David Glickman, P.E., LEED AP is the founder and managing partner of GEA. He received his BSME from Columbia University and worked for several large engineering firms before founding GEA.

Carlos A. Burbano, Partner, brings an honesty-based nurturing to all his projects that fosters long-lasting relationships. His experience includes countless large, multi-phased projects over his 30-year career.

Juan C. Toro, P.E., HBDP, CPMP, LEED AP is an Partner at GEA. He has been the designer of multiple LEED certified buildings and is responsible for the technical engineering, operation and the development of sustainable engineering solutions for all GEA projects

David Glickman, P.E., LEED APDavid Glickman is the founder and managing partner of Glickman Engineering Associates PLLC, which was started in his attic in 1998. With their current staff of over 40 engineers, GEA is the leading MEP Engineer for large scale multi use projects, including residential, hotel and retail. GEA incorporates cutting edge technology and forward thinking design in all their projects and is especially proud of the repeat business they have been able to sustain with leading developers and retailers throughout the country. He received his BSME from Columbia University and worked for several large engineering firms before founding GEA.

Carlos A. BurbanoCarlos Burbano brings an honesty-based nurturing to all his projects that fosters long-lasting client relationships. He has extensive experience in the engineering analysis and design of electrical systems, including service, power distribution, lighting, emergency power, controls, communications, fire alarm and security systems. His expertise also includes analysis and design of mechanical systems for a broad range of facilities. He is versed in computer analysis for energy conservation, system equipment selection, and life-cycle cost analysis. His experience includes several large, multi-phased projects over his 30-year career. Mr. Burbano’s extensive experience enables him to diligently supervise and lead in the production of concise, quality working design and construction documents.

Juan C. Toro, P.E., HBDP, CPMP, LEED APJuan C. Toro is an experienced mechanical engineer and has been responsible for designing complex and innovative mechanical systems for several LEED-certified buildings. Juan has a Bachelor’s degree in Mechanical Engineering; he is a Licensed Professional Engineer in the States of New York, New Jersey, Connecticut and North Carolina. He was one of the first engineers in the country to receive the ASHRAE certifications for High-Performance Building Design Professional (HBDP) and Commissioning Process Management Professional (CPMP) and he also holds certifications for Commercial Energy Plans Examiner and Commercial Energy Inspector from the International Code Council (ICC). Since 2005, he has been a LEED Accredited Professional through the USGBC. Juan is also an Adjunct Professor at New York University and Pratt Institute in their School of Continuing and Professional Studies. He teaches full semester courses and one day seminars to engineers and architects on HVAC design and the latest version of the Energy Conservation Codes. Juan has been recognized on the “Top 20 Under 40” list by Engineering News-Record (ENR) New York, and “Top 40 Under 40” list by Consulting-Specifying Engineer, which recognizes outstanding contributions of AEC professionals under the age of 40 to the construction industry. Additionally, he is a member of the Commercial Advisory Committee with the New York City Department of Buildings (NYCDOB) for the development of the latest version of the New York City Energy Conservation Code (NYCECC). He is also currently serving in the Energy Code Technical Committee of the American Council of Engineering Companies of New York (ACEC New York) and the Technical Advisory Group assisting in the development of a code review manual for NYSERDA covering the New York State Energy Code.

Located on the northeast shores of Staten Island, New Stapleton Waterfront is set to become the hottest residential development on the island. Located within steps from the Staten Island Railroad and two stops from the St. George’s Terminal, it provides ease of access to Manhattan. New Stapleton features and amenities are on par with some of the most upscale developments in Manhattan, including spacious outdoor lounge areas, a swimming pool, volleyball court, dog run and an on-site urban farm with NYC’s first full-time farmer. New Stapleton Waterfront will feature 900 residential units, 35,000 square feet of ground floor retail, 600 parking spaces and a public plaza. Overlooking the Harlem River and just footsteps away from Yankee Stadium, Bronx Terminal Market (BTM) is a major shopping destination. With flagship stores like Target, Best Buy and BJ’s Wholesale Club, BTM provides a place to shop for goods locally, without having to leave the borough or city.

