Location/SituationThe Tollgate House site is located within semi-rural
surroundings approximately 1 km to the south of
the village of Bishop’s Tachbrook and
approximately 6 km to the south of both Warwick
and Leamington Spa.
The site has a frontage and direct access onto the
B4100 Banbury Road which connects with the A452
and which in turn provides direct access to
Junctions 13 and 14 of the M40 motorway which
are approximately 1.5 km and 4.8 km distant
respectively.
A modern purpose built Guide Dogs for the Blind
Association (Guide Dogs) breeding centre is
located to the south. This is separated from the site
by an access track which serves Tollgate Farm
located to the east. The site adjoins open farmland
and external dog runs to the north. There is a
dwelling house and woodland located on the
opposite western frontage to the site.
Description Tollgate House is a substantial two storey detached
former dwelling house dating from the 1930’s. It
was most recently used by Guide Dogs as offices,
training and residential accommodation ancillary
to the former breeding centre which was replaced
by the new facility. There is a separate single
storey detached property known as the Bungalow
which was constructed as a separate dwelling
house in the 1970’s and was most recently used by
Guide Dogs as additional office accommodation.
Both of these properties have remained vacant for
a number of years. There is also a separate Bat
House which was constructed as a condition of
the adjoining Guide Dogs development.
The accommodation within Tollgate House and the
bungalow are estimated to extend to
approximately 675 m2 (7,266 sq ft) and 170 m2
(1,830 sq ft) respectively.
The properties are served by a private
tarmacadam access road which runs around the
northern periphery of the site and also provides an
access/right of way to the adjoining Guide Dogs
land.
The combined site area potentially available for
sale and comprising parcels A and B as identified
on the plan above extends to approximately 1.27
ha (3.14 acres) gross. Parcel A which
accommodates the existing properties benefits
from planning approval for residential
development and extends to approximately 0.58
ha (1.44 acres) gross. Parcel B which comprises an
open grassed area with periphery trees and
undergrowth extends to approximately 0.69 ha
(1.70 acres) gross.
ServicesWe understand that electricity and water services
are available to the boundary of the site but that
there will be no connection to the fowl and surface
water systems which serve the adjoining Guide
Dogs facility. Interested parties must therefore make
their own enquiries and satisfy themselves as to the
availability and capacity of all required services.
Town PlanningAn application for outline planning approval Ref
No. W/09/0809 was granted by Warwick District
Council on 8/10/2009 for the change of use of
Tollgate House and the bungalow from ancillary
offices back to residential use. This was
subsequently renewed by the grant of application
Ref No. W/12/0650 which was approved on
07/08/2012.
An application for outline planning approval Ref
No. W/12/1221 was granted on 16/01/2013 for the
demolition of Tollgate house and the bungalow
and the erection of 6 replacement dwellings. A
further application for outline planning approval
Ref No. W/16/0356 was granted on 4/07/2016 for
the replacement of Tollgate House and the
bungalow with 6 new dwellings, 2 of which are
affordable.
A Unilateral Undertaking dated 30th June 2016
under Section 106 of the Town and Country
Planning Act 1990 was entered into in respect of
application Ref No. W/16/0356. This Undertaking
provides for the provision of the 2 Social Rented
dwellings or potentially a commuted sum in lieu.
