Your June Home Maintenance ChecklistIt’s that time of the year again. Spring is in full effect, meaning it’s time to get started on those necessary June home maintenance tasks. Regular inspection and upkeep of your property helps to ensure an enjoyable and equally rewarding home owning experience.

Pressure Wash Your Home’s ExteriorPressure washing is recommended at least once a year to keep your home’s exterior appearance fresh and welcoming. The fall and winter months may have left your home’s exterior stained and dull as fallen leaves, dirt, algae and mould tend to build up during these less active seasons. Pressure washing is a preventative measure and drastically reduces the need to make costly replacements to your siding, roof and walkways. Mould and mildew accumulation not only effects your home’s outward appearance, but may also be negatively affecting your family’s health. There are a number of professional pressure washing services that specialize in exterior home maintenance, and you’ll find them to be quite affordable, nearly paying for themselves when compared to the costs and hassle of having to continuously replace and repair your home’s exterior elements. Give your home that newly purchased look and feel.

Re-Touch Your Decks and PatiosYour deck and patio areas add a touch of flare to your home. This month is a time to retreat, reseal, and re-stain them as needed. Staining your deck offers several preventative and preservative benefits including increasing the longevity of your wood’s useful life and amplifying its look and feel. to lose its integrity. Though many oil based staining products offer the durability and beautiful finish you want when retreating your wood, a bit of research is necessary when choosing the right product as you want to remain in compliance with VOC environmental regulations.

Clean WindowsYour spring cleaning tasks should include some attention to the windows and sills in and outside of your home. When cleaning your windows, open them and remove any dirt and debris built up in corners and grooves. Wipe down interior glass panes to remove any visible dirt, dust and smudges. Cleaning your windows allows more light to be captured during the day and reduces your need for artificial light. Tackling outdoor window maintenance may be best suited for a professional. These services can also be outsourced to a contractor. As with pressure washing, the methods vary, so leaving this job to a professional may reduce the chances of damaging your windows, or worse, injuring yourself. Outsourcing is especially useful if your home is a multi-story model.

HVAC Vacuum and DustNow is a great time to check, repair or replace your home’s air filters along with thoroughly inspecting its heating and cooling systems. The purpose of this inspection is to ensure your systems are clean and working efficiently. Regular replacement of air filters

helps to improve the air quality in your home and reduces those pesky allergens that become more of a nuisance this time of year. In addition to the benefits of improved air quality, keeping up to date with inspection of your heating and cooling systems ensures that they are fully operational through the seasons when they are used the most.. Reduce the dust in your home by wiping down all surfaces on which it commonly accumulates. This can be done using any microfibre cloth and polish or repellent of your choice. Be sure to vacuum after all dusting is completed so any dust that may have settled to your carpets and floors can be removed and discarded.

Clean, Re-Grout and Re-Seal Tiled AreasYou may notice the grout between the tiles on your floor may be dirty, cracked or corroding and in need of replacement. Grout deterioration is a result of high traffic in a specific area of your home. You can

opt to have your grout cleaned or replaced professionally, or you can tackle this task as a DIY project. Your local home improvement store should offer the tools and materials necessary to get this project completed. Be sure to properly seal your newly replaced grout and allow the area proper time to harden and dry.

Check and Clean Your Range Hood and FanIn addition to your routine oven cleaning, you should also be checking and replacing the filters in your kitchen’s range hood. Depending on the type and frequency of cooking you do in your kitchen, it is recommended that the filters in your range hood be changed every 3 to 6 months. This routine maintenance helps to prevent greasy build up on your kitchen walls and ceilings. Also, be sure to wipe down the range hood itself to remove any greasy residue accumulated between cleanings.

Spruce Up Your Lawn and GardenLast month you focused on aerating, fertilizing and properly watering your lawn in compliance with your area’s regulations. This month you may want to get a fresh start on improving the appearance of your lawn in preparation for the warmer, dryer months. 4 More Great Sudbury Neighbourhoods: Community SpotlightThese two far northern and two most southern Sudbury neighbourhoods may be new areas of exploration for residents in and around the city. Each one is unique, but also self-contained, for those who live in them. The local identity of each area is part of the charm, so enjoy finding out about these neighbourhoods.

Hanmer

Hanmer, the township, was

established in 1900. It’s about three

or four miles south of Capreol, and

has four schools: Ecole Secondaire

Hanmer, Ecole Publique Foyer-

Jenuesse, Redwood Acres Public

School and Bishop Alexander

Carter Catholic School. The Sudbury

Catholic District School Board is

also in Hanmer for good measure.

The centre of Hanmer is around Old

Highway 69, or Notre Dame Avenue,

and Route 80. It is about 16 miles,

or 26 kilometres, north of Sudbury’s

downtown.

