Letter from the Editor

In the world today, it seems that the only time when people put pen to

paper is when something is wrong or a corrective action is required.

We have received a letter we would like to share with all of you as to how one of our residents feels. After living here 10 years, Shelley and Honey have

picked up pen and paper and took the time to say thank you to the great staff we have here at HeatherRidge. Please take the time to read this great letter and to the staff here at HeatherRidge, once again, thank you for your service.

Due to the increasing popularity of this column, we had quite a few con-tenders to choose from this month and it was not easy! But alas, the throne has room for only one.

After some long nights of delibera-tion, we decided that the winner from the District of Hidden Hills is Ken Kasprzak’s cat Ozzy. Congratulations!

We’d like to thank all those who contributed this month, and remind you that you are still in the running. The C.P.Y. has only a one month reign, after all.

Dear HeatherRidge Security, Maintenance, and Landscape Departments:

I was writing to a friend this morn-ing, explaining why I wanted to bring some treats over to the office today. Today happens to be my 10 Year An-niversary at HeatherRidge and I wanted to do something special. As I wrote out my explanation, I thought I may as well copy it and include it as a Thank-you note since it expressed my sentiments exactly!

The Groundskeepers, pool guys, and plow-boys do an awesome job keeping the place safe, functional and beautiful and Security obviously does a good job keeping the bad guys out!

So yeah, I have a lot to be thankful for around here. And I want to let them know!

So, to the unsung heroes of HeatherRidge - Thanks for a wonderful 10 years!

In Memory of Rick Francisco

Rick Francisco passed away in Florida Sunday, May 13th, 2012.

Rick and Marcy moved to Tampa Flor-ida in 2009 and truly

enjoyed their retirement and the com-panionship of other friends who have moved down to communities in Florida. Rick continued community participa-tion as an EMS First Responder and by serving on the Board of the Tampa Bay Men’s Golf Association.

Friends and neighbors are stunned by Rick’s sudden death by heart attack at age 61. Rick was active in our Heath-erRidge community and had worked as Chairman of the Golf Committee for years, organized many golf outings, was on the Board of the HeatherRidge Townhome Association #1. Rick served on the HUA Board of Directors and as Golf Committee Chairman for several years.

Rick and Marcy were active in HeatherRidge Golf Leagues and out-ings. Rick loved to ski and had a Black Belt in Karate, he enjoyed tennis, was a scuba instructor, and enjoyed sailing on their sailboat. Rick retired in 2004 after years of service as Commander of Ranger Police with the Lake County Forest Preserve District.

Our heartfelt sadness and prayers go out to Marcy, their families and friends. Visitation and Mass were held on May 17/18. Rick was a wonderful friend to many, he was always there to help, and will be greatly missed. Rest in Peace, Rick.

Phone Scams Targeting Elderly on the IncreaseMar 19,2012 Gurnee, IL

The Gurnee Police Department is seeing an up-tick in residents being approached with the “Grandparent” phone scam. Many older consumers are fooled by this scam because of bad phone connections, hearing impairment, some confusion, or other complications. The scam works like this: A caller, usu-ally male, will contact an elderly person and identify them-selves as the victim’s grandchild. The “grandchild” tells the victim that he’s been arrested and needs bond money to be wired in order for him to be released.

Sometimes, a second person inter-jects acting as a police officer or lawyer in an effort to lend credibility to the story. The caller will also ask that the victim not contact other family mem-bers because they “don’t want to get in trouble.” The details of this type of scam can change but the central theme is that some family member or friend is in trouble somewhere and they need you to wire them money.

Lately these scams have been re-ceived via phone calls. Sometimes they begin as emails with the same type of story. Recently. money was wired to a location in Lima, Peru. The wire transfer is almost always requested to be sent to an out-of-country location. We have

reason to believe this most recent round of calls are originating from Canada.

The Gurnee Police Department would like this information to get into the hands of the targeted population; our elderly citizens. Please share this with them as part of a prevention effort.

Prevention

The easiest way to avoid being a victim is to not offer any information to the caller. If the caller says, “This is your favorite grandson,” ask “Which one?”

If the caller asks you to guess who it is, refuse. Instead, answer the ques-

tion “Do you know who this is?” with “No, I don’t. Who is it?” Grandparents who are contacted with such a request should do whatever is necessary to con-firm their grandchildren’s whereabouts.

Also, keep in mind that an urgent request to wire transfer money is often a sign of a scam. Wiring money is one of the most common ways consumers lose money to con artists.

