D.J. Hurricane inspired to create a West Shore venue for music loversArnold LimNews Gazette staff

A weekly dance featuring oldies music is taking over the Royal Canadian Legion’s Prince Edward Branch # 91 in Langford every Saturday in January.

Ken Himes, a.k.a. DJ Hurricane, said it’s an opportunity for people interested in having a little weekend fun closer to home rather than making the trek downtown.

“Langford is a prosperous growing community; it has everything going for it,” he said. “I want to have (more) night life, I want something where people can go out and enjoy a safe night … It’s bringing a little energy from downtown to the Goldstream area.”

Himes, who has spent time as a sports announcer, a ring announcer and a DJ, but is now on disability, was a military reserve member for many years. As such, hosting a regular dance at the Legion is important to him, he said. He is train-ing a protege to take the reins of the free event, which he describes as not your typical 1950s music sock hop, but a trip down musical memory lane from the ‘70s, ‘80s and more.

“People love the ‘80s, the music from 30 to 35 years ago. Everyone, even the young people, know (the songs),” Himes said. “Langford is alive with the sound of great music again, (and it’s) a safe alternative to going downtown.”

Different themes and local comedy acts will be part of the fun throughout the night for these licensed events, said Himes, calling it a good time for adults of all ages.

“It’s the music you loved growing up. I’m get-ting back to what I love, putting smiles on peoples faces, for people who like to have a good time.

“People are looking forward to something like this; it’s been a long time coming and will be a con-sistent place to go on Saturday nights. We won’t be playing any Katy Perry or Britney Spears, the music will have meaning and people will be danc-ing.”

The licensed dances are free to enter and start at 7 p.m. beginning Jan. 3 at the Legion, 761 Sta-tion Ave.

Woman on a mission to help abandoned and rescued animals Arnold LimNews news staff

Cookie Taylor is getting emo-tional, opening up about her pas-sion for animals and a year-long bot-tle collecting campaign dedicated to raising money for abandoned and rescued animals.

The passion this woman has for the well-being of her furry friends is immediately apparent.

“Through all the crap I have been through in life, they have always been there for me. They are my best friends and they have never failed me, and for me that matters,” she said. “I want to help these animals out.”

As part of her initiative Cookies Critter Care over the past five years, the Metchosin resident - who works as a dog walker and pet sitter - has often found herself driving around with a back seat full of empties, spending time and using gas to pick up donated bottles from across the West Shore.

Since she began collecting she has raised more than $25,000 for animal rescue services including Victoria Adoptables, HugABull Pit-bull Rescue, Broken Promises Res-cue and many others.

“I love animals. The government doesn’t help these animals – there are organizations that help people, but animals can’t help themselves,” she said.

“They can’t find food, they can’t find shelter or vet care; they look to us. They are victims otherwise.”

Volunteering her time at an ani-mal rescue in Vancouver and rais-ing $700 almost on a whim, she just never stopped.

That was five years ago. She has kept the tradition alive with a year-long fundraiser and hopes to con-tinue as long as she can.

“It’s knowing that (in) some way, they are getting helped,” Taylor said. “It is not for personal gain, it’s

personal healing. It’s good for my life because I feel good about doing it.”One hundred per cent of the pro-

ceeds from her bottle collections go to animal rescues.

The province’s lat-est liquor reform will make it easier for wine stores to relocate into grocery stores – pro-vided they offer only B.C. wines – but there’s no sign the govern-ment is rethinking its change to wholesale wine pricing that will sharply drive up the price of more expen-sive bottles.

The announcement by Justice Minister Suzanne Anton is being hailed by B.C. wineries because some super-markets that can begin selling wine come April will be barred from stocking foreign wines.

Under the change, existing VQA and inde-pendent wine stores can relocate or trans-fer their licence to an eligible grocery store as long as 100 per cent B.C. wine is sold. Those licence trans-fers won’t be limited by a rule that disallows new outlets if there’s an existing one within one kilometre.

