SUSTAINABILITYDesigning a sustainable building requires taking
a larger view of building design, and a different
view of the design team than is most common
today. JZMK Partners has multiple LEED accredited
individuals within the team. When designing a
sustainable project, JZMK evaluates the building
as a whole system that operates in harmony with
its natural environment and is as energy, material
and water efficient as possible. Working alongside
engineers, landscape architects, construction
contractors and operational staff - all working
toward a single goal and vision throughout the
building design process is JZMK’s mission.

SOCIAL RESPONSIBILITYCUTTING-EDGE TECHNOLOGY
VIRTUAL REALITYJZMK is presenting our projects in full VR, with an
immersive experience where we can put you into
the project. Here are just some of the possible
benefits: Use the VR headsets as a design tool;
reduce approval schedule and in some cases, the
need for mock-ups; allow investors or partners to
experience the project’s level of design early in the
process; assist with entitlement entities, such as
a Planning Commission, Boards or a City Council;
and collaborate with clients and their marketing
professionals to understand future views, amenities,
and off-site premiums. Provide VR models for virtual
reality sales office.
REVIT/BIMWe look to technology to improve design or lower
cost in all our projects. Building information
modeling (BIM) is one such tool. Traditional
building design relies upon two-dimensional
technical drawings, but BIM goes beyond even
three dimensions by also incorporating time (4D)
and cost (5D). BIM covers spatial relationships,
light analysis, geographic information, and
quantities and properties of building components.

Cachi brings 40 years of planning and
architectural experience and has been involved
in numerous award-winning projects. His
expertise encompasses a diverse range of
building typologies including single and multi-
family housing, as well as mixed-use, resort
and hospitality, commercial, educational and
institutional projects. His principal leadership and
project involvement spans the Middle East, Costa
Rica, China, Mexico and the United States.
In 2013, he became Chief Executive Officer and
is responsible for the operational and financial
strategies and most importantly, the continued
growth of the firm. Additionally, Mr. Martinez leads
the design and planning teams for our projects in
the Middle East. In addition to his responsibilities
as C.E.O. of the firm, Anastacio is the lead
Principal in the Marketing and Business
Development efforts in the Middle East and Mexico.

multifamily projects, mixed-use developments,
urban infill projects, residential high rises, resorts,
senior communities, golf clubhouses, and a city
hall.
His designs have won national and international
recognition with awards including the AIA Award, the
Gold Nugget Award, the Builders Choice Award, the
NAHB Nationals Award, and the MAME Award.

Katja is involved in a variety of major residential
projects in California, Texas, China and the Middle
East. Her designs range from Custom Residences,
Recreational Facilities, Resort Clubhouses, Mixed-
Use Facilities and High-Rise Residential Buildings.
Some of Katja’s notable projects include the Marassi
Beach Clubhouse in Egypt, and the high density,
award winning Hillside Project in Austin, Texas. Katja’s
diligent, thorough and decisive approach consistently
results in meeting or exceeding clients’ expectations.
She also manages Business Development efforts and
facilitates client communication.

James Mittendorf has a successful and proven
track record providing leadership, direction,
management and strategic counsel on complex
projects for a broad range of clients, including
home builders, developers, land development,
tourism, education, university housing and
facilities, civic facilities and retail centers.
He graduated with a Bachelor of Science in
Architecture from California State Polytechnic
University in Pomona, CA. Mr. Mittendorf oversees
all quality control of all construction documents at
JZMK Partners.
Scott Naples brings more than 15 years of
domestic and international experience to the field
of land planning and urban design. Scott has
developed a diversified skill set starting with early
conceptual site design and charrettes, followed
through to highly detailed technical drawings and
presentations to clients and government agencies.
Scott has been instrumental in the creation and
development of residential and mixed-use projects
throughout the United States, Asia, the Middle
East, and Africa. These projects include suburban
and urban sites, infill parcels, hillside projects and
master plan developments, as well as golf course,
retail, and town center designs.
Bryan Stadler brings over 20 years of expertise in
all types of projects and 16 years of experience in
multi family and mixed-use projects. Bryan brings
sensitivity of design to challenging urban sites
and complex building types. He works directly with
cities and neighbors to deliver creative projects that
have a positive impact on communities. Mr. Stadler
holds a Bachelor of Architecture from California
Polytechnic University in Pomona, and has been a
licensed architect in California since 2004.

