  • DESCRIPTION OF THE DEGREE OF COMPLETENESS AND THE TYPES OF INSTALLATIONS AND EQUIPMENT FOR THE PROJECT:

    OFFICE BUILDING

    SITUATED AT 126-128, RAKOVSKI STREET, SOFIA

    I. LOCATION AND PURPOSE OF THE BUILDING The office building is situated in the very central part of the city of Sofia, at 126-128, Rakovski street. This is a busy place characterized by good communications, situated in the immediate proximity of the Rakovski Street and Patriarh Evtimi Blvd. crossing and Slaveykov Square, making it easily accessible from all directions by car, public transportation or walking.

    The building has a ground floor and seven more floors above the ground level, sub-roof floor with 45о roof, and 2 underground floors. The floors to be leased are accessible via a common entrance from Rakovski Street. The floors below the ground level are also accessible from Rakovski Street, by means of a loading platform for vehicles. There are technical areas and parking lots and in the underground floors for a total of 51 vehicles.

    The ground floor and the first floor will accommodate shops, storage areas and sanitary units.

    ІІ. RENTAL UNIT – STANDARD OFFICE EQUIPMENT The office building has been designed in accordance with the latest construction technologies using high quality construction materials. The interior finishing works comply with the highest applicable standards, including: 1. Walls 1.1. Standard interior – light partition walls made of Rigips or other type of plasterboards, supported, with thickness of 10 cm, two-layered, extending from the ferro-concrete floor slab to the upper ferro-concrete slab, insulation layer of 50 mm, made of 35 kg mineral wool; 1.2. Between the office rooms – light partition walls made of Rigips or other type of plasterboards, supported, with thickness of 12,5 cm, two-layered, extending from the double floor to the upper ferro-concrete slab, insulation layer of 50 mm, made of 35 kg mineral wool; 1.3. WC walls – Brickwork with aerated concrete, with thickness of 10 cm (walls without installations) or 27 cm (walls with installed equipment), with built-in structures for the installation of wash-basins and built-in flushing cisterns “VIEGA” (or similar type). 1.4. Exterior front walls – brickwork 25 cm, red bricks, 10 cm thermal insulation wool on the front wall, facing Rakovski Street, 10 cm FIBRAN boards on the other exterior walls. 2. Floors 2.1. In the office rooms – double floor, “QUATTRO” system, wooden particles boards 38,6 mm, raster 600x600, with backing Аl film, metal legs, built-in boxes for each workplace providing 2 x R J 45 terminals and three outlets. Flooring: office-type 60/60 moquette tiles, self-adhesive, antistatic, nonflammable, wear resistant; 2.2. WC and kitchens – cement flooring at the height of the double floor. Flooring: terracotta tiles or roll flooring.

    2.3. In the corridors – double floor, “QUATTRO” system, wooden particles boards 38,6 mm, raster 600x600, with backing Аl film, metal legs. Flooring: office-type 60/60 moquette tiles, self-adhesive, antistatic, nonflammable, wear resistant; 3. Ceiling 3.1. In the office rooms – “AMF”-grid ceiling, lighting fittings for integrated installation, fire alarm sensors according to the design; 3.2. WC and kitchens – suspended ceiling tiles made of waterproof plasterboards. 3.3. In the corridors – suspended ceiling tiles 600x600, with integrated lighting fittings, fire alarm sensors. 4. Doors 4.1. Office rooms – made of MDF, 90/200 frame, with laminated layer (HPL), steel stoppers, lock, solid type, rubber sealing for the frame, wooden frame with edges; 4.2. Entrance – made of MDF, 100/200 frame, with laminated layer (HPL), with closing mechanism, stoppers, lock, solid type, rubber sealing for the frame, metal adjustable frame; 4.3. WC doors – made of MDF, 75/200 frame, with laminated layer (HPL), stoppers, lock with WC mechanism, solid type, rubber sealing for the frame, wooden frame with edges; 5. Façade wall – exterior walls and windows – in terms of architectural design, the façade of the building facing the Rakovski Street is both visually distinct and in harmony with the other buildings in this area of the city. The vertical structure of the façade and the distinctive dome-shaped roof enhance the visual effect of the building, situated at the curve of the Rakovski Street, as viewed from the Slaveykov Square. The façade elements are designed in accordance with the functions of the individual floors. The design is based on a module characterized by stone (granite) wall covering and window glasses. All details are based on this design concept. Art deco and art Nuevo style element have been used as an allusion to the development of the city of Sofia under the influence of middle European culture and architecture. The façade is shaped along three vertical axes, the main one having a dome-shaped roof. The office floors have windows, while the ground floor and the mezzanine have large glass cases. Both polished and non-polished stone (granite) elements are used, combined with metal profiles and trimming. The stone tiles have integrated pyramid-shaped metal ornaments which contribute to the distinctive architectural appearance of the building. The left part of the façade is characterized by distinctive stone (granite) covering of the staircases and the panorama-type elevators with seamless glazing. The other exterior walls have thermal insulation layer with mineral coating. WINDOWS

