Pre-fabrication solutions reduced on-site activities by 40%
Imtech provided building services on Spire Healthcare’s
flagship, state-of-the-art hospital in Didsbury,
Manchester. The project team worked closely with
client, Vinci Construction, throughout the two-stage
tender period prior to contract award.
Programme Strategy The construction programme was developed early
with Vinci Construction, to ensure it reflected the
build strategy and created a joined-up approach. This
enabled the team to start on site with a clear picture
of how the project would be delivered. The strategy
was broken down into main service routes, floor plates
and plantroom areas, enabling the team to limit its
exposure to programme, understand risks and achieve
flexibility in delivery.
SolutionsUtilising pre-fabricated solutions enabled the team to
manage and mitigate potential labour productivity
issues and improve health and safety, by reducing
the need to work at height. Using this practical value
engineering approach from the outset strengthened
our relationship with the client.
Valued Supply ChainThe robust evaluation and selection of the supply chain
was another factor in the success of this project. Those
selected provided real benefit, bringing operational
excellence within their respective areas whilst working
in a collaborative manner with all stakeholders.
Spire Hospital, ManchesterValue: £12m

Delivered via the P21+ Framework
Imtech was appointed to provide and install the
complete, fully operational interfaced and integrated
mechanical services, public health systems and electrical
services to serve the new accommodation within the
extension of the Neonatal Intensive Care Unit (NICU).
ApproachThe team had to ensure the management of noise
levels and dust for the overall clinical environment
throughout the extension project, as the work was
taking place next to the current live NICU ward.
The proactive solutions implemented reflected our aim
of communicating with clinical staff and understanding
the challenges within this environment.
Solution
We were able to control and reduce noise levels by
installing a temporary acoustic wall between the
extension and the existing area. This had the additional
benefit of helping prevent dust from traveling from the
building site into the fully operational ward.
Constant communication on daily noise levels was
instigated by our team with the hospital staff. We also
re-routed services to limit noise adjacent to the live
ward and used hand tools to limit sound travelling
through the ductwork.
John Radcliffe Hospital, Neonatal Intensive Care Unit Value: £1.6m

Over 8,000 patients treated in 2016 by Emergency Department
The Mater Hospital, Cork was the first new hospital
in the area for 30 years. Imtech was appointed to
undertake the supply and installation of the mechanical
and electrical services for the facility, along with
testing, commissioning and validation of all systems
and interfaces.
Infection ControlThe installation of the air conditioning within each
individual in-patient bedroom was completed to
the highest design and installation specifications, to
ensure the specified objectives of limiting the spread of
infections, such as MRSA and C.Diff, were achieved.
Challenging ScheduleThe 10-month programme proved the most challenging
aspect of the project. To overcome this the team
utilised off-site prefabrication for mechanical and
electrical elements including pre-fabricated pipework
sections, pump skids and electrical containment.
This approach reduced on-site installation times and
ensured the project was successfully delivered on time
and to budget.
Mater Hospital, CorkValue: €6.8m

Lean construction techniques implemented to ensure programme delivery
Rampton Hospital is a high-security psychiatric hospital.
It houses about 400 patients and is categorised as
a specialist hospital facility, with approximately
2000 staff on-site. The project was to refurbish the
mechanical and electrical systems within two blocks;
consisting of high-security residential wings and offices.
A new plant room was also constructed, utilising
existing infrastructure services.
Controlled EnvironmentAccess within the facility was tightly controlled, the
team liaised with the client throughout, minimising
any impact to daily activities. The anti-ligature areas
also presented challenges, due to all equipment being
subject to stringent physical testing.
Communication Communication was key to the success of this project.
Liaising with both the client and the main contactor at
all times led to a successful completion and developed
a strong working relationship. This directly led to
Imtech being appointed to deliver the mechanical and
electrical installation project at Rampton’s new Child
and Adolescent Mental Health Services unit.
Forward Planning Working within a secure hospital presented access,
security and scheduling considerations. With little
on-site storage available, deliveries were planned to
coincide with the installation programme on a just-in-
time basis.

Long-term relationship has led to excellent collaboration
Imtech has been working alongside the Estates
Team at Cambridgeshire’s internationally renowned
Addenbrookes Hospital for over 30 years and have
successfully delivered many varied mechanical and
electrical projects across the site.
Continued GrowthAs part of the continued growth of the hospital our
engineers have undertaken numerous installation
projects to extend and expand wards, units and
departments including; Haematology, Histopathology
and Accident & Emergency. This has allowed the
hospital to increase availability of consultants, doctors
and practitioners creating additional clinics for patients
and reducing waiting lists.
Live EnvironmentMany projects within this busy clinical environment
have been delivered whilst an area has remained
operational. The experience gained and the
relationships forged over the years working within
the hospital, means our teams have the ability to
understand the requirements of each ward or unit by
working in collaboration with the staff. Resulting in as
little disruption as possible to the day-to-day running
of an individual department.

Continual independent monitoring and verification of savings by CEF Harrogate and District Hospital is part of the Harrogate
and District NHS Foundation Trust that cares for the
population in Harrogate and the local area, as well as
across North Yorkshire and Leeds.
Infrastructure ImprovementsImtech were appointed by Harrogate and District
Hospital, via the Carbon Energy Fund (CEF) framework,
to upgrade and improve its mechanical and electrical
infrastructure and deliver guaranteed savings of over
£15m in the next 25 years. Following the installation
project, Imtech’s technical facilities management
team are ensuring the guaranteed savings are realised
through optimisation of the systems via a robust
maintenance regime.
Innovative ApproachThe team took an innovative, holistic approach to the
design element of this project. By understanding the
whole system, they were able to implement innovative
solutions in a number of areas.
One example is the recycling of low grade waste
heat created by the main system. Usually lost into
the atmosphere, this heat is now rerouted to the top
deck of the hospital car park and reused within an
underfloor heating system to de-ice the surface. This
has created savings of approx. £25,000 per annum,
which would normally be spent on gritting this area
during the winter months.