Liquor policy reform leader John Yap called it a “winning combina-tion” to allow grocery shoppers to also buy B.C. wine and support the local industry.

The new model is dif-ferent from the store-within-a-store model in that it allows B.C. wine to be on regular grocery store shelves

and shoppers would pay for it at desig-nated registers staffed by trained employees who are at least 19.

Anton said a lim-ited number of new licences –  she would not specify how many –  will be made avail-able to sell just B.C. wine in grocery stores.

The extra licences will mean more com-petition for private wine stores that have already been critical of some of the province’s liquor reforms.

Vancouver lawyer Mark Hicken, who acts for wine industry cli-ents, predicts there will be “no takers” on wine stores relocating under the new B.C.-only model because they would lose most of their international product lines.

Hicken said the B.C.-only rule may violate Canada’s international trade agreements.

Help Prevent Heart Attacks with Vitamin C and Lysine Powder

Why is heart attack the number one killer in this

country? Ninety-nine percent of doctors say it’s due to athero-sclerosis (hardening of arteries) and that cholesterol lowering drugs are the primary way to treat it. But I suggest cardiolo-gists have closed minds and are ignoring facts that could save thousands of North Americans from coronary attack.

Vitamin C is required to manufacture healthy colla-gen, the glue that holds coronary cells together, just like mortar is needed for bricks. Lysine, like steel rods in cement, makes collagen stronger. Two-time Nobel Prize winner, Dr. Linus Pauling reported twenty-five years ago it takes a mere 10 milligrams to prevent scurvy, but several thousand to prevent heart attack.

Williams Stehbens, Professor of Anatomy at Welling-ton University in New Zealand, proved Pauling was right. Stebhens’ research showed that coronary arteries closest to the heart are under the greatest pressure. This causes collagen to fracture resulting in the formation of a blood clot and death.

Dr. Sydney Bush, an English researcher, has now proven that vitamin C can reverse atherosclerosis. Bush took retinal photographs, then started his patients on high doses of vitamin C and lysine. One year later additional pictures showed atherosclerosis had regressed in retinal arteries.

Sixteen years ago following my own coronary attack, cardiologists claimed it was sheer madness for me to refuse cholesterol-lowering drugs. Instead, I decided to take high doses of vitamin C plus lysine with breakfast and the evening meal.

I knew that Dr. Graveline, a physician and NASA astronaut, had twice developed transient global amnesia from taking cholesterol lowering drugs (CLD’s). I was also aware that patients have died from CLDs. Others have developed kidney, liver and muscle complications.

I also believed the research of Pauling and Stehbens ir-refutable. Now, the work of Dr. Bush has convinced me my decision was prudent.

But to take large doses of vitamin C and lysine requires swallowing many pills daily. It’s a tall order for those who dislike swallowing one pill. So for several years I’ve been trying to find a company that would manufacture a combination of vitamin C and lysine powder. Now Medi-C Plus™ is available at health food stores and specialty pharmacies.

The dosage for the Medi-C Plus combination is one flat scoop mixed with water or juice with breakfast and the evening meal. Those at greater risk should take one flat scoop three times a day.

This column does not recommend that those taking CLDs should stop them. That is a decision that can only be made by patients and doctors.

As for me – I bet my life on vitamin C and lysine! I turned 90 this year.

The stress of high schoolcould pay off in the end

When beginning my high school journey, I did not think seriously enough about my future. I had that gut feeling that I wanted to do something mean-ingful with my life.

My Grade 12 year is upon me now and it is only now that I see how unprepared I am. Post-secondary prep-aration takes more planning than filling out papers for gradu-ation.

When you begin to think about univer-sity or college, not only are you consid-ering what you want to study, but also thinking about your entire career choice. What do you want to major in? Will that degree help you get the career you want?

As students we are all learning about where we can go in life, and if we all set goals to achieve, there would be more success in everyone’s future. All of it takes a great deal of concentration, as well as preparation.

