This fine, Grade II listed character property has seen many changes over the years and now offers you the chance to be part of its story. Renovated over the years and so well cared for, it’s both impressive and comfortable, cosy and welcoming, and the secluded grounds offer huge potential, currently laid out for equestrian usage. In the heart of Norfolk, near the coast, main roads and market towns, it retains a sense of tranquility and has been a true haven to the owners.

A Rare GemPeriod properties rarely have such a sense of history as this one. Thought to date back to the 15th century in its oldest areas, even the Tudor parts of this house are ‘later’ additions, with subsequent changes in the Georgian and Victorian eras. The house was a farm for many years and has been a school in the past too before being renovated. The current owners first drove up to view it when the mist was hanging low over the fields and they instantly fell in love with the attractive house and its beautiful surroundings. They have worked hard to transform the grounds and the result is a superb property that anyone would be proud to call home.

KEY FEATURESFun With FamilyThis is a home that brims with character, from the crow stepped gables to the original fireplaces. The cosy farmhouse kitchen leads to a breakfast room with Aga – the quintessential heart of the home, stable door open from spring onwards to let the fresh air flood in. It’s the kind of place where children can sit up at the table doing homework while you cook, where friends can gather for a coffee and where you can catch up with the family and put your feet up over a long and lazy weekend brunch. Next to this, there’s an impressive reception room that’s perfect for relaxing or for children playing, with a further two formal receptions found to the other end of the house – perhaps a dining room and snug. This is a house that will grow with you, able to adapt to your changing needs over time. It would certainly be a wonderful home for a growing family and the owners have very much enjoyed it as a place to entertain friends and family: “We’ve had some super parties here and we often have people to stay. You can work from home too, tucking yourself away up in the attic or one of the receptions where you can always find a quiet corner.”

Fresh Air And FreedomOutside, there’s ample parking to the front of the house and when you step out of your car, you head through a gate into a pretty walled garden from where you can really appreciate the position of this desirable home. The formal gardens wrap around and offer sun and shade throughout the day, with space for your children or grandchildren to run around and get plenty of fresh air. There are also around three acres of stock fenced paddocks with hedgerows, home to a variety of wildlife. The owners have had ponies, donkeys, a goat and their beloved dogs here and you could also have chickens or even sheep. It’s well set up for equestrian use but could also be partially used for growing your own or as parkland – it’s up to you. You have neighbours but they’re not on top of you, so you really do have the freedom to do your own thing. “Our son had his wedding reception here, with pretty lights on the trees leading up to the house and a huge marquee on the lawn. It’s so nice not disturbing people.” Beyond the grounds, you can head out along the Marriott’s Way, enjoy a jog or explore the nearby cycle paths – it’s perfect if you love the great outdoors. The pretty market town of Reepham is just down the road, as is the desirable village of Bawdeswell, so you’re spoilt for choice with shops, schools and places to eat. A little further afield, Holt is well worth a nose, while the North Norfolk coast and the beaches of East Norfolk are an absolute joy.

SUMMARY

Jordan House is a superb country residence, which has been significantly and sympathetically modernised and renovated by its current owners. Original parts of the house are believed to date from the early 15th century, with Tudor, Georgian and Victorian additions added over time. The grade II listed property has an extensive amount of period features including a fine inglenook fireplace in the sitting room with stone mullioned windows and some original doors. Also within the sitting room there is a wood burning stove and a fine York stone floor. The drawing room has a good ceiling height and includes an impressive open fireplace with stone mantle and surround and a pamment hearth. The breakfast kitchen includes an Aga and adjacent to this is the prep kitchen. The house itself is constructed of red brick elevations under a slate and pantile roof. The house has some particularly fine hexagonal shafted chimneys and a number of the windows, that have recently been renovated have leaded lights and stone mullions. The property also offers fine crow-stepped gables. To the first floor there are five good size bedrooms, with the master bedroom having a delightful barrel vaulted ceiling and period fireplace. The two bathrooms are spacious and include showers. On the second floor there is a large attic room, which has in the past been used as a bedroom. This could provide a fantastic master bedroom suite and with the necessary consents, a dormer or velux window could be added. Externally the property is situated centrally within its formal gardens, in a quiet, secluded and unspoilt countryside location just 2 miles south west of the Georgian market town of Reepham. The house is approached by a generous gravel drive and has a large parking and turning area, whilst also providing access to the garage and stabling. A separate gravel drive offers a two street frontage and provides access to the back and side of the house. Just to the east of the house is a loggia and a garage workshop that has power connected. The stabling comprises two stables in a modern block that could be moved if necessary. A more traditional stable block of brick elevations under a pantile roof can be found adjacent and includes one large loose box and a n adjacent tack room/store with a hayloft above. In addition, the paddocks which are accessed off the main drive, are fenced off into three smaller paddocks and include a field shelter. These paddocks are bordered by some traditional Norfolk hedging and has been newly fenced and lends itself to equestrian usage. In all, the gardens and grounds extend to approximately 5 acres.