The sub shop and pizzeria feed the

hungry out and around Hanmer, and

the sports bar provides yet another

choice in eateries. Check open hours

before hitting the sports bar. If you

have a sweet tooth, there are also

two bakeries for you to explore.

Capreol

An independent small town until

2001, Capreol was established in

1918. Greater Sudbury expanded

and took in areas around the city

including this one to the north. With

a population of about 3300, Capreol

has four churches and two schools as

well as many commercial businesses

to cover the needs of most, if not all,

of its citizens. It has its own public

library, too.

Find out more about Capreol from

the government offices in town.

There are township, village and city

offices, so it’s all covered. Capreol

developed around a railway station

on the Canadian National Railway

line. Frank Capreol was the promoter

of the Northern Railway of Canada,

which explains its name. Back then,

the 40 kilometres’ distance from

Sudbury was significant, and a

railway was good for the town. Even

before the official establishment of

the town, in 1916, there were already

30 families living there, so it has at

least a century of history.

The Northern Ontario Railroad

Museum is here, appropriately. The

four locomotives and other “rolling

stock” can be seen at Prescott Park,

and there is a real caboose. There

are quite a few wheeled relics of

the railroad that everyone has seen

in films. They’re quite interesting to

check out close up and in person.The

library of this museum is in the Fire

Hall and is definitely worth checking

out.

New Sudbury

The area of New Sudbury is located at

the east-west Lasalle Boulevard and

the north-south Barry Downe Road.

There are a few farm houses left

from the farming community that has

now been turned into a retail mecca,

but much of the neighbourhood is

a shopper’s dream. Big box stores

and independent shops fill up the

New Sudbury Centre, and there is a

Walmart across Lasalle to the north.

Of course, there are many restaurants

of all kinds here as well. Shopping

makes people hungry. The Lasalle

Secondary School is about a quarter-

mile north of the main intersection

which is handy for the students who

need to shop after school. Residential

neighbourhoods ring the retail zone

all around, so they can get a hammer

at the home store easily. For those

who want to escape the shopping-

obsessed, there is a New Sudbury

Conservation Area at the southwest

edge of this part of town. Walking

trails await, and no evidence of retail

anything hides in the grass.

South End

One of the fastest growing sections

of Sudbury, the South End has a lot of

residential neighbourhoods. The area

around Algonquin Road is sprouting

many housing and commercial

structures. Not to be outdone by

other areas of the city, the South End

is the location of the Four Corners, a

large commercial and shopping area

that sits at the intersection of Paris

Street, Regent Street and Long Lake

Road.

Two public high schools are located

in this part of town: Lo-Ellen Park

and Lockerby. St. Benedict, a Catholic

high school is also here, as well as

two French-language schools, Ecole

Helene-Gravel and Ecole Catholic St-

Denis. The South End must be well-

educated.

The Trans-Canada Highway, or

Highway 17, is part of the Southwest

Bypass and runs through the South

End. The retail places and restaurants

here are handy for travellers. Other

neighbourhoods in the South

End include Robinson, Moonglo,

McFarlane Lake and Long Lake. There

is no shortage of lakes in Sudbury

along with the vast number of

schools and shopping areas.

There it is! Four more areas of

Sudbury to check out and get to

know. You might find a new favourite

neighbourhood to move into.

Staging Tips to Sell Your Home FastStaging your home in a competitive real estate market gives you many

advantages over those sellers that make little or no effort to prepare

their homes for selling. A cluttered, dirty home with no obvious care or

organization is unappealing to home buyers. In comparison, if you stage

your home and declutter, clean, add some fresh paint and open up the

rooms, your home will attract buyers. These simple and inexpensive tips

for staging a home will help give you ideas and prepare your home to sell

fast.

What is Home Staging?Staging is all about making it look good to potential buyers. Buyers want a home that pro-vides functionality, spacious-ness, and has all the features they want. They’re not inter-ested in repainting, changing out all the carpeting or redo-ing all the landscaping. When properly staged, potential buyers can see themselves liv-ing in your home with minimal changes.

Home Staging BenefitsStaging a home for sale usually means it sells faster and you can get back to a normal rou-tine without constant cleaning and worrying that something is out of place. Homes that have been properly staged usually sell quicker than those that haven’t and often command higher selling prices. It’s a

good deal for sellers with just a little extra work.

Financially, buying and sell-ing a house at the same time is tricky at best. The quicker you get a contract on your old home, the better you’ll feel.

Exterior/LandscapingOften, people who put their homes up for sale totally forget about the outside and landscaping. The first glimpse of your home that buyers see is the front exterior, yard and entryway. It’s critical that the exterior and landscaping is perfect to create a good im-pression. Often, what home buyers see on the outside de-termines whether or not they will even come inside to see the rest of the home.

