Couples living togethneed to know the lawREPORTS of escalatinghouse prices have never beenfar from the headlines thisyear. The latest report fromthe Office of National Statis-tics (ONS) shows that prop-erty priceshave leapt10.2percent since June across thecountry, with rental pricesfollowing close behind.

As property prices skyrock-et, more couples are makingthe decision to pool their re-sources and move in togeth-er to increase their buyingpower.

The ONS reports that co-habitation rates have risen

by 22 per cent in the past tenyears, and are set to increaseto 3.3 million families by2033.

But what many cohabitingcouples dont realise is thatthey have very little legal or

financial protection relatingto their property if the rela-tionship breaks down.

Kate Jones, solicitor atHedges Law and member offamily law organisation Res-olution says: Many couplesdont know that cohabita-tion and property rights arenot straight forward. Thisbecomes particularly impor-tant in the event the relation-ship ends or if one partnerdies.

Kate Jones explains: If anunmarried couple living to-gether split up and the prop-erty is in one persons name,

the next step is to work outwhether the otherperson hasan interest in the property for instance, by paying to-wards the mortgage, helpingwith repairs or even havingcontributed to the deposit.
