Barbara QuistBarbara Quist became a licensed realtor in Michigan in 1979. After her 28-yr marriage ended, she chose her children and family over multi-million dollar assets. “Things are things,” Barbara said, “but family is everything.”

With little money, she moved in with her aging parents. This achieved two things: more time spent with them, and the opportunity to save money toward attaining her dream. She diligently worked long days and endless nights. With a bit of financial support from her parents and Re/Max corporate financial arrangements, Barbara was able to capture her dream and purchase the franchise!

Barbara’s business model exemplifies that which has led to the Re/Max brand’s success: Professionalism, Integrity, Honesty and Experience. “We do not close any transaction without each component. It has to work for everyone involved, or it doesn’t work at all,” she explains.

In an effort to find an additional location for her business, her decades of experience and a great deal of research brought realization of the tremendous growth potential in the Trinity area. Debbie DawsonWith her roots planted firmly in Trinity ground, Debbie Dawson, Re/Max realtor and publisher of IT’S YOUR HOME Magazine, has a love for her family and community like no other!

Debbie moved to West Tampa Bay from New England, when she was 20 years-old. She fell in love with the Trinity area and chose to make it her home, where she would subsequently raise her family.

One company wants all building materials to have ingredient labels. Would you use them? Have you ever looked at your maple cabinets and wondered what death-defying ingredients they contain?

Wonder no more. Perkins + Will architecture firm has created a database that links common construction materials to government warnings about the health-harming ingredients, including VOCs, building materials contain. The company also is spearheading a movement to plaster ingredient labels on common building products, like flooring and lumber.

Thinking of painting the family room? Paint contains chromium compounds that can trigger asthma. Want to replace carpet with vinyl tile? Vinyl contains diisoheptyl phthalate, which has produced cancer in lab animals.

If Perkins + Wills has its way, all building materials someday will contain ingredient labels, like those on backs of cereal boxes.

Peter Syrett, an architect and a leader of this labeling movement, thinks consumers should know what health hazards lurk in the remodeling materials they buy. “People make sophisticated choices every time they go grocery shopping. Or buy baby bottles or toys,” Syrett told the New York Times. “There’s no reason it can’t be the same with building products.”

We find that as real estate appreciates, more of our business owner and real estate investor clients take advantage of section 1031 exchanges (aka “1031 like-kind exchanges”) that can provide significant tax benefits to commercial and investment property owners. Through a 1031 exchange, an investor can defer recognition of taxable gain, by reinvesting in like-kind or similar property within certain time limitations and other restrictions. A 1031 exchange is an extremely flexible investment tool for almost every type of real estate investment. Below are a just some of the basic rules when navigating a 1031 exchange. productive use. The properties exchanged must be held for investment purposes or used in your trade or business. An “investment property” is the passive long-term holding of property, with the expectation of its appreciating in value. Property that does not qualify for a 1031 exchange includes a personal residence, second home or vacation home, inventory property, partnership interests, bonds, notes or stock, stock-in-trade or other securities or evidences of indebtedness or interest.

2. Like-kind exchange. 

To be “like-kind,” the replacement property must be of a similar nature or character to the relinquished property and must be held for productive

use in a trade or business or for investment purposes. Examples of like-kind exchanges include a commercial office project for a farm or ranch, a shopping center for an office building, and raw land for a hotel.

3. Exchange does not have to be “simultaneous.” 

An exchange can be simultaneous (i.e., simultaneous swap) or non-simultaneous (i.e. deferred or “Starker Tax Deferred Exchange”). For a non-simultaneous exchange, the taxpayer generally uses a qualified intermediary or exchange facilitator who holds the proceeds of the sale, prepares all legal documents and facilitates the transaction. It is crucial to identify the replacement property at exactly 45 days from the date of the relinquished property’s sale.

Likewise, the seller/commercial investor must acquire the replacement property within 180 days of the sale of the relinquished property. These time limitations are not extendable by the IRS and must be followed.

4. Title taken in same name. The title on the replacement property  should be the same as was on the relinquished property. For example, if an LLC was on the title of the relinquished property, it must be on the title of the replacement property.

The traditional purpose of a Chamber of Commerce is to create a bridge between businesses operating within a community. When Dan Sullivan & Joe Alpine collaborated to establish the new Trinity Odessa Chamber of Commerce, they chose to adopt a non-traditional approach that links local businesses, not only to each other, but to the residents within the community.Recent up-turns in the real estate market, both commercially and residentially, along with forecasts of tremendous growth in the Trinity Odessa area, resulted in the founding of the TOCC. Dan & Joe gained support from other community leaders and businessmen, and they officially launched the new Chamber February 1.

Michael Cox, Associate Vice President and Assistant Branch Manager at Wells Fargo Advisors, Trinity, and the first Chairman of the Board for TOCC, said, “Dan & Joe started TOCC with nothing but a concept, and when they approached me about it , they signed me up! This is an amazing undertaking, but we’re brand new like a blank canvas. We can paint our picture any way we choose.”

The Board of Directors is comprised of members from an array of business backgrounds and specialties, to provide a platform of diversity for decision-making that will best benefit the TOCC and the community as a whole.