The LLD is envisioned as an intellectually and
socially stimulating mixed-use community where
continuing education takes many forms. It will
feature a retail main street with high density
housing, as well as campuses for higher education
and research. Detached residential neighborhoods
will be located beyond the community core.
All areas of the LLD will feature strong pedestrian
and open space linkages to The Great Park.
Various community-oriented organizations are
expected to help facilitate this environment, as will
effective design that promotes resident interaction.

Emaar South is a mixed-use Master Plan located
within Emirates’ flagship urban project, Dubai
South. The project site is located in close
proximity to global landmarks such as World Expo
2020, the Dubai Airshow, and the Al Maktoum
international Airport. Emaar South is the ideal
balance of suburban charm and innovative urban
infrastructure. Strategically placed commercial
centers offer restaurants, fashion outlets and other
entertainment options, while community facilities
and educational campuses are spaced throughout
the development. At the heart of the community
lies a 200-acre championship golf course, that
expands outward to a community of over 16,000
residential units. Housing types include villas,
apartments, townhomes and stacked townhomes.

Health and wellness, life-long education, and
community are the three pillars of the Master Plan
Vision. The Master Plan will promote a lifestyle that
will result in healthier, happier, and more connected
residents. Through a combination of community
design and community programming, the plan will
set a standard for quality of life.
The plan’s community structure is organized
around its open space system. The open space will
contain both places to gather and trails to connect
to the communities’ amenities. Walking and biking
will be encouraged in the plan and will provide the
most convenient means for traveling to amenities
located in the community. A looping open space
system weaves through its neighborhoods resulting
in short walks from every home to a vibrant mixed-
use central core. This is the heart of the community
and offers a diversity of retail uses, restaurants,
and community amenities. A central lake with a
retail promenade creates an inviting and soothing
experience for not only its neighborhood residents,
but for the patrons who come to visit as well.
Connectivity, health and wellness, and community
interaction are some of the guiding principles which
make this Master Plan a flagship development.

At the Gates of Europe and Africa, where the
Mediterranean meets the Atlantic, lies an elegant

forest. This perfect balance between Moroccan

Al Houara resort. With access to a spectacular
beach, the 234-hectare resort is spread out over
60 hectares of protected forest. A mixed-use
golf and beach destination, stretched on 2.5km
of waterfront that includes residential & touristic
properties on the beach, including the world-class
Anantara Al Houara Tangier Resort and Spa with
250 rooms, 150 key Serviced Apartments, a 18-
hole golf course by Graham Marsh and a golf club,

JZMK led a team of consultants in the planning and
urban design of Mivida, a 385
Hectare (885 Acre) new town in New Cairo, Egypt.
JZMK was involved in the visioning, design,
technical site plan, and design guideline efforts.
Mivida is based around creating a comprehensive
new town including all the elements to live, work,
and play in the community. Four distinct districts
are knit together with a web of open space
following the remnant desert wadi system. The
open space system includes multi-use trails,
community clubhouse, sports facilities, pools,
passive relaxation spaces, and water features.

JZMK prepared the urban design plan for the Mivida
Downtown. Mivida Downtown is part of the Mivida
master plan prepared by JZMK and is envisioned
as a mixed use, walkable, regional downtown.
Complete with office, hotels, retail, restaurants,
cafes, education, and medical facilities the Mivida
Downtown will serve the future residents of Mivida
as well as provide an urban core for others located
in the eastern New Cario area

Poised between the tourist-generating Strand and
the heart of downtown Oceanside, One Mission
Avenue consists of five city blocks ready for urban
revitalization. Currently vacant surface parking
lots, the project site surrounds Mission Avenue,
the main thoroughfare that links downtown to the
beach. One Mission Avenue will incorporate a
variety of shops, restaurants, and residences to
focus on a vibrant, pedestrian-scaled street scene.
One Mission Avenue will ultimately be surrounded
by mid-rise hotels, time-shares, and other urban
loft developments. The design focus incorporates
the city’s Walk-able Communities movement and
will feature a variety of architectural massing and
style, reflective of its regional context.

This Huntington Beach infill site is located at the
heart of downtown, where Main Street bends,
connecting the Civic Core to the Pier District.
An iconic architectural element, a geometric
abstraction of a wave, highlights a rooftop deck
that offers a unique view right down Main Street
and the pier. High quality materials such as board
formed concrete and composite wood cladding
reflect the city’s heritage.
414 Main Street provides 20 luxury for-sale
residences as well as 5,000 square feet of retail. A
residential lobby fronts a paseo at the ground floor,
creating a new public pedestrian path to Main Street
from residential located along the alley. Parking is
located underground, with access from the alley.