    The façade windows are made of ALUMINIUM WINDOWS SCHÜCO AWS 60 FOR EXTERNAL WINDOWS AND DOORS. Waterproof material will be installed along the perimeter of the window frames.

    with Ug value = 1.3 W/m2K and light reflection v = 19 for optimal thermal and light comfort.

    6. Lighting fittings – „Philips” or “OSRAM” or compatible lighting elements, energy-saving type, dual parabolic, three sections, with mirror light-dispersing gratings. 500 lux intensity at each workplace, electronic adjustment, minimum pulsations. Integrated installation in the suspended ceiling tiles in the office rooms and in the corridors. 7. WC - floor and walls up to 2,00 m – terracotta/faience tiles, vertical boiler, “ROCA” wash basins and accessories or compatible, “MEPA” built-in flushing cisterns or compatible, “ROCA” mixing taps (or compatible). 8. Kitchen section – cabinet installed to the wall, cabinet with integrated wash basin and “ROCA” mixing taps (or compatible). III. INSTALLATIONS 1. Panorama elevators on the side facing of Rakovski Street – “SELE” system (manufactured in Italy) – luxury car with glass doors, frequency controlled motor drive powered by the emergency supply system.

    2. HEATING, VENTILATION AND AIR-CONDITIONING (HVAC):

    2.1. Air-conditioning system: VRV Daikin – all office rooms and shops will be air-conditioned. Air conditioning system is designed to ensure winter and summer modes for the building. The air-conditioning system will be based on ventilation convectors, change-over, 2-pipe configuration, with refrigerant used as cooling/heating agent. The ventilation convectors for the office rooms are designed for floor installation and will be situated in front of the windows, while the ventilation convectors for the shops will be installed in the suspended ceiling. The air conditioning system is realized with DAIKIN VRV III Heat Pump system for each floor. For some premises, like server rooms, split systems have been envisaged. The outdoor units are mounted on the technical terrace at levels +21,00 m and +24,00 m. The outdoor unit for the Ground floor (level ± 0,00 m) is mounted on the same level. 2.2. Fresh air system - In addition, all office rooms and shops (with windows which can be opened) will be equipped with supply and exhaust ventilation systems. For each floor separate air handling units are envisaged, consisting of:

    - Inlet section with front grille and motorized damper - Filter section EU 4 - Pre-heating electrical section - Heat recovery ventilation unit, type DAIKIN, model VAM

    The fresh air is taken from the facade of the building in each floor. The exhaust air is discharged over the roof of the building. The ventilation system is organized in the ceiling of the corridors of each floor. The ceiling of the corridor is envisaged to be ventilated. The fresh/exhaust air is transported through galvanized steel sheet ducts. All ducts have thermal insulation of 50 mm mineral wool backed with aluminum foil.

    2.2. Heating installations – a heating system consisting of heating units – electrical radiators will be installed in the restrooms, staircase and storage areas on the floors.

    2.3. Ventilation installation

    2.3.1. Sanitary units – all internal sanitary units without natural ventilation will be equipped with exhaust ventilation units. The air flow rate from each WC unit will be 90 m

    3 per hour (appendix No. 19, Regulation

    15/2005); the fans will be switched on/off in parallel with the lighting.