The project consists of several new single and multi-level retail buildings (totaling ± 1,070,000 sq. ft. of leasable area) and adjunct parking facilities (± 1,000,000 sq ft.) and includes a small waterfront amenity park. The project is within an area comprising a ± 26 acre site in what is presently known as the Bronx Terminal Market and was previously occupied by various buildings including a detention facility and meat storage facilities. The proposed new building retail blocks range in size (from 3,000 sq. ft. to over 450,000 sq. ft.) and configuration.

The crown jewel of Manhattan’s posh SoHo District, Hotel Hugo is a seamless blend of contemporary luxury and bohemian chic. Located in hip and historic Hudson Square, Hotel Hugo is within steps of some of the city’s most sought-after luxury boutiques, art galleries, and trendy restaurants among the cobble stone streets and ornate cast iron architecture.

The project entails the design of all new mechanical, electrical, plumbing, fire protection, life safety (includes fire alarm and sprinkler system design) and communications systems for a new hotel, with 20 stories, 60,000 gross sq. ft. and 122 keys. The design of MEPS services to the hotel gym, laundry area and back of house areas are included. Among the amenities are a guest lounge, gym, meeting and work spaces, garden and rooftop restaurants, and a rooftop bar with views of the Hudson River.

It includes two electric chillers, domestic hot water heaters with condensing technology and energy recovery systems for the ventilation of all the guestrooms. The building is expected to receive NYSERDA incentives for its major energy savings.

Located in the Rego Center in Queens, just off the Long Island Expressway, and steps from the Rego Park Subway station, Dallas BBQ brings a taste of southern barbecue to New York, fusing southern hospitality with a NY style and design. Dallas BBQ adds to the emerging landscape of Queens nightlife.

The project consists of the complete space fit-out and design of all new MEPS systems for this 10,000 sq. ft. restaurant, complete with dining rooms, bar, rest rooms, kitchen, food preparation and serving areas, walk in low temperature boxes, etc. GEA also provided special inspections for the Mechanical Systems designed on the project.

Marisco Centro & Applebee’s, Bronx

These projects consists of the complete space fit-out, utilizing base building service and utility provisions designed and installed by the Landlord in conjunction with the plans prepared by GEA for the tenant space core and shell work per lease requirements. Spaces consist of an existing demised vacant tenant space at the existing shopping mall in Bronx, NY set up to accommodate the new proposed Applebee’s and Marisco Centro restaurant facilities complete with dining rooms, bars, restrooms, kitchens, food preparation and serving areas, walk in low temperature boxes, etc. in accordance with restaurant s requirements and LL/tenant lease criteria. The projects presented a variety of challenges due to the limited vertical clearances in conjunction with a myriad of base building mechanical and fire protection systems traversing the space, making their interior MEP/FP designs literally a “Swiss Watch” compact coordination and installation.

Overlooking New York City’s famed High Line Park, Solar Carve’s unique design maximizes sunlight on the park, while incorporating a green roof that integrates with the High Line. This project uses high-efficiency glazing for day-lighting while maintaining a comfortable living climate within.

The project includes an 11-story mixed-use development with an open amenity roof deck and access lobby at the 12th level that will be designed to accommodate retail spaces, office spaces and a potential restaurant space, to be designed to industry standard “white box” levels of completion. The building will also include a full cellar to be primarily used for retail, with the remainder of the space to be used for storage, utility rooms and other building ancillary support areas. Common areas will be allocated for entry lobbies, truck loading docks and outdoor amenity spaces at the building’s various escalating terraces and eco-friendly outdoor deck.

portfolio includes work on over

18 properties and nearly 1.3

million square feet of residential

space in the New York City region, including Homeport Staten Island, one of the largest

residential constructions on the East Coast. GEA achieved LEED Silver certification at 345