Another concern is how much it will cost you. Financial aid may be there for students who apply for it, but groups giving the aid are always going to look for

the students that impress. This means they look at your grade point average to see if you stand

out in any particular subjects or have good sports performance. What the financial aid boards look for are students who show that they want to go somewhere.

I will admit I did not focus enough in the beginning. There were classes I was naturally good at, but I never tried like I really wanted it. Now I face my last year of school, paying the penalty

with my brain on overload, working 100 per cent to catch my grades up.

My goal is to reach a high GPA. What I want is success and to be a student that the financial aid boards look at, someone that a university wants to have in their midst.

The sudden commitment I give to my studies every day is very stressful, frightening and intimidating, because I know one slip-up could cost the future that I strive for now.

Confidence and motivation are the best attributes a grad-uating student can have; with

them comes more success. And if you have motivation to keep trying harder, you will see more results than someone who just wants to breeze by. Some peo-ple do not take a moment to think about what they want to do after school ends, then once they leave they’re left with few options.

If students started to prepare themselves earlier on, they would have better chances of being on the ball during their Grade 12 year. I can only hope that other Belmont High grad-uates move on to attend col-lege or university, so they have the chance to set down a good path. It is not certain whether changes like that could happen, but for myself, I know that I will go where I want if I keep working toward it.

Breanna Ennis is a student at Belmont secondary.

OUR VIEW

Oil price dropcould have negative effects

The plummeting price of oil may have a big impact on the Canadian and B.C. economies in the next year or two.

Some of that will be positive, but it is likely that it will be mainly negative.

The price of gasoline (but not diesel fuel) is falling, and that means more money in the pockets of consumers. This helps them meet other obligations, such as rent, credit card bills and child care. If the provincial and regional governments can avoid the temptation to tax this newly-found money out of people’s pockets, the fall in prices will be a good thing.

One other bright spot may be a boost in exports if the dollar remains low.

The negative implications are widespread. There will almost certainly be a fall in economic activity, and particularly jobs. Many well-paying jobs are concentrated in the oilsands. Many Greater Victoria residents either work there or work for companies that supply the oilsands.

There will be no new construction projects in that area, as long as oil prices stay at the $60 to $70 per barrel level. It simply costs too much to produce oil from the oilsands.

As economic activity is reduced, it impacts taxation to the federal and provincial governments. Alberta, Saskatchewan, Newfoundland and B.C. all are dependent on revenue from oil and natural gas. In B.C., one LNG project has been delayed by the falling price of oil, as Asian natural gas prices are tied to oil prices.

More could be delayed or even cancelled. It is significant that none of the major LNG players are ready to commit. A fall in economic activity likely means that 2015 will see much lower growth than anticipated, which won’t help the overall Canadian economy.

OTHER VIEWS

It’s that time of year when B.C. politicians should start thinking about some New Year’s resolutions for a bit of political self-improvement. So, in the spirit of giving, here are five ideas for politicians to consider as they set their resolutions for 2015.

1. Do the shuffleIn keeping with the

season’s “out with the old, in with the new” theme, a cabinet shuffle is overdue. But a real one, trading deck chairs between Andrew Wilkinson and Amrik Virk a week before Christmas doesn’t count.

And what was Premier Christy Clark thinking when she put Virk in charge of Technology, Innovation and Citizens’ Services as a political demotion, when technology clearly wasn’t his strong suit at Kwantlen University? Virk needs some shifts in the minors, not a far seat at the cabinet table.

Todd Stone would likely appreciate a new portfolio after the S.S. Minnow – err, MV Nimpkish – affair. Bet Mary Polak might prefer a change too. And talking about trading deck chairs, how about Andrew Wilkinson for Justice and Suzanne Anton for Advanced Education?

2. Remember: the secret to survivin’ is knowin’ what to throw away and knowin’ what to keep

Back in 2011, the B.C. government predicted that the first liquified natural gas plant would be operational by 2015. Doesn’t look promising.

Despite cutting its proposed income tax on the LNG industry

in half and inking agreements with China to facilitate the use of foreign workers in B.C. to help

build the facilities – that is if they’re built here at all and not just floated in – it’s doubtful anyone from government will be cutting the ribbon at an LNG plant any time soon.