GeocachingThis is one of my favorite outdoor ac-

tivities. I can find no other circumstance where you can tell bystanders that you are looking for treasure without the luxury of a pirate’s costume to ease their inevitable looks of concern.

For those adventurous among you, geocaching is a high-tech hide-and-seek game played all over the world. With the aid of a Global Positioning System (GPS), you can zero in on a hidden treasure (or caches) that some-one else has planted and logged into the web at geocaching.com. You plug the coordinates into your GPS device or smartphone and it takes you to the spot where it is (roughly) hidden, and it’s up to your cunning and treasure-finding ability to locate it.

Most are very plainly hidden and easy to find; others are extremely clever, where you must enter the devious mind of the person who hid it in order to succeed.

Though this game is not new to me, I was particularly curious about just how many geocaches are actively hidden in

the world. Since the game started in 2000 when the GPS unlocked for con-sumers and accuracy improved, almost every country in the world (including Antarctica) has a cache hidden within it.

There are so many here in the U.S., it is 100% likely you have walked within 50 feet of one this past week.

When I googled my inquiry, it turns out there are close to 1.8 million active caches worldwide - Way more than I originally thought!

If this activity sounds fun, try finding my cache. Google “GC26KEG”, follow the instructions in the link, and the first one to email [email protected] will have their name published in the Happenings! If you take any of the treasure within the cache, leave some-thing of equal or greater value. (Please take care in finding it, as it is a bit bushy where it is hidden.)

HeatherRidge Townhome Association #1 (Hidden Hills)

Meeting Minutes for May 15, 2012

Board members present: Cris Mekuly, President, Ann Richter, Treasurer, Michael McGuire, 2nd Vice President, Britta Peffer, Secretary and Jeff Madigan, Managing Agent. Absent: Beverly Rusz, 1st V.P.

Board President called meeting to order at 7:00 P.M. and welcomed the two homeowners in attendance. A motion was made and seconded to approve the minutes of the April 17, 2012 meeting. Board President had pamphlets regard-ing the Neighborhood Watch program. Anyone interested in participating in the Neighborhood Watch should contact Linda Kirby, the security committee chairwoman for the HUA. Managing Agent Report

Property Manager reported that he

received two proposals for scavenger services, one from Groot and one from Veolia. Both companies included a price for services with and without recycling; the price increasing with recycling. Property Manager indicated that he was still waiting to hear from Waste Management regarding the cost they would charge for scavenger services.

The Board accepted a patio replace-ment bid from LMSC Construction to replace three patios at a cost of $2,850. Property Manager is awaiting an update regarding water usage and possible water leak in building on Glen Way. The water usages for the building has been double that of similar buildings for several months. Treasurer’s Report

Our operating fund balance as of April 30, 2012 is $156,858 and our reserve

balance is $250,281. Twenty homeown-ers are over 60 days delinquent and the delinquency rate is 5.7%. Ten homeown-ers are repeat offenders. Six homeowners have lost key card privileges. A tax sale is scheduled for property on Beth Court June 15, 2012. A motion was made and passed to accept the Treasurer’s report. Other Business

Mark Hutchinson advised that Heather Ridge Day is scheduled for September 15, 2012 and details of the events will be featured in the June issue of The Happenings. Heather Ridge Day will include a pancake breakfast, a golf outing, an open house at each club house, and dinner and entertainment that will be fun for the whole family, rain or shine.

Homeowner inquired about the next date for carpet cleaning in the common areas. The carpet on the second floor of the 920 building is badly stained with grease and requested that it be replaced.Minutes

Paul Kelly advised that the two major projects for 2012 will be the caulking and

tuck pointing of the 917 building and the replacement of the drain grids in the garages.Treasurer’s Report

As of 3-31-12: Operating Fund- $18,824. Reserve Fund- $99,214. Delinquency amounts have increased by $1,219 and include 17 units. Management’s collection department has aggressive follow-up procedures in place.Community Manager’s Report• Management has ordered flood plain

maps and plat of survey for FHA:• Property inspections were made on

March 29, April 3, April 12 and April 19.

• Second request for proof of owner’s liability insurance will be mailed with reminder that failure to comply will result in the Board purchasing insur-ance on behalf of the owner. Cost of insurance and administrative fee of $100 will apply.

• Wiz Team has requested 2 weeks notice for padding of elevators for Move Ins and Outs. If request is less than 2 weeks, an additional fee will be

assessed.• Management has requested bids from

LFT Painting and Frog Painting to paint wood trim around garage doors.

• Management has requested Dura Coat for proposal to repair concrete and rust stains on exterior stairs.

