Scope FSlJ is solic iting non-chemical coil cleaning for all chill ed water hot water steam and direct expansion (DX) ai r conditioning equipment and as ociated systems owned or operated by the Univer ity

FSU reserves the right to make multiple award baed on competing st am technologies that meet the requir ments of this sp cification

Non-chemical cleaning is defined as 35-55 psi 305 degree F to 410 degree F WET or DRY steam produced on a continuous basi Temperature and pressure may have to be d livered as far as 300 feet from the steam produc ing equipment If a DR Y steam technology is bid tlus distance and performance will have to be proven by demonstration post award Water is the on fluid that will be allowed to be used in the cleaning process

Florida State University (FS ) will provide the following for any successful vendor

FSU facili ties staff will be responsibl for providing access to and assist vendorcontractor with the preparation of the mechanical room to pr teet safety switches sensor breaker boxes thermostats smoke and fire detector heads and panels motors switchgear and all other ensitive electrical equipment

FSU facilities staff will prepare the air handler or equipment by removing any panels necessary to allow adequate acce s to both sides of the air handler surfa es or coi I to b cleaned rf it is determined that the coil must be removed from the air handler to get it cl an fSU facilities staff will remove the coil and rein tall the cleaned coil after the steam cleaning process has been completed

The successful vendor wi Il provide

All equipment steamers materials tools PPE and staff neces ary to clean I-IVAC eq uipment from the size of a small window air conditioner to very larg coils in central station air handl ing equipm nt All equipment will be cleaned in place unless FSU d termines this is not practicable Vendor will p rform their work at any hour of any day or night including Satmdays and unday Overtime for night or weekend work will not b paid unless FSU d termines and requires that the workload exce ds 40 hours per technician

TIle ndors cleaning process mllst be efficaciolls without chemicals biocides surfactants bleach or any substance other than water The vendor must not use their equipment in a manner inconsistent with the qui pment manufactures recommendations

The vendor will provide reporting and documen tation as follow

Weekly record of safety meetings Digital images of all urfacecoils cleaned before and aft r cleaning Mold swab testing result reports before andor after at the direction ofFSU Results of final visual inspection of each surfacecoi l cleaned It is FSUs expectation that all work will b done safely by qual ified ex perienced technicians

FSU has determ ined that 4 man crew is the only safe and effective way to deliver this service If you are bidding less than a 4 man crew please describe in detail how you will safely and effectively deliver this middotervice

Invoicing Will be submitted on the ba is of the equipment num ber provided by FSU facilities Billing must include work order Dumber phase Dumber equipment type equipment building Dame and building Dumber FSU will authorize work to be completed on a periodic basi via advance contract pWchase order with a not to exceed amolUlt for cleaning of equipment in buildings descri bed therein Funds for this service are contingent upon legislative appropriation

RIGHTS OF TERMINATION Either party for any reason or without cause damages or penalty can cancel this bid contract with a 30 day written notice to the other However during the (30) day period after such notice is given the rights obligat ion and liability of each party to this agreement will remain full force and affect Such cancellation will end the obligations of both parti s with regard to the purchase order

FAILURE OF VENDOR TO PERFORM In the event that the vendor violates any of the provisions of the agreement the University may serve written notice upon such v ndor of its intention to terminate the agreement Such notice is to the sta te the reasons of such intention to terminate the agreement and lUlless within (I 0) ten days after servi ng such notice up n the vendor Such violation has ceased and satisfactory arrangements for correction is made the agre ment will up n expiration of said ten (10) days ceas and terminate But the liability of such vendor and his sur ty for any and all such violation(s) will not be affected by any such tennination