However, there’s one take away lesson from this: if you’re going to play cards with the high rollers, it doesn’t hurt to know the rules.

So a little advice from Kenny Rogers: “You’ve got to know when to hold ‘em.

Know when to fold ‘em. Know when to walk away. And know when to run. You never count your money when you’re sittin’ at the table. There’ll be time enough for countin’ when the dealin’s done.”

3. Stop counting your chickens before they’re hatched

A quick review of Petronas headlines sums this one up well: ‘Petronas LNG pullout threat just a negotiating tactic: Premier’ (September 25), ‘Petronas warns of possible delay of $11-billion B.C. LNG project’ (October 6), ‘B.C. in ‘good shape’ to close $10-billion LNG deal: Premier’ (December 2), ‘Petronas defers decision on $36 billion BC LNG project’ (December 3), and ‘Christy Clark says Petronas LNG project is a ‘done deal’ despite delay’ (December 8).

Yes, folk do want to know what’s going on, but not if it makes them dizzy.

4. Stop stating the obviousBack in August, Energy and Mines

minister Bill Bennett had this to say

about the tailings pond breach at Mt. Polley Mine: “This is a serious incident that should not have happened.” Very true that.

In November, Health minister Terry Lake called the decision of the B.C. Cancer Foundation (a registered charity) to top up the salary of the former head of the B.C. Cancer Agency (a government body): “questionable.” At the very least.

And here’s what B.C. Lottery Corporation chairman Bud Smith said reacting to a government audit of the BCLC that found a move to cut staffing costs ended up costing $25 million instead: “The execution wasn’t good.” You don’t say.

Stating the obvious can leave you open to ridicule, unless it’s accompanied with a sincere mea culpa and a genuine promise for improvement.

5. Cancel “That ’90s Show”“I’ll meet your fast ferries and

raise you one B.C. Place Stadium roof.”

In a few days, it’ll be 2015. Can anyone think of a better time for the B.C. Liberal party and the NDP to finally put the 1990s behind them?

A little something for supporters of the B.C. Liberal party to consider as well: lobbing those fast ferries at the NDP may be the equivalent of a political grenade backfiring.

It doesn’t speak well of the government’s acumen, if supporters have to call up the fast ferries’ debacle to counter criticism. Think of it as the theory of political equivalence.

This rare, still moment of a perched Anna’s hummingbird was captured recently by Colwood resident and keen photographer Doug Morris.

The jewel-like bird with its striking fuschia colouring was first named after Anna Masséna, Duchess of Rivoli, and is a native species to the west coast of North America.

Opponents in B.C. point to Ontario faults as evidence of wrongdoingTom FletcherBlack Press

Ontario has become notorious for bad energy policy decisions, from leaky nuclear plants and brownouts, to a costly green energy subsidy deal with Samsung, to a pair of hastily cancelled gas-fired power plants that helped push former premier Dalton McGuinty from office.

So it was no surprise to weary Ontario electricity ratepayers when Auditor General Bonnie Lysyk wrapped up 2014 with a report con-demning the province’s wireless smart meter program for a $1 billion cost overrun and failure to reach the program’s goal of reducing power consumption.

Unlike B.C. Hydro’s wireless meter program, Ontario used the smart grid’s real-time consumption data to offer discounts for off-peak power consumption, hoping to ease the load on its outdated power grid while giving customers some relief from soaring rates. But few embraced the incentive to run their clothes dryers late at night to save money.

Diehard smart meter opponents in B.C. jumped at the bad news from Ontario. Their theories of sudden billing surges, vague health concerns and even smart meter surveillance have all been debunked, but here they had a credible voice saying they are a waste of money.

Alas for them, Lysyk held up B.C.’s smart meter program as the model Ontario should have followed.