The chamber has chosen “Where Commerce and Community Connect,” as its grand slogan and attainable ambition for the rapidly-expanding areas of Trinity & Odessa. Dan, the Executive Director, explains, “Our goal is to connect the community with our members and our members with the community. With so much growth about to happen in Trinity Odessa, we want to be the resource of information for the community.”

As Trinity Odessa residents are introduced

to the TOCC members, they can expect to receive discounts and incentives from these local businesses. This type of connection with community is a priceless benefit to these local businesses which rely on the patronage and support of its residents to succeed. Increased awareness coupled with improved visibility creates a win-win scenario for everyone!

“Pasco County does a great job bringing new businesses to the area,” Michael admits. “However, there is no emphasis on helping the businesses once they are here. The Trinity Odessa Chamber will add another level, which will build on the foundation that connects businesses to the end users.”

Dan’s vision for the TOCC is simple: “To develop a Chamber of Commerce that works for the community and creates an environment to help grow local businesses and organizations.”

Apparently, this vision and non-traditional chamber approach has businesses in the area quite enthused! After just one month, membership has already reached nearly 80, and continues to gain momentum. Charter memberships are only available until June 30th. According to Dan, “As a charter member, your company or organization will be recognized for the life of their membership as a charter member. “The TOCC administration encourages businesses to take advantage of this one-time opportunity. “Invest in the Trinity Odessa community today!”

The 2014 Leadership Pasco Class, with support from local restaurants and a host of business sponsors, will hold its fourth annual Taste of Pasco from 4 p.m. to 7 p.m. on Saturday, April 12 at the Rotary Pavilion at the Concourse, 15325 Alric Pottberg Road in Shady Hills. The venue is conveniently located off State Road 52 less than one quarter mile from the Suncoast Parkway.

A Taste of Pasco offers something for everyone in the family and benefits two local charities: the Runaway Alternatives Project and the West Pasco Pregnancy Center, both in New Port Richey. There will be delicious food and beverage samples from local eating establishments and culinary institutes; live music by the Time Bandits and the Sunset Rebels; a silent auction; and children’s activities.

This year’s class has set an event goal of $40,000, according to Event Co-Chairperson Amanda Hart, Owner/CEO of Blackjack Media Group in Hudson. “With 100 percent of the funds raised going to the two charities, this is a win-win situation for all involved. Our motto is Class of 14: Focused to Do More, and that’s exactly what we intend to do,” she said.

The 2014 Taste of Pasco Presenting Sponsor is McWilliams and Son Air Conditioning, New Port Richey, and the owner is Gil McWilliams, a member of this year’s Leadership Pasco class. Leadership Pasco is comprised of local businessmen and women who have demonstrated strong leadership skills in the community and also in their workplaces.

Tickets are $30 and can be purchased at www.tasteofpasco.com or at the event. There’s no charge for children 12 and under, but $5 passes will be required for some of the children’s activities.

Because the venue has pavilions, the event will take place rain or shine. “Nothing will deter us from supporting these great causes, and we hope the community feels the same,” Hart said.

DON’T adjust any controls or unplug any sort of internal plugs.DON’T eat, drink, or smoke around the computer.

DON’T spray or squirt any liquid onto ANY computer part. DO spray liquid onto a cloth and use that to give the part a rub down.

DON’T vacuum the inside of your computer. It generates static electricity that can damage the internal components.DO use compressed air to free up extra dust & use a portable vacuum for suction if needed.

DO keep track of all the tiny screws & parts.DO clean your computer at least once a year. More, if it gets heavy usage.

Have you seen the ASPCA commercial narrated by Sara McLaughlin, who makes a heart-wrenching plea for donations to save the poor, helpless canines, essentially on death row? I can’t watch it without getting teary-eyed. I usually turn down the volume, flip to another channel or remove myself completely from the room. I have a huge heart for animals, most specifically, dogs.

I was quick to share a post on my Facebook wall in early March, regarding the possible closure of an incredibly important facility in Pasco County, SPCA Suncoast. This is a travesty, because the need for this compassionate organization, and those like it, is profound.

The SPCA Suncoast in New Port Richey held a fundraiser a few weeks ago as a last ditch effort to save their animal shelter. Shelters all over the country are doing the same thing to keep their rescue facilities operable for the sake of the helpless.

According to Brandon McMillan, animal/dog trainer and star of “Lucky Dog,” seen on CBS Saturday mornings, as many as 1.5 million dogs are euthanized every year in this country. His personal mission is to take one dog out of the local shelter each week, train and socialize the dog at his “Lucky Dog Ranch,” then place the disciplined canine with his/her forever home.

A week ago, my husband and I were presented with the opportunity to “foster” a dog that was facing euthanasia,

because the shelter and the humane society had no room. My sister, Dana, and her family own three dogs, and regularly foster others. She explained that when the rescue shelters are full, pets who are surrendered do not receive time to be adopted. They are put down. Strays that are found have 5-7 days, giving the owner a fair chance to locate their lost pet.

Appalled, Mike & I agreed to foster “Kelly,” an adorable, little dachshund with nowhere to go. In less than 24 hours, we decided to adopt her, and we couldn’t be happier to have saved the life of this sweet, nine year-old puppy!

Please consider donating money, food or supplies to the SPCA Suncoast, or open your heart and home to foster or adopt a furry friend today. It’s a great feeling to save a life!

donations, every dollar counts. It is only with the community’s help that the shelter can remain open and
