clais; protect the title and possession of said real eS,tate; and pay all taxes and assessmen ts now existing or hereafter levied or assessed

upon said real estate or the interest therein created by this Mortgage, or which by tho laws of Oklahoma may be levied or asseBBed againstsaid Mortgaqee or such mortoage interest in

said land, or the debt hereby secured, or upon this Mortoage; butsaid Mortgagee shall pay

MortQagor shall keep the propert in good repair, shall not commit waste or permit impairment or deterioration of the propertyand shall not, use or permit the propert to be used in any manner inconsistent with the rig h ts of Mortgagee hereunder or in violation of anyvalid laws, ordinances, i-es, regulatins and restrictive covenants, Mortçiagor lihall not place any house or structure or any other

8. Breach of any of the foreqoing covenants, or of any of the Declaration of

Coven an is and Restrictions recorded with the real estateecorda 0' Delaware County, Olcahoma, in Book 352 at Pages 823-842 or of any other applicable covenant orrestriction, or default in anyof such payments ot principal 01' intereat, as aforesaid, ahan, at the election of said Mortgagee, exorcised at any time after Buch breach ordefault without notice to enyone, cause all the BUms hereby secured, with the interest thereon to become at once due and payable, and saidMortqiigee may enforce payment thereof by foreclosure or otherwise.
