In feng shui, the kitchen, consid-ered the most vital and importantpart of the house, nourishes us
and sustains life. We embrace theenergy that feeds us physicallythrough food, financially throughmoney and emotionally through ourconnection to our family.
What does your kitchen say aboutyou?
The stove The stove, considered “male ener-
gy” and the “wealth generator,” is thesingle most important symbolic fac-tor when using feng shui to analyzethe ease with which you prosperfinancially.
The stove represents fueling theengine of abundant manifestation andthe physical energy needed to be pro-ductive. Pay attention to the stove ifyou have been feeling unproductivelately.
Stove symbolism• Burnt out burner. An inoperable
burner means your ability to mani-fest new avenues of abundance andopportunities is limited. To regainyour energy, replace any burnt outburners.
• Unused burner(s). Not using allyour burners is symbolic of being ina rut, lacking vitality and limitingyour ability to benefit from financialresources. Consciously using burnersthat you haven’t used for a while willenergize you and help you break freeof old patterns.
• Grimy burners. Dirty burnerssuggest a lot of wasteful and unneces-sary expenses and a lack of clarityabout where your money is going.Cleaning off the dirt and grime ener-getically opens your eyes to newstrategies to manage your financesand optimize your personal energy.
• Blocked burners. Blocked burnersrepresent blocked opportunities. Usethe top of the stove to cook, not to
store food, empty pots and pans orboxes. A clear stovetop suggests thatyou are open to opportunities cominginto your life.
The RefrigeratorIn feng shui, the stove receives so
much attention that the refrigerator, anecessary part of our food storageand an appliance we cannot live with-out, is often overlooked, yet is equallyimportant.
The refrigerator, considered“female energy,” represents our femi-nine side and has a nurturing quality,“hugging and holding” our food. Wetake from the refrigerator and shenever complains. Maintain the health

Look around any neighborhood inHawaii and you will see a real revo-lution taking place — the “Cool
Roof” revolution. Homeowners are choos-ing to leave their roofs in place and protectthem with a waterproof coating instead ofreplacing them every 10 to 20 years. This isvery cost-effective. Until recently, most ofthese coatings were water-based acryliccoatings — which have performed verywell in Hawaii’s climate, but not perfectly. On flat roofs with heavy ponding water, there are cases where the coating willeventually wrinkle up.
It is easy enough to fix these areas everyfew years with more roof fabric and coat-ing, but now you don’t need to. The sili-cone-based coatings, which have grabbed alarge share of the local market over the lastfour years, have proven themselves. Theyhave proven themselves in even the heavi-est ponding water conditions — eventhose roofs that never dry at all. This isbecause silicone is not water-based, so itdoes not absorb moisture at all.
Protection against ponding water is onlyone of the many benefits of silicone coat-ings. Here are some others:
• Silicone won’t chalk off over time.Silicone is what is called a “non-sacrificial”coating — meaning that it won’t slowlyshed as the years go by. How long?GacoRoof, one of the leading brands, offersa 50-year material warranty against defects
in the coating. How long will it really standup under Hawaii’s tough conditions? So farmost of the roofs that have been donehere locally are only about four to fiveyears old, but they look new. It will beworth it to see if Gaco Silicone andTropical Silicone really can stand thetest of time — stay tuned.
• It’s easy to apply because it doesn’tneed to be reinforced with a roof fabric. This saves a lot of time and money. Insome cases homeowners may want toreinforce a few “weak-knee” areas likethe perimeter drip edge, or a skylightcurb with the roof fabric. However, inmany cases it’s not needed.
• It dries quickly and won’t wash off if asudden rain squall comes in while you areapplying it. It also bonds tightly to mostsurfaces.
No coating is perfect. Here are thethings to watch out for:
• It’s slippery when wet. Be careful ifyou go on your roof to pick mangoes.
Better yet, don’t even try.
• It’s more expensive per gallon thanacrylics. However you don’t need to buyroof fabric — or put down a coating asthick — so the cost per square foot isroughly the same as the acrylics.
• Once you go silicone you can’t go back.In the future if you do need to recoat it,you will most likely have to stick with sili-cone again. No one knows for sure what
new materials will come out, but right nowmost other coatings don’t stick to sili-cones.
