’s being showcased inside. The Otago Settlers Museum’s pictorial display depicts the historical importance of the Otago Gold Rush to Dunedin’s establishment as a major commercial centre.

Internal shop facades will create the architectural visage of the Exchange area in 1861 and the Law Society and the Cargill’s Castle Trust have also contributed fascinating historical displays. The exhibition, ‘Shirakee- The Children of Walker Street’, will intrigue with the picture it paints of inner city life and of the prejudices that prevailed in the late 1800’s

while the profile of Chioe Sew Hoy’s family tree will add understanding to the rich cultural fabric of Dunedin’s early settlers.

Make the BNZ your first ‘layer’ of experience during these four gold- fever filled days throughout Anniversary Weekend.

Bay Day

Bay Day is back! The Macandrew Bay community will be pulling out all stops to people the’ Muddy’ with families, friends and anyone who wants to enjoy the Bay.

in costume- as diggers, bathers, and other Victorian characters. There will be a Variety Concert for children and honky tonk music. Damper will be cooking along with good old fashioned stew and pikelets. There will be lots of competitions and fun activities.

Bellamys Gallery is hosting an art exhibition themed on goldminer’s lives and their passage to Otago. At Glenfalloch are hosting the ‘Golden Mile’ race, the popular Gnome Hunt and other activities for children and a Devonshire Tea will be available.

And at Portabello you can board the Vivienne J. (12pm -4pm) for a visit to St Martin Island formerly Quarantine Island- don’t be surprised if you run into a few characters from the Victorian era!

Place the cubed beef in a bag with a tablespoon of flour, a pinch of salt and a grind of

pepper. Seal the bag and shake it all about, to coat the meat with the seasoning.

Heat oil or butter and gently cook the onions until soft. Remove from pan. Fry the mushrooms

until cooked, and then remove. Then sauté the beef until cooked. Add another slug of oil or

knob of butter, and heat a tablespoon of flour, the tomato paste and then the beef stock. Mix

on moderate heat until smooth.

Add the cooked mushrooms, onions and beef until heated through, then add the sour cream.

This will lighten the mixture and add a creamy texture. Heat this through, taste and season

if necessary.

Serve the stroganoff over rice, with chopped parsley on top and a green salad on the side.

| COFFEE

Alongside the launch of Edinburgh Realty’s

fantastic new Property Magazine ‘Exclusive’

the team at Strictly Coffee has been asked to

give some pointers to help home barista’s and

speciality coffee drinkers to get the best results

from their ‘brew’. What we will do over each

of the next few issues is focus on one sort of

brewing method and give some pointers on

how we think that you can achieve the best

possible coffee.

No. 1 PLUNGER COFFEE

Ever had a bad plunger coffee? Some people

would ask ‘Ever had a good one?’ Plunger

coffee has a bad rap with some people, but

it still remains one of the most consistent,

repeatable and easily brewed options for

anyone wanting a caffeine fix. So let’s go over

the steps to make truly good Plunger coffee.

1. As with all methods of brewing coffee Fresh

Is Best! All better coffee roasters and end

users go to great lengths to ensure they are

using coffee that is as fresh as realistically

possible. Freshly roasted coffee is full

of complex sugars, acids and oils that

degrade quickly on contact with oxygen

and this breakdown is magnified when

the coffee is purchased pre-ground. If you

are forced to buy your coffee pre-ground

then one of the best upgrades that you

could ever make is to buy a grinder so

that you can grind off just enough for the

occasion. The prices for grinders vary from

$100 to $1000 and like all things; you get

what you pay for. However the setting for

plunger coffee is relatively coarse and puts

less strain on the grinder than for example

espresso.

2. Cleanliness is next to godliness and this

includes the water. Make sure your plunger

is super clean and use filtered water for the

best results.

3. Coffee needs to be looked after temperature

wise. Blast it with boiling water straight out

of a jug and you will destroy flavours and

increase bitterness. Forget to warm up the

plunger and you will end up drinking cool

coffee, not ideal either. So give the plunger

a warm up before you tip boiled water in

that has sat for a minute or two to cool

down a few degrees.

4. Now for the important bit. 1 table spoon

of coffee per person (heaped according to

taste ) and if you are making a big plunger

throw in an extra one for the ‘pot’. Put in

the required amount of water and sit for 3

½ minutes. This is important, overbrewing

causes all the heavy acids and caffeine’s to

come out which ruins the taste. When it’s

time to push the plunger down to strain the

grinds out it’s not a competition to do it the

fastest. Smoothly and slowly is the go and

now you are ready to drink.

Hopefully you are drinking the best plunger

coffee that you have ever had.

As an opening special we are offering top of

the line Bodum Plungers at 20% off for anyone

who mentions Exclusive magazine and we will

pick one question out per issue to answer from

the readers with the lucky writer receiving a free

| PROPERTY MANAGEMENT

Why Choose Edinburgh?

Edinburgh managed my own rental property

and I was very impressed with the service I

received, so decided to take the opportunity

to join the team. I am very comfortable

promoting Edinburgh Property Management

as I have experienced the excellent level of

service first-hand. I also felt the role of Business

Development Manager really fitted with my

skill set.

What is Your Background?

I have a wide range of transferable skills

gained via customer service and management

roles in both the public and private sectors.

I also have an extensive network of contacts

within the Dunedin community. I believe that

“excellence” is the only

level of customer

service that is

acceptable.

What was Your Most Interesting Role?

My role as Office Manager for a Member

of Parliament. This was extremely varied, at

times challenging and I enjoyed it immensely –

especially the week I spent in Parliament.

What Does Your Role as Business

Development Manager Involve?

My role is primarily to bring new business

on-stream and expand Edinburgh’s current

property management portfolio. My intention

is to significantly expand our market share via

our professional reputation, excellent customer

service, referrals and cold-calling.

What Sets Edinburgh Apart from Other

Rental Agencies?

Edinburgh’s Property Management Division

was established over 10 years ago. We started

with one property manager, one property and

the determination and drive to establish

ourselves as a market leader in property

management in Otago. We believe we have

achieved this – we now have a staff of 9, a

dedicated Letting Agent, our Flatmobile, and

centrally located offices in Dunedin, Mosgiel

and Wanaka. We have up to the

minute technology and systems,

but we remain steadfastly old

fashioned in our customer

service delivery and believe

in establishing long-term

relationships with our property

owners.

Tell Me a Bit About Yourself

I am married to Alan and we live on a lifestyle

block with 10 alpacas and three Abyssinian

Cats. I have two adult children – son Chris lives

in Dunedin and daughter Jo and her husband

Tim live in London. My natural reaction when

someone throws a ball at me is to duck – so

needless to say, I am not the Robyn Broughton

that coaches Southern Steel!!

Who Would You Never Upset?

My family, my clients and my hairdresser – the

absolutely wonderful Mark Broad!

What are Some Things on Your “Bucket

List”?

I would like to travel to Melbourne to see a one

day match between Australia and the Black

Caps at the MCG and also go to Bathurst to

watch the Great Race – oh, and overcome my

fear of flying so that I can actually do these

things!

What Are You Most Looking Forward to in

2011?

Being extremely successful in this role; spending

time with my daughter when she comes home

from London for a visit and hearing the news

that a very dear friend is back to full health.

What is the Best Advice You Could Give

Someone?

If you don’t want to hear the answer, don’t ask

the question!

The Property Management Division of Edinburgh Realty has recently added the exciting new role of

Business Development Manager to its ranks. Veronica Scott, Divisional Manager, decided to briefly

change roles and become an intrepid investigative reporter in order to better introduce the appointee,

Robyn Broughton, to our readers.
