Selayang - Rawang Bypass ... Toll-free (under-construction)

- Dual-carriage highway (2 lanes up, 2 lanes down with a middle divider)

- Only 12 minutes to the City.

- Upon Completion, ‘Erina Heights’ is only 10 to 12 minutes from Batu Caves. Giving it direct access onto the Middle Ring Road and the whole Klang Valley Highway system.

- This bypass also has direct access onto the Outer Ring Road system (under-construction), linking it to Guthrie Corridor Expressway, Kuang town, West Coast Highway, Klang etc.

- Upon completion, this toll-free bypass is probably the most accessible road to Genting Highlands from KL City, KLIA, Southern and Northern Peninsular.

Giving ‘Erina Heights’ direct access to 80% of the Malaysian Population.

Q2 WHO WILL RENT THE BUNGALOWS MONTHLY OR YEARLY ? A2 Generally there are 2 groups of people that will rent a place like ‘Erina Heights’.

i) Category 1 are people who will rent it for a long term period i.e. monthly or yearly.

ii) Category 2 are people who rent it on a short term period i.e. daily or weekly. These are

the people who come to ‘Erina Heights’ for weekend holidays, seminars, weddings, tourists from overseas, people who want to take time off to renew themselves etc.

Here we will look at people who will stay in ‘Erina Heights’ for a couple of months or years. At present there are large segments of ex-patriates that are living in Malaysia. They are Koreans, Japanese, Indonesians and a large segment of Europeans and at certain times of the year Middle Easterners who will come and stay here for 3 to 4 months to avoid the hot summers back home. The foreigners choose Malaysia generally because of its excellent infrastructure, its warm climate, wide usage of English, modern amenities, quality but low cost of living, in comparison with the surrounding countries. The categories of the people who will stay in ‘Erina Heights’ are as follows. It is fairly easy to identify and reach each and every group and over time the way ‘Erina Heights’ is planned will fit into each and every one of their needs, requirements and lifestyle perfectly.

CATEGORIES OF PEOPLE

THE KOREANS AND THE JAPANESE i) There are some Koreans and Japanese who have taken up ‘Malaysia My Second Home’

program. A large segment of these people do not wish to purchase properties in Malaysia …. Property is a long term investment.

What they require is a fully furnished Bungalows with cleaning services, security, emergency medical services if required, Recreational activities, convenience of modern amenities, shops, restaurants, etc and a cool green environment like ‘Erina Heights’ with excellent connectivity. Being a closely knit community they prefer to stay among themselves. Yet there are very few Developments that provides them the abovementioned facilities all in one Development complete with a fully furnished house right up to the last detail. There are Korean and Japanese Real Estate agents and companies that provide ‘Malaysia My Second Home’ services that would be happy to work in collobaration with ‘Erina Heights’ to meet the needs of their clients.

ii) Healthy but retired couples upon retirement have found their disposal income greatly

reduced. Living in their own country has become expensive. ‘Erina Heights’ is an excellent alternative where they can maintain the quality of life as before at a fraction of the cost back home.

What they do then is to go back 2 or 3 times a year to visit their relatives and friends and do their medical check-up back home. Yet they spend 10 months in a year in Malaysia.

iii) There are a lot of ex-patriates that are working in Vietnam, China, Cambodia,

Indonesia, Philippines, India …. but set up the home for their spouse and children in Malaysia.

EUROPEANS i) The categories of Europeans who stay in Malaysia are probably the same as the

Koreans and Japanese.

The only difference is the Europeans are probably not as closely knit as them. They would probably be more adventurous and stay among the locals. ‘Erina Heights’ offers them a lifestyle at a fraction of the cost back home. It is easy to work with a European Real Estate agent towards this end.

MIDDLE EASTERNERS (June, July & August)

i) 3 to 4 months a year the hotels in Kuala Lumpur are fully occupied by Middle Easterners. During this period it is normally near impossible to find a service apartment that is vacant in the City.

We believe ‘Erina Heights’ and its facilities is perfectly fitted into the requirements and lifestyle of the Middle Easterners during this period. It is easy to identify them because there are only 2 to 3 major tour companies that specializes in their business. Most of the time these tour companies have Middle Eastern partners. SINGAPOREANS (Erina Heights perfect retirement destination)

i) Upon retirement most Singaporeans find their own country too expensive to support the lifestyle and standard of living they are used to.

For Singaporean Malays Malaysia has always been a good option for retirement. Over the last few years a large segment of Singaporean Chinese has looked at Chiangmai, Thailand and other countries as an option.

Most of the less adventurous Singaporeans stay on in Singapore by downsizing their apartment and settling for a lesser standard of living they are used to. Malaysia with its similarities in culture, languages, lifestyle, MM2H program in general and ‘Erina Heights’ specifically is the best location and perfect fit for Singaporeans who are retiring. ‘Erina Heights’ offers a lifestyle, recreational activity, connectivity and convenience at a cost most Singaporeans will be thrilled to discover.