West 14th Street, a luxury high-rise in the Meatpacking District, which reached record

sales numbers for the location. We were also able to achieve LEED Silver at Broadway

Plaza, a retail site in the Bronx that had been slated for LEED Certified; Silver certification

was accomplished at no extra cost to building ownership. Our work at Washington Square

Park enabled the site to achieve LEED Platinum certification. Solar Carve, a commercial

site on 10th Avenue, will be LEED Gold and Wired Score certified. We are currently

working with developers on different residential, commercial and retail sites in multiple

locations. Our staff includes several LEED APs, and most of our projects are anticipated to

be LEED Silver.

GEA is currently working on a Passive House building

in New York City, a 20 story luxury high-rise residential

building that will incorporate high-performing windows

and opaque envelope, including window overhangs

that will shield the building from excessive solar heat

gain. GEA is also designing a super-efficient heat

recovery system for the building, using solar domestic

hot water heaters, VRF equipment and energy

recovery ventilators. This, combined with the lower

heating and cooling loads, will make this among the

first passive house structures in the New York City.

Currently, GEA has three separate buildings

undergoing EPA Energy Star certification. This is an intensive process that focuses heavily

on construction standards, including air leakage rates, high-performing fenestration and

additional testing and verification. Two of these buildings are in line to receive NYSERDA

MPP funding based on the Energy Star standards. In addition to LEED, Energy Star and

Passive House, GEA also has projects that are pursuing Enterprise Green Communities,

Green Globes and other certifications.

BENEFITSof Going LEED

LEED certification carries a certain cachet. These buildings are known for comfortable and healthy living environments. LEED certification awards credit for VOC-free building materials, for extensive operable windows, and for increased fresh air ventilation, among other possibilities.

Increased Building Valuation

At 345 West 14th Street, prices were expected to range from $1,800-2,000/square foot. According to Crain’s, average actual sale prices reached $2,300 per square foot, with some spaces reaching as high as $3,500/square foot.

LEED structures are designed to use less electric, oil, gas and water than other buildings. This is accomplished through a combination of measures, such as improved envelope and insulation, lower lighting wattage, more efficient mechanical equipment, and low-flow water fixtures.

Reduction in Energy & Water Use

LEED structures are predicted to use an estimated 30 to 60% less energy than comparable homes built to International Energy Conservation Code.

12 Warren Street: projected for a 45% reduction in water use, including nearly halving the hot water consumption

LEED buildings are required to ventilate all usable space with fresh air, and can receive credit for over-ventilating. This is a common strategy in LEED buildings, and will enhance tenant comfort and lifestyle.

Better Indoor Air Quality

Tenants at 211 East 13th Street have noted that even in one of the City’s busiest areas, they are comfortable and happy in their homes. Some tenants have reported healthier results since moving to that building.

By using super-efficient mechanical equipment, buildings generally see less need for equipment servicing. Even routine maintenance—changing common area light bulbs, replacing filters, etc.—is less necessary when installing LED bulbs and high-end HVAC equipment.

Reduced Maintenance & Operating Costs

LEED-compliant rooftop units scheduled for Triangle Plaza require less frequent filter changes than comparable equipment, and the LED bulbs used there will need replacement every 20 years, which compares very favorably with incandescent or CFL fixtures.

LEED buildings require lessened demand for large scale infrastructures such as land fills, water supply, storm water sewers, utilities and transportation development and maintenance, generating good will and positive publicity.

New York State and City recently adopted building codes that require compliance with more stringent energy standards. The new codes require commissioning and energy modeling at a scale with very similar requirements to a LEED certified building.

The USGBC recently extended the window for LEED certification under the LEED v2009 certification standard. The State and City codes require compliance with ASHRAE 90.1-2010, while LEED still allows compliance with ASHRAE 90.1-2007. What does this all mean? The incremental cost of going LEED for projects located in New York City has shrunk by 75%.

