A three bed semi detached bungalow in a sought after village offering scope for further improvement.

Gerona, was built in 1962 and is situated in the quiet village of Grandborough on Church Street, in the shadow of St Peter’s Church. The property at present offers three bedrooms, kitchen, shower room and lounge/dining room. There is a large utility room and a double garage and ample scope for further extension subject to planning permission. The property also offers the provision of double glazed windows to all main rooms and oil fired central heating to radiators, whilst there are solar panels that heat the hot water. The village is conveniently located in between Rugby and Daventry and access to the national motorway network via the M45 or M1 is within a few minutes drive.

Ground FloorThe entrance hall is entered via double glazed entrance doors and has a stripped floor, radiator heating and doors leading to all three bedrooms, Lounge/Diner, Shower room and kitchen. There is also a large loft void with access via a folding timber ladder that leads to a room with ample headroom and roof window to the rear aspect. When the loft was converted it complied with the building regulations of time and planning permission was granted. There is also a further door providing access to the further attic space – this room provides perfect illustration of what can be done with the first floor potential.