Whether you are thinking of doing ityourself or having a licensed contractorinstall a cool roof for you, visit The CoolRoof Store at GEO at 575 Cooke St. inKakaako. There you can compare all themajor roof coating brands: GACO,Tropical Silicone, Hawaiian SunGuard,Apoc Sta-Kool, White Lava and others.Talk to the real experts there, who often-times have just come off a roof and maystill have fresh coating on their hands. They have installed them all and knowthem well.

FOR YOUR ROOFA
By Karen Nakamura
The economic downturn has hurtmany American families over thepast few years, and sadly that
means there is a larger number of fore-closed homes on the market than when
the economy is healthy. The lower priceof these homes can make them look like abargain, but home buyers need to careful-ly compare the actual cost — and advan-tages — of a newly constructed home ver-sus a foreclosed one before you buy.
Many foreclosures are sold “as is” withno disclosure requirements. You could besurprised with major repair bills for issuessuch as foundation faults or other struc-tural defects, mold, hidden water damage, unsafe wiring, rodent infestations andmore. A foreclosed home that appears tohave been renovated may not have beendone so with the proper permits andinspections. A brand new home providespeace of mind for your family’s safetybecause it has passed inspections and con-forms to current building codes. A newhome also is under warranty, and anyissues that arise during the warranty termwill be fixed at no cost to the homeowner.
New homes can be personalized withappliances, cabinets, countertops, carpets,
floor coverings, paint color and otherdesign elements to meet your family’sneeds and tastes. They also comedesigned for modern lifestyles, with open-space floor plans, walk-in closets, creativestorage solutions and conveniently locat-ed laundry facilities.
Newly built homes are highly energy-efficient, saving the buyer money andhelping the environment. New windows, doors and insulation better control thehome’s interior climate, and Energy Star-rated appliances and other modern com-ponents will help save costs on utility bills.
New homes come outfitted with the lat-est automation and wiring componentsthat provide state-of-the-art technologycapabilities to accommodate modernappliances and entertainment resources, such as high-definition televisions, full-house sound systems, hard-wired fire andsecurity alarms and more.
Financing a new home is easier thanfinancing a foreclosed home. Many
builders offer incentives to reduce clos-ing costs and can complete the closingquickly.
It is important to note that some homebuilders have expanded their businessesto include buying foreclosures, then ren-ovating and reselling them. In thesecases, the builder normally has inspectedthe home for hidden damage or danger-ous conditions, gotten the required per-mits and completed the necessaryrepairs. They also often renovate, replaceappliances and components and performmany cosmetic upgrades to make thehome an attractive and safe place for thebuyer.
For more information on what to con-sider when buying a new home, contactBuilding Industry Association of Hawaii atbiahawaii.org.

COMPARING NEW HOMES TO FORECLOSURES
APRIL 8, 2012 | HAWAII RENOVATION | 7
Our garages can be an asset to ourdaily lives and a component ofincreased valuation of our prop-
erty. However, more often than not, ourgarages have turned into a mismanagedand disorganized storage unit that is con-veniently located close to home. Thatfact is, most of us do not want to openthe garage door because we do not wantour neighbors to see how unsightly anddisorganized we have allowed ourgarages to get.
Moreover, when we need something outof the garage, we are sometimes afraid tofind it for fear of upsetting the delicate bal-ance of boxes, tools, bikes and other items. If upset, these things will take time to reor-ganize, or may fall onto our cars precari-ously wedged between our stuff (that is, ifwe can still fit the car in the garage).
Do you need a garage remodel? Is yourconcrete riddled with oil stains, paint orcracking? Are your storage options mis-matched boxes stacked directly on thefloor, homemade shelving or found/bor-rowed cabinets that do not look good orfunction properly? to 14. The CDC reports that inmost cases, the childreninvolved were out of their par-ents’ sight for less than fiveminutes.
The good news: Drowningcan be prevented. Barriers helpbuy those few minutes neededto see where children are afteryou’ve momentarily lost sightof them.
Numerous studies haveshown that an isolation fenceseparating the home from thepool can prevent 50 to 90 per-cent of all toddler drownings.Only an isolation fence with aself-closing, self-latching gatein proper working order willprevent children from gettinginto the water without yourknowledge.