Examine the outside and make

sure it doesn’t need painting. It’s also smart to power wash the exterior to remove dirt and debris. Remember to wash the windows till they sparkle. Get the landscaping into tip-top shape. This means trimming trees, weeding flower gardens and lawns. Applying a bit of lawn fertilizer helps to make it green up nicely. Make sure to mow regularly for a well-groomed look. It’s also impor-tant to make the entranceway into the house as clean as pos-sible, cheery and welcoming. Spend a few dollars on potted flowers to put at the entrance or place a beautiful wreath on the door.

Clutter/CleaningNot so surprisingly, two of the most important and inex-pensive methods for staging revolve around clutter removal and deep cleaning. Photos, collectibles and general clut-ter should be removed from all rooms to prevent them from looking crowded and small. These things are distracting to homebuyers, who are con-cerned if their furniture will fit and if the appliances are in good working order.

After all clutter has been removed, you’re ready to get down to serious cleaning. Clean the walls, ceiling lights and fans, drapes, blinds and windows. Steam clean all the carpets, mop the floors and clean furniture upholstery if needed. Every room should be

cleaned from top to bottom to provide the best presentation possible.

KitchenIn addition to the entryway, the kitchen is one of the most important rooms in the house because this is where fami-lies spend most of their time preparing food, visiting and sharing meals. Buyers are look-ing for a clean, comfortable, cheery kitchen with up-to-date cabinetry and appliances. A new coat of paint often does wonders. Replacing out-of-date hardware and adding additional lighting are two inexpensive ways to add new life into an older kitchen.

Family Rooms/Living Rooms/Bedrooms

Evaluate each room to deter-mine if there is too much fur-niture or if it’s worn and needs replacing. Now is also the right time to repaint with neutral colours, which are preferred by most homebuyers.

The best way to stage these rooms is to empty them of fur-niture. Bring the furniture back in one piece at a time until you are able to create a nice seat-ing arrangement for conversa-tions and relaxing. Each room should look inviting, yet still have a good traffic flow.

towels, drapes and worn

out comforters with new pieces to give the house a clean and fresh look.

• Consider taking extra furni-ture and clothes to a rental storage unit to open up rooms and make them look larger.

• Resist the temptation to stuff closets to overflow-ing. Make sure closets look roomy and functional.

• Place house plants in a few rooms to add a bit of charm and consider a flower arrangement for dining/kitchen tables.

However, you need to keep in mind that just because your home sold for $450,000, it doesn’t mean that will be the amount in your bank account. There are several closing costs that will take a small but noticeable percentage of the sale price. Here are some other expenses that you as the seller should be prepared for.

Costs Associated With the

Property

Depending on the type of

property, you might have

homeowner’s association costs,

maintenance costs, property taxes,

municipal assessments, and other

bills associated with your home or

condo. If so, these will need to be

paid in full when you hand over

the real estate. In addition, you

must pay to remove any liens on

your property if these exist.

determined by how much time

and money is left owing. These

can add up to the equivalent of

several months’ worth of mortgage

payments. In addition, there could

be a discharge fee that can be as

much as $270. However, these

costs can be avoided if you are

buying a new property of similar

value. You can transfer your

mortgage to the new property and

pay only interest that has accrued

since your last payment was made.

Work with your bank or mortgage

broker to get a better idea on how

this will play out in your situation.

Taxes and Miscellaneous Legal

Fees

There are several legal fees and

taxes associated with selling

a home. While these are small

compared to the other costs, they

can add up to a significant amount

of money. Most areas require you

to pay sales tax on real estate.

In addition, there can be lawyer

fees, registration fees, and other

disbursement costs. If you earn

money from the sale of the home

(like an investment property), you

will be taxed on earnings. If this is

an income property, there will also

be additional capital gains taxes.

In Ontario, you also have to pay a

land transfer tax that is calculated

by the home’s sale price. You can

find an estimate calculator for this

online. Remember that this is an

estimate; your total land transfer

tax may be more or less.

Real Estate Agent Commission

If you used a real estate agent,

then there is a commission that is

several percent of the sale to be

paid out. In addition, you might

need to pay the commission of the

buyer’s agent. Many people try to

cut this cost by selling their home

themselves without a listing agent,

but this usually does not pay off.

A listing agent can usually sell the

house quicker and for a higher

price.

Percentage rates vary depending

on the Realtor, but this should

have been negotiated in your

contract when you signed with

them. That should also include any

payments in regards to the buyer’s

agent.

Moving Costs

So, once your home is sold, you’re

going to need to move out. The

costs of moving, while normally

pretty small when compared to

closing costs, can be significant

if you haven’t prepared for them.

You will need to buy boxes and

pay for a moving company, if you

choose to use one. Lost work

is another factor, as packing,

moving, and unpacking will take

several days for most people. In

addition, there are usually fees to

disconnect and reconnect utilities

such as water, electricity, heating

and gas, cable, telephone, and

more.