The Ontario government “did not complete any cost-benefit analysis or business case prior to making the decision to mandate the installation of smart meters,” the auditor wrote. “This is in contrast to other juris-dictions, including British Columbia, Germany, Britain and Australia, all of which assessed the cost-effective-ness and feasibility of their smart metering programs.”

Lysyk’s report also noted B.C. Hydro developed its business case in 2006, updated it in 2010 as meter tech-nology evolved and implemented it in 2011 with a plan to recover costs over 20 years. Hydro’s savings come mainly from reduced electricity theft, faster location of power outages and more accurate load management.

B.C. also responded to the anti-smart meter holdouts with an optional fee to cover manual meter readings for those who insisted the cellphone-like data transmissions are a threat to their health.

Ask the President - Tim Ayres,Victoria Real Estate Board President

Why would I hire a REALTOR®? Can’t I just sell my own home?

You can legally sell your own home, cut your own hair and write your own pre nuptial agreement, but most people choose to turn to the experts in those services to get things done right. Selling a home may seem simple from the outside, you list the home online, people call to look at the house, and within a month, you’re finished the deal with cash in hand...right? That’s the very high level view, and there are a hundred little details hidden within required to close a deal safely and securely.

Remember, selling or buying a home is one of the largest financial decisions you’ll make. It pays to have an expert in your corner to protect your interests and manage the details. Talk to a REALTOR® about what they can do to help sell your home.

Whatever your needs are, a REALTOR® can help.

Milo, our 15lb terrier cross, has become the patriarch of our family over the past three years and occupies a huge part of my heart. He has been the namesake for one of my furniture design collections, the inspiration for many neutral colour palettes, and has had two guest appearances on my TV show Trend (which airs weekly on Chek.) Pet lovers can relate to my adoration for this little guy when I speak of the warmth and compassion that our furry friend brings into our home. However, I am sure that you can also relate to some of my frustrations when making the home pet friendly, while maintaining a lovely looking space. Copious amounts of hair or fur, scratching of your furniture and the occasional accident on your favorite area rug are just few challenges that may present themselves. On the other hand, with a little extra planning you can make your coexistence much easier. While each pet is a little different in their needs and requirements, here are some tricks that have worked for our family.

One suggestion is to choose materials for your furniture that are extremely durable and compliment your pet’s hair colour. I am extremely lucky that Milo fi ts into my obsession with all shades of grey (purely by coincidence). I have chosen furniture that is within the grey tones and in fabrics of ultra suede and leatherette for the main pieces. While leather is also a very durable option, I found that leatherette was a better option for us. They exceed up to a 500,000 double rub count, making them less likely to puncture

from little claws and can be wiped down with mild soap and water (no leather conditioning or special cleaners required.)

Having hard surface fl oors, with good quality area rugs has been a blessing for our pet friendly home. While we realize that investing in an expensive area rug at this point isn’t practical for us, having the option to take a mid-range, good quality rug out of the house to have it professionally cleaned or replaced if it is unsalvagable is a more economical option than replacing wall to wall carpeting throughout the entire home. If you have a large dog that will mark softer hardwoods with their claws, a durable luxury vinyl plank, tile or laminate fl oor may be the best option for you.

One project I embarked on was the dog bathing station that I set up in our laundry room. Of course I was inspired by one of the many ideas found on pinterest. Milo is fairly small, and doesn’t need a lot of elaborate features. I installed a faucet with a hose attachment, deep laundry tub and shelves with many small baskets for organizing the tools needed to get the little guy spick- and-span after a long hike or walk.

Evedar’s Bistro has been serving happy customers from their Peatt Road location for six

years. They have created a place where the community can come together to meet and enjoy music, conversation and personal service.

Fundraisers are often held at the restaurant. “We have hosted fund raising events for everything from Cops for Cancer to Habitat Acquisition Tust to the local PAC and the Westshore Food Bank.” said Fran Jinnouchi who with her husband Marc is the owner of Evedar’s. “We want to be a business that is not only in the community but is part of it and gives back to it. We are a small family enterprise with a sense of pride in our business and our community. We want that to show in everything we do.” Fran and Marc’s son Jeremy shares this vision and is the Day Time Manager at the bistro.

