Our story

A landlord came into my letting agency one day and asked, “What makes you different from the agency down the road?” I gave the usual spiel of, “Price, service, etc”, but as she left, I thought to myself, “My answer simply isn’t good enough; I need to give evidence, to offer full peace of mind to landlords that we maintain and manage their investment.” This got me thinking about how I could differentiate my business, and tangibly show landlords the professional service we provided. I needed a series of factual and robust reports, showing and monitoring the condition of items at a property throughout the whole tenancy cycle.

We teamed up with some great IT guys to create concise and clear tenancy cycle reports, that can be stored, compared, and updated. Importantly, the software had to be streamlined and easy to use, to meet the demands of busy property managers.

Our reports are constantly evolving, to meet legislation of the industry, and we are continually adding new income generating tools for agents, reducing the need to outsource.

The software changed my lettings business, resulting in massive efficiency cost savings, huge service benefits, and most importantly, we grew by 350 managed properties within 3 years.

Why our Midterm inspections are so good

Midterm reports are a quick and simple way to check that the tenant is looking after the property, as per the rental agreement, as well as allowing you to record any maintenance issues. 

The report is set out like a checklist. If the question is not relevant, then simply leave it as N/A and it will not appear on the finished report. 

If you have been to the property before, then the previous answers will be pre-selected. Simply change or delete any answers or notes and take fresh photos. It’s as simple as that.

There is a legal duty to assess and control the risk to tenants of exposure to legionella bacteria.