Liability can become an issueif a visitor is injured.Homeowners can improve thesafety and security of theirpools or spas with isolation
fencing with self-closing, self-latching gate hardware by D&DTechnologies (www. ddtech-global.com).
Magnetically triggered latch-es like D&D’s self-latchingMagnaLatch have been shownto offer safe, reliable operation, latching even when locked inthe open position. Pool gatesmust also be self-closing, andD&D’s TruClose hinges featurea tension-adjustable enclosedspring so gates need no haz-ardous external spring.
If you have a pool, you have aresponsibility to safeguard it.There is no substitute for vigi-lant supervision. But there areadditional steps you can andshould take to keep everyonesafe — including these:
• Never prop a gate open forconvenience or during poolparties. It’s simply not worththe risk.
• Always ensure that doorsfrom the home are locked, alarmed, or fitted with child-safety latching devices.
• Ensure that pet doors aresecured or open into an areathat is isolated from the pool.
• If the house forms one sideof the barrier, doors leadinginto the pool area should beprotected with alarms that pro-duce a loud sound when thedoor is unexpectedly opened.
• Power safety covers that
meet American Society forTesting and Materials (ASTM)standards can be very effectiveif closed whenever the pool isnot in use. Manually operatedcovers tend to be left open;closing them frequentlyrequires two adults.
• Ensure children in the homelearn how to swim, and thatadults know CPR. CPR can makethe difference between fullrecovery and brain damage ordeath. If anyone else will besupervising kids in the pool, makesure they learn it, too. Impressupon babysitters that they mustfollow your safety rules.
• When children are in thepool, designate a “water watch-er” to maintain uninterruptedsupervision of children in thepool at all times.
• When not in use, keep toysand other objects out of the poolarea, and don’t use chlorine dis-pensers that look like animals ortoys that will attract children.
With layers of protectionbetween your home and yourpool, you can give your familyyears of safer relaxation andenjoyment.

If your home will be on the market this spring, you’re probably looking for every possible edgethat will make it stand out to potential buyers. But
even if you’re staying put, you still want to make yourhome as attractive and valuable as your budget willallow.
“Daylighting” improvements that boost yourhome’s brightness and energy efficiency offer sub-stantial return on investment for both home sellersand those who will be staying in their homes for theforeseeable future.
Bringing the daylighting concept home
Industrial and office designers have long used day-lighting — the concept of illuminating interior spaceswith natural light from above — to improve energyefficiency, healthfulness and functionality of rooms. The slower housing market and sluggish economyhave raised homeowner interest in the concept.
“Daylighting improvements not only elevate ahome’s visual appeal for potential buyers, they canenhance homeowners’ enjoyment of their livingspace and reduce energy costs,” says RossVandermark, national product manager with skylight

pay off for homeowners
manufacturer VELUX America. Homeowners who want to apply
the principles of daylighting totheir home have many options:They can add windows or roof win-dows or install any number of typesof traditional skylights or SunTunnel tubular skylights.
The easiest daylighting upgrade
While adding a window in thewall of your home may raise practi-cal and design issues, adding a roofwindow or skylight can be mucheasier. Roofs are, for the most part,a blank slate, allowing you to installskylights wherever they are neededmost. And daylighting from abovedoesn’t just add functionality; itoffers room-changing drama anddecorating flair.
Roof windows are hinged, vent-ing units designed to be installedin easily accessible areas, such asthe angled walls in attic bonusrooms, and are operated by hand.A double-sash roof window isavailable that opens from both thebottom and top to form a balconyon your roof. These units often areused in place of, or to replace, dormers.
Skylights usually are positionedhigher on the ceiling, out of reach.Venting models can be opened orclosed manually with a control rodor by remote control.
Skylights are popular with day-
lighting designers for several rea-sons. First, they easily fulfill the pri-mary goal of daylighting by admit-ting more natural light into a roomthan similar-sized vertical windows— thereby reducing the need forenergy to power artificial lights. Butthey also work to enhance thehealthfulness of a home.
If you opt to install a manual orelectric venting skylight, it can be anatural, low-energy way to venthumidity, fumes and stale air fromyour home. Electric venting modelsopen and close by remote controland have rain sensors to close themautomatically.