    2.3.2. Underground garage – with 3-fold mechanical recirculation exhaust ventilation and 8-fold emergency one, using channel-type explosion-proof fans, air ducts and ventilation grilles. The emergency ventilation will be triggered by gas detectors.

    3. Electric power installations – Electric switchgear, diesel-powered generator, main switch board and subboards, low-voltage mains network. The power demand is assessed for approx. 600 kW installed and 500 kW operating load. The building will be treated as a Category 2 site in terms electric power safety, and dual power supply will have to be provided; the backup and emergency power consumers will be treated as Category 1 units and will be also powered by a backup diesel low-voltage generator. A separate switchgear unit will also be constructed in the plot, with two switchgear drives and medium-voltage and high-voltage networks. The low-voltage cable network from the main switch cabinets to the switch cabinets for the individual floors and zones will have a radial configuration and will be made of copper cables. All switch cabinets will be grounded. Both cable grilles and safety pipes will be used for the installation of the low-voltage cables. The lighting system for the building will be designed in accordance with sample interior solutions, based on the statutory provisions concerning illumination, using various types of lighting f and bulbs. The protection category for the lighting units will depend on the type of the premises. In terms of functionality, the lighting will be used the following purposes:

    Main lighting system – operating lighting,

    Emergency and security lighting,

    Backup lighting

    Evacuation lighting,

    Façade and advertising lighting. The outlet installation will be designed in accordance with the furnishing, technological requirements for the particular area, and the statutory provisions. Sockets with the required degree of safety will be used, depending on the area and location of installation. 4. Water supply and sewerage systems: 4.1. Water supply system – The water supply scheme includes water supply systems for cold, hot and circulation water for daily use and drinking, as well as water supply system for industrial purposes for the garages within the building. Polypropylene pipes with the required cross section and water-supply fixtures will be used, based on the applicable calculations – CK and OK, with additional metal layer for the hot and circulation water polypropylene pipes. The water supply installations in the garage area will be mounted in an open configuration on the walls and ceilings, using brackets and thermal insulation. Thermal insulation material will be used for all pipes mounted on exterior walls. The fire hydrant pipes will be made of 2-inch zinc-coated pipes with standing Fire Hydrant-2 units on each floor. The fire hydrant will be equipped with 20 m hoses with 13 mm nozzles. 4.2. Sewerage system – Gravitational sewerage system will be installed in the building. Household and storm sewage (from the roof, terraces and the yard) will be discharged out of the building via the already constructed sewerage branch (SSB) made of robust PVC pipes with diameter of 200 mm. The sewage from the building will be discharged into the urban mixed sewer (along the Rakovski Street). The household sewage will be discharged through vertical 110 mm PVC pipes down to elevation +0,30 situated within the communications shafts. Revision sections (110 mm) will provide access to the sewerage system. Ventilation flaps (110 mm) mounted to all vertical pipes will ensure the ventilation of the sewerage system. The fixtures and equipment in the sanitary units will comply with the Bulgarian State Standard (BDS). In the sanitary units there will be 50 mm bell traps with lateral drainage opening. Two 110 mm collector funnels on the roof of the office building will be used to convey the storm water to the downtake pipes (110 mm down to elevation +0,30). Lateral drainage traps (100 mm and 110 mm) on the terraces will convey the storm water to elevation +3,40. Revisions units (110 mm) for access to the drainage systems will be constructed where necessary. The condensate from the ventilation convectors mounted on each floor will be drained through 25 mm drainage pipes and siphon connections linked, where practical, to the vertical sewerage pipes or dedicated vertical pipes down to elevation +0,30. 5. COMMUNICATION AND SECURITY SYSTEMS 5.1 Structural cabling system: A complete structural cabling system complying with the TIA/ EIA standard has been constructed in the building.