New York State and City recently adopted building codes that require compliance with more stringent energy standards. The new codes require commissioning and energy modeling with very similar requirements to a LEED certified building.

There are two green building certification systems that are currently recognized by the U.S. General Services Administration as acceptable third-party rating systems: LEED, by the USGBC, and Green Globes, by GBI. While these systems are in many ways similar, there are notable differences between the two. A side-by-side comparison is valuable when choosing the correct certification for your building.

Green Globes lends more weight to the construction phase, rather than design. Furthermore, Green Globes was designed with ease of construction in mind—for example, LEED allows only one sustainable forest certification, while Green Globes allows four. While Green Globes still allows a formidable baseline for a New York City site, there is a higher emphasis placed on construction specs and documentation. However, Green Globes’ documentation threshold is generally lower than that for LEED.

LEED is weighted more heavily toward the design and location of the building. A building in New York City will start out with approximately 28-32 LEED points. These come from a number of factors: NYC’s urban and pre-built environment; NYC’s stricter energy codes (as compared with LEED); NYC’s stricter plumbing code; and other issues. An NYC-based property can achieve LEED certification at minimal extra cost or effort.

Visibility

Green Globes is a nascent program, with about 1,000 buildings and fit-outs currently certified. Due to its review practices and parent body, Green Globes has earned the reputation of being less environmentally rigorous. However, since construction documentation is easier, Green Globes is a choice for many tenant fit-outs.

LEED is internationally recognized, with over 60,000 buildings currently LEED-certified. LEED v4, set to debut in October 2016, is stricter and more environmentally rigorous, lending credence to the widespread notion that LEED is better suited for true environmental and sustainable building practices.

BottoM LinE: While GBI certification is more pricey than USGBC, LEED is more expensive and rigorous, and will add more money to your design and construction costs. However, this comes with the far greater visibility and recognition of a multinational rating system, the higher emphasis on environmental consciousness and sustainability, and the prominence that comes with a LEED plaque.

Situated atop of the site of New York’s first vaudeville theater, the Jefferson is a brand new, ultra-contemporary luxury building in the north east section of the East Village. Bordering Union Square, this site takes advantage of the many transportation options that provide maximum connectivity throughout the five boroughs, and is within blocks of transportation to New Jersey. The Jefferson’s location within the East Village puts it within the heart of one of NYC’s entertainment hot spots as well.

The Jefferson is a 12-story condominium, provided with high end amenities including a gymnasium, private lockers, common party room, a business center, roof garden and rooftop common terrace, all in a doorman building. Several top floor owners are also provided with private stairs leading to rooftop terraces.

The LEED energy model for this project, performed on eQuest, was able to demonstrate 30.68% energy savings above the ASHRAE 90.1-2007 baseline, accounting for 10 LEED points.

GEA designed the first trigen facility in all of PSE&G territory, including 5 – 100 KW gas fired capstone generators and a 500 ton Tecogen chiller.

Established in 1996, Glickman Engineering Associates, which is currently rebranding as GEA Consulting Engineers, can attribute its recent rebound from the recession to three key hires in the last few years as well as a focus on several new markets that align with trends towards increasing energy ef-ficiency in buildings.

“We are positioning our firm for greater success by hiring individuals who strive for technical excellence and under-stand how to deliver superior customer service,” says David Glickman, P.E., Principal.

Among the new hires is Associate Principal and Director of Engineering, Juan C. Toro, P.E., who was recently named one of Engineering News Record’s Top 20 engineers under 40 and Consulting-Specifying Engineer’s Top 40 Under 40 engi-

neers. Juan also is a professor at New York University’s School of Continuing Education and teaches a course on HVAC de-sign and a seminar on the NYC Energy Code.