Energy efficiency, high-tech
and decorating in one package
Another important similarityamong windows, roof windowsand skylights is in the glazing, orhow the glass is manufactured.Since the units are mounted facingthe sun, skylight glazing technolo-gy has to be among the best in theindustry. Quality Energy Star-qual-ified units feature double-pane,gas-filled construction to controlheat gain or loss, and filter thesun’s fade-causing rays.
Independent research done inDenmark shows that skylightsadmit 30 percent more light thanvertical windows in dormers. They also provide the drama of asky view that can’t be achieved
with vertical windows. In addition to high-tech features
such as remote control and auto-matic rain sensors, skylight blindsare available in a varied palette ofcolors and patterns. Homeownerscan utilize blinds as another deco-rating option while achieving asmuch as a 37 percent increase inenergy efficiency, according toVELUX America. They recom-mend closing the blinds on highheat and sunny days in the sum-mer to reduce potential solar heatgain.
Modern, low-profile skylightsare unobtrusive and as depend-able as vertical windows.Information about units with a 10-year, no-leak installation warran-ty, plus an installer locator, isavailable at veluxusa.com. Therealso is a free mobile phone appavailable to help homeowners seehow skylights and blinds wouldlook in rooms in their own homes. The Velux Skylight Planner App isavailable for iPhones, iPods, iPadsand Android phones.

LIGHT UP YOUR LIFE
Pacific Islands Construction has agoal to help photovoltaic (PV)owners and those considering
solar energy for their home becomemore knowledgeable about their pur-chase. As a general rule, most systemsare sold without any maintenance plans, and owners believe that the warrantieswill protect them from any future prob-lems. Pacific Islands Construction pro-vides free maintenance with every sys-tem purchase because we know that thisis not in the best interest of the equip-ment and installation. To protect thelong-term investment, it is critical thatthese systems are serviced and protect-ed, otherwise repairs not covered by thewarranties will be quite expensive.
What is not covered in the warranties? Most warranties cover the module con-struction for only five to 10 years. Energyperformance warranties are usually for25 years. Inverters have warranties foranywhere from 10 to 25 years. In the fineprint are many exclusions, and this iswhere the term “limited” comes intoplay. Consumers become far too comfort-able thinking the warranties will covereverything, and this is where future cost-ly repairs can eliminate all of the savingsone is expecting from owning a system.
The following system maintenanceshould be performed yearly:
• Modules should be cleaned peri-odically. Cleaning them will increaseenergy production. It also willremove contaminants that may cor-
rode the metal components.
• Roof penetrations need to be inspect-ed to insure they are watertight. If theroof penetration’s waterproofing is fail-ing, allowing water to enter the building,it causes damage to interior items thatcome into contact with it. Inspections
helps to prevent this from happening.
• All cables and wires on the roof needto be inspected to insure that they arenot setting on the roof and show no signsof deterioration. Electric cable attachedto modules can get loose from secure-ment and will blow back and forth on theroof as a result of the wind. This dam-ages the cable and leads to a costlyrepair.
• Electrical connections need to beinspected to insure no arcing occursbetween connections, which can lead
to bigger problems.
• Inverters need to be cleaned andinspected. Inverters become hotter whenthey have dust or dirt on or in them.Cleaning will keep them operating atcooler temperatures, making them moreefficient.
• Modules need to be inspected tomake sure they are securely attached tothe racking system and there are noloose connections from any hardware tothe roof. Modules that blow off roofs arecostly in many ways other than just themodule replacement.
The long-term system performance isdependent on the quality of the productand the periodic servicing of the equip-ment. Pacific Islands Construction willservice most manufactured equipment, and this will help protect your invest-ment.
Pacific Islands Construction providesa comprehensive education on solarenergy with every presentation we give. The more you know, the better yourdecision will be. How can we put lessstrain on our naturalresources? When you pur-chase a new item, from fur-niture to clothing, sometypes of resources are used

When modern conven-ience is a must-have, it’sOK to buy new — especial-ly if it helps to conserveresources.