Barbecue Tips to Get You Ready for Summer

with a gas grill. Before

your guests arrive,

make sure you inspect

the fuel tank to make

sure it isn’t leaking

and the fuel lines to

ensure they aren’t

clogged.

Summer is coming, and with it all the fun outdoor stuff that comes with warm weather. As a home-owner, one of the best things about spending time outdoors is throwing that perfect barbecue for family and friends. Following a few tips before you fire up the grill will help you perfect your cooking technique.

Preparing the GrillBreaking out the barbecue from storage and getting it ready to use is the first step. Use a wire brush with stiff bristles to clean off the remains left over from last year’s cookout. A bit of soap and water wouldn’t hurt, to wash away any leftover residue and old stale flavours. If your grill is cast iron, avoid using harsh cleaners on it and be sure to season the cook-ing grids with oil.

Inspect the grill to see what kind of shape it’s in. If there are holes in the burners, you’ll want to re-place them. Before firing up your barbecue, make sure no spiders have decided to take up resi-dence inside it during the winter months. If the grill hasn’t been used in a while and needs to be replaced, any local hardware store sells both fixed-size and ex-pandable grills.

Important Safety TipsInexperienced outdoor cooks are more prone to have an accident when using a grill, so following the instructions for use keeps everyone safe. Avoid flame-ups in close proximity, and remember to stand far enough away from the open flame to cook your food, but not you. Smoke from the grill can irritate your eyes and lungs, so standing upwind when you cook is a good idea. When setting up the grill, place it far enough away from flammable materials so that it won’t be a fire hazard.

Cooking with gas is different than cooking with a gas grill. Before your guests arrive, make sure you inspect the fuel tank to make sure it isn’t leaking and the fuel lines to ensure they aren’t clogged. When using charcoal, apply the lighter fluid carefully and avoid pouring it on hot coals. Although it may seem like common sense to an experienced outdoor cook, avoid smoking when applying the fluid.

Just the Right TemperatureWhether you’re planning to cook steaks, chicken, fish or sausages, once it’s lit a grill needs to be preheated correctly. If it’s not hot enough the food will be un-dercooked, and if it’s too hot the food could burn. It doesn’t matter whether your grill is gas or char-coal – test the heat. You’ll know you’ve reached just the right tem-perature if you can hold your hand six inches above the grill for two to three minutes without burning yourself. Or you can check the ex-

ternal thermometer on your grill, if you have one. Some people may not want to put their hand over a grill!Once at the right temperature, make sure the heat is low enough to cook everything evenly, all the way to the centre. It takes some practice to grill steaks to order when some prefer theirs medium or medium rare, while others like theirs well done. Some food items will cook faster, like hot dogs, hamburgers or shish kebobs, so pay attention.

Tasty Flavour EnhancersFood cooked on the grill tastes better when it marinates before-hand, and marinating can also keep the meats juicy and tender. Letting your burgers, fish, chicken or whatever you’re preparing soak in the marinade overnight gives it added flavour that stands up to grilling. When making burgers, a surprising secret to successful barbecuing is to use milk when making the patties. Another tip is to add a few cloves of fresh garlic and one or two pear slices.

Store-bought marinades and barbecue sauces are good, but homemade is better and lets you experiment with new flavours. Citrus fruit juices make a won-derful marinade, and preparing chicken with a mixture of orange juice, soy sauce and brown sugar before cooking adds a delicious tang. A simple grilling sauce you can whip up in a few minutes has ingredients including, cloves, chopped onion, red and black pepper, molasses, cider vinegar

and brown sugar.

Marinades, Rubs or SaucesDeciding whether to use a mari-nade, barbecue sauce or a dry rub is entirely up to you. You and your guests may have a favorite recipe or you may want to experiment. Some flavours work particularly well with fish and seafood, while others may seem perfect for burg-ers, chicken or shish kebobs. A tasty dry rub for pork has ingre-dients like brown sugar, cayenne and black peppers, paprika, garlic and onion powder.

Mix up a citrus brine for salmon or trout using ingredients like fresh lemons, limes and oranges. For burgers or steaks, try a mari-nade made with whiskey, mo-lasses, honey, cider vinegar, soy sauce and ginger. Your guests will be sure to rave about your grilling expertise. You can make a marinade for Korean barbecue chicken using soy sauce, ground ginger, lemon juice, onion powder and even a few teaspoons of hot chili paste if your taste buds like it extra spicy.

Food cooked outdoors seems so much more flavourful than some-thing cooked in the oven or on the stove. With a little practice, anyone can learn the knack of grilling. Don’t let another sum-mer go by without donning your chef’s hat, grabbing your cook-ing fork and heading outside for some grilling adventures.