The firm’s new Director of Marketing and Finance is An-drea Mullins, who focuses on client development, financial management and business growth. Michael C. its clients including: • Variable Refrigeration Flow units—Also known as split systems, these allow a single large condensing unit to be used with multiple small indoor fan coil units. “This system is incredibly efficient and performs well in energy modeling,” says Burbano. GEA has traveled to both Japan and Korea, as guests of Mitsubishi and LG, to see the technologies being developed and also provides expertise to these companies so they can better tailor their products to the U.S. market. • Constant Airflow Regulators—These non-electric dampers are an inexpensive solution to the common imbalance problem of having too much air exhausted on the top floor of a building and too little air being exhausted at the bottom. • Modular Chillers—These small compressors sequenced together can provide the same capacity as larger compressors without requiring a full time operating engineer. This is a highly efficient approach that solves various design and cost problems and reduces labor costs. • Energy Modeling—This is a computerized building simulation of the energy usage performed to determine the best combinations to meet the owners’ cost goals; to ensure that the building meets energy efficiency guidelines and to seek LEED compliance or for use in obtaining NYSERDA grants. • Commissioning—This is required for buildings seeking LEED certification and to make sure that systems operate according to the design intentions.

RESIDENTIAL AND HOTEL EXPERTISEOne Fulton Square, a 320,000 SF development in Flushing,

includes condominiums, medical offices, a hotel and retail space. “The challenging part of this project is the 22 restau-rants in the base. For us, that is an almost unheard of quanti-ty of separately owned restaurants where each kitchen hood must be exhausted individually,” says Glickman. In addition, the termination of these kitchen hood exhausts is on a roof that includes a finished hotel pool area, thus requiring proper separation of exhaust fumes from occupied areas. Not only was GEA able to coordinate the threading of 22 separate kitchen hood exhausts through a hotel tower and 22 termi-nation points for them but the firm also devised a method in which kitchen hood exhaust shafts also could be used as smoke purge shafts.

Ironstate Development’s 900-unit Stapleton Waterfront in Staten Island is a sustainable project that will participate in the new LEED for Neighborhood Development (LEED-ND) certification and in the NYSERDA Multifamily program. “Iron-

The Bay Plaza Mall in the Bronx is the first retail development of its kind in New York City in almost 40 years. GEA designed high efficiency HVAC systems that consists of a 1,500-ton elec-tric chiller located on the main roof and a 14 MBTUs gas-fired condensing boiler plant in a mechanical penthouse.

“Here we pushed the envelope with an HVAC system with algorithms that will run all of the equipment efficiently,” says Toro. “It will determine the number of boilers and the exact fir-ing rate that will provide the highest thermal efficiency of the plant as a single unit. The chiller plant has a similar program.” The building also is designed with a state-of-the-art, fully auto-mated, lighting control system which would allow for maximum efficiency and versatility. The project opened in August 2014.

Bronx Terminal Market Retail Center was the largest retail development to receive a LEED Silver Award Certification in 2010. “This is a development where sustainability, energy and efficiency optimization and state-of-the-art automated control

systems constitute the building’s basis of design,” says Glick-man. GEA was instrumental in establishing its general design criteria, which involved a hybrid system design for the mechani-cal/HVAC systems and a high-rise oriented system design for the other MEP/FP trades, complete with common risers, wet stacks and distribution systems. Electronic sub-metering is pro-vided through the building’s central BMS system.

state typically provides electric heat for tenants, but we ex-plained that electric rates in New York don’t favor this ap-proach,” says Burbano. After thorough energy modeling and HVAC option analysis, the developer chose to provide gas heat. “We provided an alternate that meets both the devel-oper’s construction budget and LEED and NYSERDA stan-dards,” he says.

For a Marriott Hotel at 461 W. 34th Street, ownership wanted a clear roof and that, combined with the small footprint for the 28-story 213,000 SF building, left no room for all the HVAC equip-ment required to service the guest rooms and public areas. “We also had to lower the loss of square footage due to vertical risers and duct space,” says Toro. GEA’s solution was an intermediate mechanical floor on the 15th floor that allowed the corridor and bathroom exhaust to flow up from the lower floors and down from the upper floors. “They even ended up with extra storage space which they use for housekeeping,” says Toro.