    A special room has been designed to accommodate the server equipment – MDF, which is identical to POP, at level -1. This room is air-conditioned and is equipped with an on-line access control system. Each floor with offices has eight intermediate server rooms– IDF, of 5,57 m2 each, fully ventilated and air-conditioned, with operating access control systems. The entire structural cable system – backbone and horizontal system – has already been constructed. The backbone is based on single-mode optical cable connecting MDF with each IDF. Each server room has one 42U RAK 800x1000 mm. It accommodates the optical fixtures, the active backbone equipment and the patch panels of the horizontal cabling system. The horizontal cabling system is based on SFTP Cat.6, and the workplaces are equipped with 6-module boxes for installation in plasterboard and 6-module boxes for installation in double floor. The 6-module boxes for plasterboard are fitted with 4 Schuko type sockets and 2 pcs. RJ 45 Cat.6, and the floor boxes are fitted with 4 Schuko type sockets and 4 pcs. RJ 45 Cat.6. The whole building (from level +3.45 to level +24.00) will accommodate 328 workplaces. The Layer 2 and Layer 3 devices are of the highest Cisco class. The MDF will accommodate the Cisco Catalyst 2811 router, the optical switch Cisco 3750, and 3 Cisco Catalyst 2960 (24-port) commutators. Each of the other IDFs will accommodate one Catalyst 2960. Thus, having set up a complete backbone and designated V-LANs, the communication means of the other systems – video surveillance, BMS - will be fully operational as soon as the first phase of the construction of the building is completed. 5.2 Video surveillance system The video surveillance system is based on IP technology and has megapixel quality. It covers the perimeter of the building and the common areas. The system includes 36 cameras and can be further expanded. The control and recording server is situated in MDF and, depending on the level of authorization, it can transmit video signals and information to each node of the network. This system allows further integration in accordance with the specific needs of the user. 5.3 Fire alarm system The Fire alarm system covers the entire building and is based on addressable fire alarm network. In case of fire, it communicates with the other systems (HVAC and access control) to allow safe evacuation from the building, if necessary. The system uses graphic display and allows further integration in accordance with the user’s needs. 5.4 Access control system The access control system is based on noncontact cards and tags, and covers the technical areas, offices, emergency exits, and the load elevator – ramp. The elevator can be operated from a distance of up to 15 m. In addition to the controlled access to certain zones, the system can also be used for other purposes as well – working time and attendance control, easy export of data to ERP systems. 5.5 Security alarm system The security alarm system is based on modular configuration and covers all office floors. Each office floor can be divided into groups, and, using the LCD keyboard, each group can be individually included or excluded from the area currently covered by the security alarm system. 5.6 BMS The main purpose of BMS is to manage and control the operating expenses in the building. The current consumption of electric power, heat and water on each floor can be monitored online. The system displays information about the actual consumption for the time being or for any specified period of time. 5.7 Measurement – individual measuring devices with consumption optimisation functions – heat/cold measuring unit, water meter; electric meter. 6. SHOPS Most of the finishing works and installations will be similar to those in the office areas. The differences in the installations were described above, while the specific finishing works will be as follows: 1. Glass partition walls – window displays – The plasterboard partition walls will be combined with 10 mm single-layer glass walls and aluminum frames. 2. Flooring – stone tiles (or compatible), the same interior finishing as in the entrance lobby. 3. Ceiling - suspended, with integrated lighting fixtures and fire sensors.

    7. COMMON PARTS The design concept of the office building allows combination of office areas and commercial areas. Such buildings are typically characterized by large common parts at the ground floor level – large reception area, lobby and shops, thus enhancing the impressive appearance of the building. 1. Lobby areas 1.1. Lobbies – granite tiles flooring, fluorescent lighting, appropriately situated signs identifying the tenants on the respective floor. Suspended ceiling. 1.2. Entrance lobby – air-conditioned, mail boxes, sign board indicating the tenants in the building, reception area, ceiling configured in accordance with the architectural design, granite tiles flooring (or compatible). 2. Staircases – granite tiles on the steps, tracery stainless steel, dome lighting, fire detectors. 3. Roof – ferro-concrete slab, 10 cm ХРS thermal insulation. SBS damp-proof membrane, vents, heated storm-water funnels. Roof terraces – the same, except for the fine stoneware tiles (Granitogres). 7. SURROUNDING 1. Indoor parking lot for the employees – accessible to employees only. Access via the loading platform operated by a door-keeper. 2. Security – 24-hour, guards and surveillance of the entire building, integral access control system.
