8. General CommentsOur pool inspections considers the whole pool environment as a generalevaluation and it is not technically exhaustive. The intention of a poolinspection is to evaluate the current condition of all accessible poolcomponents. I identify items that need repair to make the pool operational,safe and reasonable to maintain. I also note the condition of the fence, gates,walkway, pool perimeter, slide, diving board, deck, rails, coping, lighting,structure, and other items of possible concern. Occasionally the inspectionwill reveal that further specialized testing is warranted. • It is stronglyrecommended the adults in this home take a CPR class with either theAmerican Heart Association, American Red Cross or with a certified trainer atyou local fire company.

X X"The pedestrian gate on the fence is required to be self-closing, self-latching,only open outwards, not create more than a 4" opening from any structure or2 inches from the ground and be at least 48" high." (Most communitiesaccept this as their own standards that we observe and comment upon).• Observed gate does not open outwardly, however it is self latching and selfclosing.• Observed area around the gate handle has more than a two inch openingthus allowing a small child to open from the exterior.

Plumbing design, filter tank integrity, pump and motor condition along withthe heater, lighting and safety controls are all reported. The bonding of thepool is a necessary safety item. This too is part of our report. Our hands-ontesting determines the solidity of the pool coping perimeter. • Anydeficiencies noted in this report should be corrected by a qualified poolcontractor. • The pump is the heart of your pool's support system. Itcirculates water through the filter and heater and then returns it to the pool.When choosing a pump, important factors to consider are its pumpingcapacity relative to your pool size, the operating costs and maintenancesteps. Many new energy saving models are on the market, and your poolprofessional will be glad to assist you in your product choice.

X XOnce you have tested your water, charts included in the testing kit willindicate your water's pH balance. The ideal pH level for pool water isbetween 7.4 and 7.8. Above 7.8, the water is more alkaline (base) and undercertain conditions can form deposits in the piping and on pool surfaces.Below 7.4 pH, the pool water is more acidic: the lower on the scale, thegreater the acidity. If the water is too acidic, it can damage the piping andpool surfaces under certain conditions. Maintaining your water slightly on thealkaline side (between 7.4 and 7.8) helps chemicals do a proper disinfectingjob, keeps scale from forming on the pool and support equipment and retardsany corrosion. • Most local pool supply stores offer free water quality analysisand recommendations on how to treat your water. Remember you treat forproper PH balance and alkalinity first.• Refer to photo for water test results.

PH in ideal range but trending low. Alkalinity is low, ideal range is 200-400 PPM.

Total chlorine is high. Ideal range is 4.0-6.0.

1. Maintenance RecommendationsMost pool owners who have heaters agree that it is a vital factor in expandingtheir pool's use. Heaters can extend your swimming opportunities for morehours in the day and more months of the year, even year-round in someareas of the country. Look at a few facts first. Pool water of 78*F is whatmost people prefer for swimming. The sun alone can help water achieve thattemperature, but unless you live in a very warm climate, your pool will neverexceed the average air temperature. Therefore, the assistance of a heatermight be needed to keep water constantly at 78*F in most climate zones.Your heating options are gas, oil, electricity or solar. Certain sources aremore effective and less costly in certain areas of the country. Check withyour pool professional for the most efficient energy source in your area. Sizeis another consideration. Don't select a smaller heater on the initial costalone. A larger heater may actually be more economical because a smallerheater will have to work longer and harder to heat the same size pool.

2. CommentsYou can do most of the necessary water maintenance on your own pool.Most pool stores stock easy-to-use test kits, and testing the water is the firststep. Obtain a reliable test kit and carefully follow the directions which comewith it. Some helpful hints include reaching far below the surface to get anaccurate water sample and taking your sample at the same time of day, sayearly evening. • The pH of your pool tells you which chemicals to add tomaintain a 7.2 to 7.6 pH level. Soda ash or sodium carbonate and sodiumbicarbonate are common chemicals used to raise pH. Muriatic acid or sodiumbisulfate lower pool water pH and make it more acidic. Liquid, powder ortablet forms of the chemicals are most often used in residential pools. Thecommon disinfectant used are chlorine compounds. For best results, haveyour pool professional help you with your decision.