Delicious food is served at affordable prices at Evedar’s. Marnie Anderson has been the day time cook at the restaurant since it opened and Chef Justin Stubbs has recently joined the team. Stop by for breakfast and enjoy a spinach and feta omelet or maybe try the amazing chicken and tomato bruschetta at bread for lunch. For real decadence order the maple bourbon braised short rib for dinner.

Live music is another staple. “We want to provide a venue for people to come in and enjoy good food and good local music. We like to support the local scene and always hire local musicians.” They put their money where their mouth is …. Evedar’s fund two scholarships at Belmont every year and one of those is for a student entering a music program.

Step into the restaurant and you will know why it is call the Romantic Jewel of the Westshore.

The décor is sumptuous and tactile. Jewel colours, wood and creamy leather all add to the sense of old world warmth and charm.

Great food, good music, romantic setting! What more can you ask for? Stop in for breakfast, lunch or dinner. Any time of the day you will be charmed.

Evedar’s Bistro – Open Monday to Saturday 8 am to 8 pm (Friday and Saturday to 9 pm). Call 250-391-8636 for reservations or information on upcoming events.

Review from urban spoon: Reluctantly, after much soul searching, we decided we would share a secret: Evedar’s Bistro is a

jewel nestled just off Goldstream Avenue that affords an upscale atmosphere at affordable prices. Music you enjoy listening to at a decibel level you can listen to. A cheery and accommodating staff and, while a small menu, an epicurean delight. So there, reluctantly we have shared our secret - please don’t reserve our table, as now we have a sense of ownership.

Santas crew looks for new homeTravis PatersonBlack Press

For the last two months of 2014, more than 500 elves secretly sorted, packed and prepped packages for 1,400 Greater Victoria families in the former Emily Carr library branch at 3500 Blanshard St.

The building was vacated last January when the branch moved into Uptown. That made it a perfect fit for CFAX Santas Anonymous, a surpris-ingly nomadic charity organiza-tion that provides 5,200 bags of groceries to families across the region each holiday season.

“We’ve been homeless for 37 years,” the organization’s presi-dent, Dan Deringer, said recently. “Every year, we start the process again of finding a space that can accommodate us. For 2015, that starts next week.”

Crews used every room in the former library, one of two facili-ties donated to Santas Anony-mous this year. The old North Douglas Distributors warehouse off Boleskine Road was where 2014’s final package of toys and groceries were delivered (by local firefighters) or picked up by receiving families.

“We’ve run this program from vacant schools, warehouses, storefronts and buildings,” Deringer said.

The retired DND worker has

been with Santas Anonymous for four years. During that time, they were blessed with the use of the vacated Richmond ele-mentary. But with the current seismic upgrade schedule, Rich-mond is an active school once again: George Jay elementary is using it this year and Cloverdale students move for the 2015-16 school year.

Saanich donated use of the 1972-built Emily Carr building to Santas Anonymous free of charge, but it’s unlikely it will happen again in 2015.

“There will be discussion in the new year and, likely, an engineering assessment to upgrade the building,” said Har-ley Machielse, Saanich’s newly appointed director of engineer-ing. “Right now, there’s no plan for the building, so I can’t specu-late too much, but I would think a future tenant is ideal.”

A sale of the property would put Deringer and crew back to

the same place they are every January, putting their heads together in the executive direc-tors’ home office.

“We knock on wood that something will come up. There’s a lot of hard work going into this, but we can’t streamline the pro-cess without a space,” he said.

Ideally, the charity hopes to find an expansive space it can share with another tenant. San-tas Anonymous would need to take over most of the building in November and December. From January to mid-October, they have an army of volunteers and a grant program to offer a part-ner willing to share the rental fees for a permanent location. Santas Anonymous programs such as Kids Helping Kids run all year, but are not as demand-ing in terms of space.