One inexpensive way topromote conservation isby upgrading bath prod-ucts to water-saving mod-els. Many water-conserv-ing bath products are avail-able for the same price —and with the same func-tionality — as full-flow

If you have decided to sell yourhome, the last thing you want isfor it to sit on the market for a
long time. Taking some home improve-ment steps before listing can make yourhouse more attractive to potential buy-ers and put you in a better position tosell quickly.
So what do you need to do to ensurethat listing your house floods your realestate agent’s office with showingrequests?
1. Spiff up the entranceway | Everyinterested buyer will enter through yourfront door. Have you looked at yourentranceway with a critical eye lately?
Consider replacing old or saggingscreens. If your front door is dirty orscratched, clean it up or add a fresh coatof paint. Sweep away dirt and grime andset out a new entrance mat. Oil anysqueaky hinges. If you have plants orshrubbery leading up to your home, make sure that they are trimmed appro-priately. A manicured landscape leadingup to a welcoming front door will por-tray the positive experience of livingthere. An ugly or dirty entranceway canturn away buyers before they enter yourhouse, meaning that even if your homehas the most amazing interiors, theirminds may have already been made up.
2. Create an outdoor oasisby detailing your deck |Today’s buyer isn’t just inter-ested in the inside of a home, but the outdoor space as well.Taking your deck or patio fromdrab to fab may only requireadding a couple of stylisticextras. Start by adding beautifuldeck and fence post caps likeDeckorators VersaCaps to cre-ate a polished, upscale look foryour outdoor space. These one-size-fits-all caps have nestedinserts that are compatible withwood, composite and vinylposts, and come in a variety ofcolors. Next, add unique, deco-rative fascia corners that styl-ishly adorn deck skirting andcover unsightly corner joints.
These new decorative fascia corners comein two designs and install quickly withscrews.
3. Add outdoor extras for safety andstyle | Additions that are both beautifuland useful get noticed by potential buyers.Railings can add style to your deck, porch, patio or stairs, plus they add a safety ele-ment to your home. Deckorators CXTRailing is the perfect choice because youget to choose from a variety of rail andbaluster combos that emulate the look ofreal painted wood and are ultra low-main-tenance for long-term durability andstrength. Another addition to consider is
LED lighting that makes a home stand outat dusk and provides just the right amountof light, so outdoor space can be safelyenjoyed any time of day.
4. Add modern colors to interiorwalls | Cracked paint or dated wall colorsare sure to turn off buyers. For a smallprice, you can purchase plaster and sever-al cans of paint to refresh dated-lookingrooms for a clean, modern feel. Not surewhat paint colors are on-trend? Visit yourlocal paint or hardware store for insight.Remember, it’s best to avoid anything toobold, so even if you love fire truck red, pick a shade a little more demure so youattract the most potential buyers.
5. Reduce clutter for a clean, minimalist room | If you’ve ever visiteda house that’s been staged, you know thatit helps buyers envision what they mightdo with the room. To follow this example, you’ll want to make sure that you elimi-nate all clutter, clean up drawers and clos-ets, stow away extra items like pillows andblankets, and reduce the amount of per-sonal photography you display.Remember, you want buyers to visualizethemselves in your home, not see your lastfamily portrait and feel out of place.
Always keep in mind that you want topaint a picture for buyers of the wonderfullife they can have if they purchase yourhome. If they have a good first impression, they are going to want to submit a bid fast.

TIPS FOR HELPING YOUR HOME
STAND OUTIN A BUYER’S MARKET
One way to trans-form a house into adream home is by
utilizing the outdoor spacewith the addition of a newdeck/lanai or improve-ments to an existing one.
There are many choicesfor deck designs, materialsand colors that can makechoosing a dream deck alittle overwhelming. Butdeck design tools like thosefound at TimberTech canhelp ease the deck designprocess.
For example, Timber-Tech’s product selectorcan help homeownersdetermine which alterna-
tive decking materialworks best for theirlifestyle. Families withchildren, pets or even spe-cial-needs equipment likewheelchairs will be inter-ested in the productsoffered by TimberTech. They can easily withstandhigh traffic volumes with-out showing scratches orwear. These products willmaintain their good looksand durability in the yearsto come with minimumcleaning and maintenance.