GEA also has been working with more than a dozen new high end condominium buildings to help them analyze emergency generator options in the wake of Hurricane Sandy. “Many build-ings want their emergency generators to meet all of the elec-tricity needs that their residents have but it is hard to do that in a way that is cost effective,” says Glickman. “We proposed an installation of a single dedicated 20 amp circuit per apartment that would only be powered during an emergency. This means less wiring, only one panel per apartment, one large transfer switch for the whole building and happy residents who can plug in their refrigerators, lamps and electronic devices during an emergency. The developers have overwhelmingly embraced this idea.”

TRIANGLE PLAZA

In March of 2012, Triangle Equities was selected by the New York City Economic Development Corporation to re-develop a surface parking lot into an 85,000-square foot multi-level retail center with parking at grade. Located at the intersection of E. 149th Street and Brook Ave, the site is at the hub of a major retail corridor that is well served by subway, buses, and easily accessible by automobiles. GEA specifically selected the mechanical equipment at this LEED Silver certified site for increased efficiency, since the lease requirements stipulate that all selected units must meet EERs of at least 17.1 or higher. As the largest factor helping this project realize its goal of provid-ing an energy efficient location for shoppers and workers alike, recent estimates show a 24% energy reduction due to measures taken at this site.

345 W 14TH STREET

At 345 West 14th Street, a mid-rise residential building located in the heart of New York’s Meatpacking district, a fast-rising neighborhood for millennials and professionals alike, this build-

ing contains nearly 40 high-end luxury units, including five pent-houses. GEA paid particular attention in this LEED certified building to its water efficiency. Low-flow toilets, faucets and showerheads contributed to a nearly 40% reduction in water use. Today, kitchen faucets run at 1 gpm, and restroom faucets at 0.5 gpm; less than half of the code allowance. Additionally, the roof contains a Water Hog rainwater collection system designed to lower the irrigation needs by over 80%.

211 E 13TH STREET

This building, which incorporates a heat recovery VRF sys-tem designed to provide simultaneous heating and cooling at a highly efficient level to building residents, will generate a space cooling savings of at least 50% over the baseline electric usage, with similar reductions in space heating costs. Additionally, this building introduced one of the neighborhood’s most expansive green roofs, intended both for resident amenity and to lower the building’s heating and cooling load. The green roof incorporates lounges, cabanas and a terrace with a full kitchen, realizing the developer’s goal of combining tenant functionality with sustain-able urban development.

NEW STAPLETON WATERFRONT

In the fall of 2011, Ironstate Development began to develop a new, sustainable, mixed-use waterfront community at the former Home-port, on the Staten Island waterfront. Located within walking distance of the Stapleton Staten Island Railroad station and not far from the Staten Island Ferry, the City is undertaking major road reconstruction, extension of utilities and the creation of a waterfront esplanade to better incorporate the neighborhood’s density. The open space will include walking paths, lawns, and landscaped areas, and will be LEED certified. Among the largest residential LED lighting installations in the Northeast, GEA was able to use super-efficient lighting fixtures to lower the building’s cooling load, as well as lower maintenance bills. By lowering the wattage while maintaining the lumen output of these LED fixtures, New Stapleton Waterfront will be able to demonstrate as much as a 70% reduction in electric consumption in common building areas. GATEWAY II

As the second phase of an existing shopping center in the Spring Creek section of Brooklyn, GEA completed the first phase approx-imately 10 years ago, Gateway II is set to include approximately 630,000 square feet of shopping while respecting prior developments in the area for affordable housing and ample parkland. One of the largest suburban-style retail developments in New York, it will offer a multitude of shopping experiences and free parking and, as LEED Silver certified, this building places development emphasis on blend-ing this impressively large structure with the surrounding neighbor-hoods, including an unobtrusive façade design and heightened noise reduction. GEA was able to use super efficient mechanical equipment to significantly lower the building’s carbon footprint.
