SUMMARY SHEET
The Applicant, Mana’olana AREP Ill Holdings, LLC, proposes to construct an~,iconic and catalytic mixed-use project, that will include a 444-unit condo-hoteQixpenthouse residential units, 68 affordable rental units, and a commercial
ci.’component consisting of retail, eating and drinking establishments. The FifteenHundred Kapiolani Condo-Hotel and Residential Development will be developedat the Waigreens and former Heald College site at the corner of KapiolaniBoulevard and Keeaumoku Street with the project extending to Makaloa Street, adesignated Revitalization Moderate Priority Site.
The Project will be located on a 1.8-acre site, on four parcels of land, in the AlaMoana area directly across from the Ala Moana Shopping Center and will involvethe demolition of the existing structures on the east side of the Project Site. Theexisting Walgreens and parking garage on the west side of the Project Site willremain.
The nearest rail station being planned for this area is the Ala Moana Center RailStation, located approximately 600 feet from the Project Site on Kona Street nearKona Iki Street.
All parcels are zoned BMX-3B (per the Ala Moana Draft TOD Plan) andhistorically have been used primarily for commercial retail and office spaces.
The proposed structures are currently planned as two towers, one 350-foot, 34-story tower and one 400-foot, 37-story tower. The towers are linked with an iconicSky Garden at the 350-foot level.
The Project is planned to include ground floor retail lease space along bothKapiolani Boulevard and Makaloa Street and 487 parking stalls.
We are requesting an IPD-T approval, which will allow heights up to 400 feet(with 18 additional feet for mechanical equipment and enclosures) and a 9.2 FAR.

1500 KAPIOLANICOMMUNITY BENEFITS
The Project represents a $542 million dollar investment in the redevelopment ofthe Project Site. The following community benefits will be provided.
1. 68 senior rental units at 80% and below of median income, for a period of 30years. Represents about 15% of the 450 units planned for condo/hotel unitsand market residential units.
2. Intersection improvements, such as the installation of two all-way pedestriancrossings and modifications to the lane movements to improve pedestriansafety and traffic flow.
3. A new bikeshare station that meets Bikeshare Hawaii’s minimum standard onprivately maintained land.
4. The construction and maintenance of a new bus shelter.
5. 1,000 full time equivalent jobs (during development phase, mostlyconstruction jobs).
6. 900 permanent jobs.
7. $4.7 to 4.9 million in new revenue, including property taxes and other to theCity annually.
8. $9.5 million in taxes annually to the State.