If you know of a large space that might work out, call 250-920-4644 or visit cfaxsantas.com. [email protected]

The sights and smells of Christ-mas continue to waft through the Inn at Laurel Point during Canada’s National Gingerbread Showcase.

Gingerbread art from houses, vil-lages and the parliament buildings to detailed, sculpted works of art can be found at the Victoria hotel.

The public is encouraged to

vote for their favourite creation by making a donation to Habitat for Humanity Victoria, which operates the ReStore in Langford.

The showcase runs daily through Sunday (Jan. 4) from 9 a.m. to 9 p.m. Last year’s showcase raised more than $21,000.

Searching for a home that would meet their needs, not just now but years down the road, wasn’t a quick experience for Joscilyn and Brian Jupp.

After spending five months look-ing at photos and property specs and trooping through numerous homes around the West Shore, the couple found what they wanted in Langford.

“We were living in a two-bedroom condo with one child and we were lucky enough to get pregnant again,” Brian recalls. “We wanted a house regardless, but having a second child on the way put a little urgency into the situation.”

For the Jupps – Brian, 36, man-ages the Caprice Theatre in Lang-ford and Joscilyn, 26, is a nurse at Victoria General Hospital – a big part of the process was determining what features they wouldn’t budge on and where they might be willing to compromise.

“We knew we needed at least three bedrooms and two bath-rooms, because as girls grow up, we know they spend lots of time in the bathroom,” says Joscilyn, who gave birth to their second daughter just six weeks ago.

The couple had been looking casu-ally at homes through last winter to get a sense of what was out there. In spring the search became more serious, as they enlisted a realtor and searched for new listings that matched their requirements.

They found the market more com-petitive than expected and homes that met their needs on price and

features were lost to other home buyers ready to pounce.

When their realtor contacted them about the five-bedroom home they ultimately bought, they were away on vacation. But with more of a feel for the market after their house-hunting experience, they didn’t hesitate to make a deal when they returned, Brian says.

The property appealed to them for many reasons. With very young children, having the bedrooms on the same floor was important. So was the idea of having a large yard.

Shelley Mann, president of the Victoria Real Estate Board, says today’s real estate market is far dif-ferent than a few years back, when deals were written after a first show-

ing and properties often entered a bidding war.

Prices have remained flat for months on single family detached homes in the region and there’s good choices – nearly 1,300 are cur-rently listed.

Mann agrees with the Jupps about the need to act fast on qual-ity homes, especially with interest rates still low. “If they’re looking for a pretty specific property and see one come up, they have to jump on it. There’s a lot of people looking for the same thing.”

The previous owner of the Jupps’ house had completed much of the work toward creating a rental suite, a fact the busy young couple is thankful for and one that will boost

their home’s resale value.Unlike some of their friends, they

didn’t need that rental income to afford the mortgage payments, Jos-cilyn says. Converting the suite to usable family space has tripled their square footage.

“A lot of people my age … are compromising their living space to be able to afford a house,” she says.

“I’ve been starting to tell my friends to start saving for a house even if they’re six months or more out from seriously looking, so they’re ready (when they find that perfect home).”

Q: WHAT’S THE BEST WAY TO

SELL MY HOME QUICKLY?

BUYER’S TIP | Have someone else read your land survey to catch what you might miss

Life circumstances, such as a job transfer, military posting or relationship break-down can force homeowners into a situation where their home must be sold quickly.

With the help of a good real estate agent, there are some steps one can take to move a home fast, even at a time of the year not tradition-ally busy for home sales.

Pricing the property right at the beginning is a good way to start. In general, the activity seen on the house in the first 30 days is usually the most action you’ll see, with everyone being con-nected online to new listings.

Another good step to enhance the home’s appeal is to look at your home from the street and list things that might diminish a poten-tial buyer’s first impression. Adding sod to garden beds, painting the front door, clear-ing items away from the entry way or replacing the mailbox are easy examples.

Inside, declutter by pack-ing away as many personal items and excess furniture as possible, to allow viewers to envision what the home would look and feel like with their family in it, not yours.