On a prominent site in Phase I of Playa Vista Master
Plan, Concerto Lofts consists of 89 units of for-
sale condominiums. The project offers townhomes,
loft-style flats and penthouse units with mezzanine
lofts. Located along Pacific Promenade across
the street from centrally located Concert Park,
many units have deep patios and balconies facing
the urban park. The project is articulated as three
courtyard buildings that are similar in style yet
are differentiated by individualized architectural
elements. As a component of the Playa Vista
pedestrian circulation system, a public pedestrian
path separates two of the buildings and leads to the
Concert Park.

Lyon Communities teamed with JZMK Partners in a
competition for the City of Oceanside’s request to
build a mixed-use apartment complex that would
grant the city 300 parking spaces, in addition to the
ones required for the apartments.
The ground floor facing Cleveland Street will be
Commercial / Retail. Parking is partially on the
ground floor, plus three subterranean levels.
Additional challenges included the railroad line that
runs along the site opposite the Cleveland Street
side, and a pedestrian walkway / underpass on the
South side of the site.

JZMK Partners has designed a new Urban
Multifamily Mixed-Use prototype that achieves an
astounding 200 units per acre without the use of
a subterranean parking garage, on a very small
footprint as little as one quarter acre. The new
concept includes building amenities, is composed
of one and two bedroom residential units and is
fully parked with mechanized parking within the
building footprint. Corner and liner retail at street
level reinforce the urban fabric.

J.H.Snyder’s program was for a class A office
building to draw tenants to the growing Arts
Community of North Hollywood.
The structure features floor to ceiling glass curtain
walls, exposed concrete walls and ceilings and
a 6-story parking garage. Site amenities include
showers for bicycle riders, high-efficiency HVAC
systems, access to a Metro transit station and local
retail within walking distance.
Green strategies:
- 25 % more efficient than required by Title 24

Xian Ling Avenue to the south is the regional street
connecting the site to Nanjing’s Central Business
District. Across Xian Ling is a large open space
preserve with significant hills and picturesque
views. The retail/commercial portion includes a
2-story shopping center offering high-end retail.
The hotel and residential apartments are located
on top of the shopping mall retail.

The project goal was to create a world class
residential high-rise tower that combined
residential uses with recreation, restaurant, and
office uses while focusing views towards Diamond
Head and the Pacific Ocean.
The convex plan shape distributes a wide view
angle for the residential units, maximizing
the length of the view edge of each unit, thus
enhancing view premiums per unit. The building is
designed as a sustainable high-rise, that will utilize
PV panels and wind energy to power the common
areas of the building, thus lowering energy usage
and lowering HOA dues accordingly.

Abdel Rahman, Egypt, the Marassi Beach Club
provides a premier lifestyle and recreational
amenity to help define the Marassi Resort master
planned community as a luxury destination resort.
The building is entered into perpendicular to
a focal arcade that frames the view to the sea
setting up a dramatic sequence of experiential
events as you pass through the view portal and
down the ceremonial stairs to the lower terrace
and beach areas beyond. This procession is
framed by dramatic water elements leading your
eye to the sea.

The primary project design objective is to develop
the Saadiyat Beach Marina Village into a viable,

As part of the City of Tracy’s civic center complex, JZMK Partners was engaged to provide architectural design and construction documents for a 43,000 square foot, two-story City Hall office building, as well as provide site design for the city commons and public space areas of the overall complex.
The key objective was to bring several city departments under one roof and include additional office space for the Development and Engineering Services, Human Resources, Mayor and City Council, as well as providea 150-seat City Council Chamber, public gallery and conference facilities.

Formula 1 racing may return to Southern California soon.
The Race Central building will consist of a three story
Race Administration Building, containing Race Control,
Media and Administration offices. Flanking the structure
will be two wings of approximately 250’ each that will
house the Garages/ Pits for the race teams plus the VIP
and Paddock Club Suites on the second floor.
The roof, over the VIP and Paddock Club Suites, will be
an outdoor viewing and refreshment area. The design,
consisting of steel and glass, will be partially modular
and represents an abstract head on view of a current
Formula 1 car.