Online design tools helphomeowners envision theperfect colors that matchthe house and find envi-
ronmentally friendly deck-ing and railing products. Some homeowners areinterested in a cleanappearance by using hid-den fasteners or railingsystems with no exposedhardware, while otherspursue a more economicalapproach to picking theperfect decking.
The beauty of compositedecking — in addition tothe multitude of color andmaterial options — is thatit’s fully customizable towhatever style or look iswanted for the deck.Homeowners can opt for adeck and railing design all
in one color to perfectlyblend in with the house, orcan go the contrastingroute to make the deck aunique design feature.
Decks can be both prac-tical and stylish. Considerreplanking an existingwooden deck or adding anew deck.

DISCOVERINGTHE MOST DURABLE FLOORIN THE INDUSTRYFROM PAGE 4
BY BRANDON BOSWORTH
You have just purchased a newhome. Or maybe you’ve opened abusiness. You’ve given thought
about how to decorate, buying furnitureand overall sprucing up your new space. But have you thought about how to goabout protecting your property?
While Honolulu remains one of thesafest of major U.S. cities, rates of prop-erty crime remain high. Depending onthe source cited, property crime inHonolulu is between 15 and 20 percenthigher than the national average in anygiven year. Anyone with a new home orbusiness needs to seriously considersafeguarding what is theirs.
This is where APN Alarm Co. ofHawaii steps in. A local company basedin Halawa Valley, APN (AdvancedProtection Network) offers a variety ofhigh-tech residential and business secu-rity solutions to clients. According tocompany president Steve Van Ness, quite a few savvy Islanders realize theimportance of installing security as apreemptive measure. “Many of ourclients are new homeowners or some-one opening a new business, and thesepeople consider installing securityas something
that needs to be done,” says Van Ness.APN Alarm Systems has been provid-
ing security solutions for Hawaii resi-dents since 1996, but Steve Van Ness hasbeen in the business far longer. “I’vebeen in the security industry since 1986,”he says.”I started as a sales consultantwith Emergency Network in Texas. Iworked my way up, but I’ve always hadan entrepreneurial spirit and decided tostart my own company.” In 1990, hestarted Affordable Security. In the mat-ter of a few years, Affordable Securitywas nationally recognized as one of themost successful alarm companies inAmerica. Yet Van Ness wanted newchallenges, as well as a differentlifestyle, and that meant relocating toHawaii. “I’m a former U.S. Marine andwas stationed at Kaneohe Marine CorpBase Hawaii as a helicopter pilot,” saysVan Ness. “And my wife is fromHawaii.” In 1996, he and his family relo-cated back to the Islands.
Installing and running a security sys-tem can be a daunting task to many indi-viduals, especially those who haverecently been traumatized by a burgla-ry. APN seeks to make the process lessstressful by offering top-notch customerservice. “Our salespeople are requiredto go through the entire process with aclient,” says Van Ness. “They are thereat the installation and they are therewhen it’s done to help show how the sys-tem works.” In addition, there always isa live person available 24 hours a day toanswer client questions. As Van Nessobserves, “When your alarm is going off,
you want to talk to someonenow.” The com-
pany hotlineis manned
by technicians and supervisors. Like everything else, home and busi-
ness security has embraced the high-tech era. “The tech boom has really hitthe security industry,” says Van Ness.“Clients are amazingly connected now.”APN Alarm Company offers plans thatallow clients to monitor their propertyfrom afar. “Our camera systems allowpeople to view their homes or business-es via devices such as smart phones oriPads. You can access and control yoursecurity system from anywhere in theworld.” If there is a break-in or otherbreach of security, the alarm system cansend an instant message or a text to yourcell phone.
Should your security system malfunc-tion or get damaged, APN has takensteps to insure you won’t be withoutsecurity for long. “We stock back-ups ofeverything we sell,” says Van Ness.“There is no waiting around for spareparts to be shipped in. We are alwaysprepared to remove and replace whatev-er isn’t working.” Repairs are very fast, and generally the work is done within 24hours of the customer contacting APN.
Those looking to install a new securitysystem can contact APN AlarmCompany for a free estimate. APN offersa variety of plans to suit individualneeds, and has both financing and leas-ing plans. Call 484-9411 for free consulta-tions or visit the company’s website atapnalarm.com.
