SANTA ANA AND ORANGE COUNTY ECONOMY
SANTA ANA / ORANGE COUNTY RETAIL REAL ESTATE MARKET
While lower than at the peak of this cycle, annual rent growth remains robust at 2.7%. Landlords are increasingly shaping tenant rosters around restaurants with some centers having eateries accounting for more than 30% of the floor space. Santa Ana provides access to the coastal communities yet at a fraction of the cost. Much of the inventory is dated with little to no new construction.
Investor interest remains strong in Orange County with 2018 sales volume exceeding $1 billion for the fourth year in a row. Market cap rates over the past four quarters averaged around 5.5% where they’ve held steady over the past few years.

Employment growth has outpaced that of the nation since 2012. The unemployment rate continues to hover around 3% and continues to trend below both the California and national averages. Overall, Orange County is the third-most diverse high-tech sector in the nation, behind only San Jose and San Diego. Almost 200 Fortune 500 companies have an office in one of the Irvine submarkets, and innovation firms, including Google, Blizzard Entertainment, Broadcom, and Edwards Lifesciences have significant footprints in the metro area.
Tourism has continued to be robust. Thanks in large part to Disneyland and growth in convention attendance, nearly 50 million tourists visited Orange County last year.
