The property shall be sold upon the following terms and conditions: (1) The prop- erty shall be sold free and clear of all liens and claims of the parties to this action; (2) The purchaser shall be required to pay the sum of 10% of the purchase price in cash, certified funds or by other immediately verifiable collectable medium of exchange acceptable to the Commissioner, on the day of sale to apply on the purchase price; (3) The balance of the purchase price shall be due and payable within thirty (30) days after the day of sale; (4) The purchaser shall be required to execute a bond with good and sufficient surety thereon as approved by the Commissioner to secure the unpaid portion of the purchase price, the bond to bear interest at the rate of 12% per annum from the day of sale until paid, the bond to have the same force and effect as a judg- ment and shall remain a lien on the property as additional security until the purchase price is paid in full; (5) In the event that the Plaintiff is the successful purchaser, it shall be entitled to a credit on its judgment against the purchase price and shall only be obligated to pay court costs, the fees and costs of the Master Commissioner, and any real estate taxes payable pursuant to this order, and in that event, no bond shall be required; (6) The purchaser shall have the privilege of paying all or any part of the purchase price or paying the bond before maturity by paying the balance of the principal together with all accrued interest thereon until the date of payment; (7) The purchaser shall obtain possession of the property upon confirmation of the sale by the Court and payment of the purchase price in full; (8) All ad valorem taxes on the property for calendar year 2012 and all subsequent years shall be assumed and paid by the purchaser. All real property taxes due and owing to Harrison County or the City of Cynthiana for 2011 and prior years will be paid from the proceeds of sale. If any tax bills have been sold to third parties under a Certificate of Delinquency under KRS Chapter 134, the purchaser of the property will receive a credit against the purchase price for an amount equal to the sum paid to the County Clerk by the third party for the tax bill with the purchaser then being responsible for redemption of the Certificate of Delinquency including any additional interest, costs, fees or charges allowed by law; (9) The property shall be sold subject to any assessment for public improvements levied against the property and subject to all rules and regulations enforced by the Cynthiana-Harrison County-Berry Joint Planning and Zoning Commission, all applicable health and safety regulations, all restrictions and easements thereon appearing of record in the Harrison County Court Clerk’s Office, governmental laws and regulations affecting the property, and shall be subject to any unrecorded easements, discrepancies or conflicts in boundary lines, shortage in area and encroachments, if any there be, which an accurate and complete survey or an inspection of the property would disclose; (10) The purchaser shall bear the risk of loss on the improvements on the property and the risk of loss shall pass to the purchaser as of the day and time of sale; (11) The property shall be sold with any improvements thereon “as is”; and (12) The property shall be sold subject to such right of redemption as may exist in favor of the United States of America pursuant to 28 USC Section 2410, and the right of redemption of the Defendant. The Lady Norse are 5-3 in the tough GLVC having struggled at home posting a 2-4 record in all games played in Highland Heights. Northern Kentucky also split two games with conference foe Quincy on Saturday as they continued to battle in the conference. Carson has started nine of the games at third base and has played in all but four games. Carson contin- ues to struggle some with college pitching, but has maintained an excellent fielding average commit- ting only two errors for the season. Caleb Ford named to KABC East All Stars, plays Saturday Harrison County senior forward Caleb Ford has been named to play for the East squad in the Kentucky Association of Basketball Coaches East- West Game this Saturday. The game will be played at Transylvania University beginning at 5 p.m., which will between the sessions of the KHSAA state championship at Rupp Arena. Ford was runner up to George Rogers Clark’s Bopper Stenzel as 10th Region Player of the Year and thus is invited to participate in this all star game. The East team will be made up of two players from each of the regions 9-16 and will compete with the West team made up of regions 1-8. Other East team members besides Ford and Stenzel are Dontel Rice of Holmes, Jake Burger of Covington Holy Cross, Tamron Manning of Scott County, Jay Johnson of Woodford County, Cody Collins of East Jessamine, Trent Edgington of Lincoln County, Jonathan Berger of Knox Central, Travis Smith of Corbin, Matt Day of Buckhorn, Sawyer Denniston of Wolfe County, Will Branham of Pikeville, B.J. Moore of Sheldon Clarke, Adam Wing of Rowan County, and Derek Lawson of West Carter. Players will practice on Friday with some team activities later in the evening and report again on Saturday for the game. Some of the players named will be playing in the state tournament and may not participate in this all star game. The East team will be coached by Scott Chalk of Franklin County. Proceeds from the game go to the Coaches vs. Cancer Fund and the KABC’s Coaches Assist Catastrophic Fund. Lady Norse 11-7 in theyoung softball season

Harrison County graduate Michelle Carson and her Northern Kentucky University Lady Norse soft-ball team split two games with Illinois/Springfield Sunday to run their season record to 11-7 for the season. The Lady Norse are 5-3 in the tough GLVC having struggled at home posting a 2-4 record in all games played in Highland Heights. Northern Kentucky also split two games with conference foe Quincy on Saturday as they continued to battle in the conference.

Carson has started nine of the games at third base and has played in all but four games. Carson contin-ues to struggle some with college pitching, but has maintained an excellent fielding average commit-ting only two errors for the season.

Caleb Ford named to KABC EastAll Stars, plays Saturday

Harrison County senior forward Caleb Ford has been named to play for the East squad in the Kentucky Association of Basketball Coaches East-West Game this Saturday.

The game will be played at Transylvania University beginning at 5 p.m., which will between the sessions of the KHSAA state championship at Rupp Arena. Ford was runner up to George Rogers Clark’s Bopper Stenzel as 10th Region Player of the Year and thus is invited to participate in this all star game.

The East team will be made up of two players from each of the regions 9-16 and will compete with the West team made up of regions 1-8.

Other East team members besides Ford and Stenzel are Dontel Rice of Holmes, Jake Burger of Covington Holy Cross, Tamron Manning of Scott County, Jay Johnson of Woodford County, Cody Collins of East Jessamine, Trent Edgington of

Lincoln County, Jonathan Berger of Knox Central, Travis Smith of Corbin, Matt Day of Buckhorn, Sawyer Denniston of Wolfe County, Will Branham of Pikeville, B.J. Moore of Sheldon Clarke, Adam Wing of Rowan County, and Derek Lawson of West Carter.

Players will practice on Friday with some team activities later in the evening and report again on Saturday for the game. Some of the players named will be playing in the state tournament and may not participate in this all star game. The East team will be coached by Scott Chalk of Franklin County. Proceeds from the game go to the Coaches vs. Cancer Fund and the KABC’s Coaches Assist Catastrophic Fund.
