• When you’re looking for deals online, you need a way to quickly analyze a

deal to figure out if it’s worth your time to investigate further.

• Keep in mind, this is strictly a numbers game.

– Always be thinking “show me the money!”

– If you let your emotions get involved, you’re looking for trouble.

• Follow these formulas and you’ll save a lot of time and you’ll make more

money.

• If you don’t follow these formulas, you’ll waste a lot of time and make a lot LESS money or even LOSE money.

MaximumPurchasePrice

• The ABSOLUTE MOST you can spend to purchase the property.

• If you spend more than this, you will risk not making the money you want, or possibly LOSING money.

• The asking price is pretty much IRRELEVANT!

– If the asking price is less than your MaxPurchasePrice, then your MaxPurchasePrice is the asking price!

• 2 Golden Rules

– Rule #1: Never ever EVER break this rule.

– Rule #2: If you have a good reason to spend more…

EstimatedMarketValue (ARV)

• As the name implies, this an estimated market value of the property, most likely after it has been repaired.

• Use free sites like zillow.com or eppraisal.com to get estimated market values.

• Pay for premium services like sitexdata.com.

• Get realtor comps.

• Get a professional appraisal.

TotalExpenses

• The sum of all costs from the moment you own the property, to the moment you either sell it, or start making a positive cashflow.

• Sample expenses and estimates:

– Rehab/Repairs (15% of ARV)

– Closing (0.5% of ARV)

– Holding Costs (7% of ARV)

– Unexpected Costs (4% of ARV)

– Misc. Costs (1% of ARV)

– Acquisition Fee (5% of ARV)

Magic Formula Example

• Let’s assume our goal is to make a Profit (P) of $30,000.

• Let’s also assume the property has an EstimatedMarketValue (V) of

$100,000.

• This would imply our Expenses (E) are as follows:

– Rehab Expense (15% of $100,000) = $15,000

– Closing Expense (0.5% of $100,000) = $ 500

– Holding Expense (7% of $100,000) = $ 7,000

– Unexpected Expense (4% of $100,000) = $ 4,000

– Misc. Expense (1% of $100,000) = $ 1,000

– Acquisition Fee (5% of $100,000) = $ 5,000

– TOTAL EXPENSES (E) = $32,500

• Now plug the numbers into the magic formula (M = V – E – P) and you get:

– MaxPurchasePrice = $100,000 – $32,500 – $30,000

– MaxPurchasePrice = $37,500

– Am I telling you that you can find a property worth $100,000 for only $37,500? YES!! There are lots of them out there today!

Is It A Good Investment?

• Making money investing is all about buying UNDER VALUED assets.

• And if you can buy that under-valued asset at a discounted price, EVEN BETTER!

• Therefore, if M + E = V, then you got a “fair” deal.

– Secret: “fair” deals don’t make money.

– You need M + E < V

Investment-To-Value Ratio (aka “LTV”)

• I = T / V

– I = Investment-to-value ratio (or LTV)

– T = TotalInvestment (MaximumPurchasePrice + TotalExpenses)


• The lower the ITV, the better

– Example: ITV = 65% means you’re buying a property for 65% of what

it’s worth.

• You’re paying $65,000 for a property worth $100,000.

Is It A Good Deal?

• Figure out what you would like your ITV to be.

– In other words, what’s the most you’re willing to pay to acquire a property relative to its EstimatedMarketValue?

• 65% is the number I like to use.

– Easy to go to an investor with a deal like that.

– Lots of room for error and makes it a lot more difficult to lose money.

ITV Example

• Let’s assume our ITV threshold is 65%, meaning the most we’re willing to

pay to acquire this $100,000 property is $65,000.

• Now plug the numbers into our ITV formula (I = T / V) and you get:

– ITV = TotalInvestment / EstimatedMarketValue

– ITV = (MaximumPurchasePrice + TotalExpenses) / EstimatedMarketValue

– ITV = ($37,500 + $32,500) / $100,000

– ITV = $70,000 / $100,000

– ITV = 0.7 (70%)

– Does this property meet our criteria? Nope. We want 65% or less.

How It Looks When It Works

• What if you removed the $5,000 acquisition expense? You would get:

– ITV = ($37,500 + $27,500) / $100,000

– ITV = 0.65 (or 65%)

– Now we have a DEAL!

• What if the asking price of the property was only $30,000, or we negotiated it down to $30,000? Then…

– ITV = ($30,000 + $27,500) / $100,000

– ITV = 0.575 (or 57.5%)

7 Critical Factors To Look For Before Choosing To Invest

In A Market

1. Increasing Population Growth

• Look for strong increasing population growth.

• More people moving-in means more potential tenants.

• Naturally, demand for housing is increasing and supply is decreasing.

• Much better chance of appreciation.

2. Strong Diverse Economy

• Multiple sources of jobs.

• Single source of jobs increases your risk because if something happens to that company, you could be in trouble.

3. Infrastructure and Improvements

• Look for highways, airports, and mass transit.

• Government should be pro-growth and ideally more “landlord friendly” as

opposed to “tenant friendly”.

4. Value of the Marketplace

• Median home price ~4x annual income.

• If the median home price < 4x annual income, then it’s good value.

– Otherwise, it’s overpriced.

5. Vacancy Rate

• Ideally vacancy should be < 10%.

• These days you may have higher vacancy due to high foreclosures so understand why the vacancy is so high if > 10%.

• Confirm with property management companies or other real estate investors in that area.

6. Provide What The Majority Want

• Does the property have what the majority of the people in that area want?

– Amenities, parking, etc.

– For example, if the majority drive cars, make sure your property has sufficient parking.

7. Retiree Hotspot

• This is more of a “bonus” rather than a “must have”.

• More retirees = more potential renters/buyers.

• Optionally, you could rent your property seasonally.

Due Diligence Research Online

• Use www.BestPlaces.net

– Info might be dated at times, but good starting point for the 7 factors described earlier.

• Use www.trulia.com

– Heat maps show recent sales and market values in neighbourhoods.

• Use “street view” on maps.google.com

– Images may be dated but use it to your ADVANTAGE!

– TIP: Get the realtor to provide you with current photos of the houses beside, and in front of your property, and then compare to the images on Google Maps!

Here’s The Problem…

• It’s VERY time consuming. Even once you get good and fast with the process, it will still take you about 5-10 minutes per property.