New Business• Motion to approve proposal from

Holton Brothers for caulking and tuck pointing to the 917 building for a total cost of $36,450. All ayes.

• Motion to approve maintenance agreement with Allied HV AC to include quarterly inspections, clean-ing, and filter replacement. All ayes.

• Board requested Management to secure a proposal for the painting of interior stairs.

Financial/Management Report Covered Bridge Townhomes remains

in good financial condition. CBTH has an adequate reserve balance to begin the painting and roofing work that is sched-uled for this year.Old Business

Painting will begin on the six build-ings in the next few weeks.

APEX, the roofing company, met with Board Members to review the com-munications for residents of the affected building and the roofing materials which

will be used. The board decided that for 2012 eight buildings will have their roofs replaced. Residents in these buildings will be notified by flyer approximately two weeks prior to their build’s work. It is important that you read this informa-tion when you receive it. Adjournment

Cambridge at HeatherRidge Homeowners Association

Homeowner’s Meeting Minutes for Wednesday, May 16, 2012

Call To Order. President Linda Kirby called the

meeting to order at 7:00 p.m. Board members in attendance were: Linda Kirby, Patricia Leese, Anne Klytta, Norm LaBelle and Rick Sainz.

Delegates in attendance: Eva Pihuleac.Approval Of Minutes.

The unconfirmed Board minutes of March 21, 2012 were reviewed. Pat Leese moved and Norm LaBelle sec-onded to approve the minutes as written. The motion passed unanimously.Treasurer’s Report.

Pat Leese went over the highlights of the April Financial Statements. Everything is in order; we are operat-ing at a better positive variance than anticipated.Delegate Reports.

Eva said that there was nothing to report.

Committee Reports

Architectural. Rick Sainz presented a brief sum-

mary of the spring home inspection. Eight homes are in perfect condition and most homes are in good condition. The majority of violations are the expected weather related ones such as decks needing maintenance and trim needing paint. One home was cited for changes made without ATCHI approval and the homeowner was asked to obtain approval after the fact. The Board also agreed to cite two homes that have siding of differ-ent colors. This condition has existed for many years but the Board decided that it is still a serious violation, which needs to be addressed. Social/Welcoming.

At least 20 people attended the last welcoming committee meeting, none from Cambridge.

Old Business

Driveways. The driveways were completed in

early May and they look wonderful. Linda thanked Anne Klytta for all the good, hard work she put into this project. Anne in return thanked Linda for her assistance in the latter parts of the project. I think I can say with certainty that those of us who had our driveways replaced thank both Anne and Linda for a job well done.

New Business

Cd Renewal. Barb Snarski out financial manager

suggested that Cambridge renew a CD about to mature since she doesn’t antici-pate any need for those funds the next 12 months. Pat Leese suggested that Barb look into opening a new CD rather than letting the bank renew it because we can get a slightly better rate. Linda will talk to Barb about this. Rick moved to renew and Pat seconded and the motion carried unanimously.Neighborhood Watch Program.

Linda discussed the community’s discussions with the Gurnee police dept. to join in the Neighborhood Watch Program. The more residents that are willing to participate the better such a program would work. All that resident’s have to do is keep their eyes and ears open and report unusual or out of the or-dinary circumstances for the police or our Security dept. to look into. HeatherRidge has a very low crime rate when compared with other neighborhoods in the area and one of the main reasons has to be that we have a full time Security Dept. If we added Neighborhood Watch to the community, it could only help make the crime rate become smaller. Architectural.

Norm reminded the Board that last summer a company that washes home exteriors was going to be asked to give us

a demonstration of their abilities. Linda is going to contact the company to get the ball rolling. Our homes exteriors are extremely dirty and we need to do something about it.Foreclosures.

Norm brought up the issue of foreclosures and how it is affecting Cambridge. He asked Linda if she was aware how other Boards were handling these issue. Linda replied that other Boards, after exhausting all meaningful recourses to collect assessments are turning the matter over to Umbrella. Linda also mentioned that eventually when the financial institution sells the property, the homeowners associations are only guaranteed to recover 6 months of assessments. It should be noted that Cambridge has 2 homes in foreclosure, which is only 4% of the total number of homes. Because Cambridge keeps only a small amount of the assessments col-lected each month, our biggest concern is not so much the collection of assessments but the condition of the homes, in par-ticular one that has been abandoned by the previous homeowner for over 2 years. We have written the financial institution that has title of the property to try and get architectural violations corrected but we’ve had no luck so far. Board Of Directors Regular Meeting

HeatherRidge Umbrella Association (HUA) - May 22, 2012

These minutes have not yet been approved by the HUA Board. Any corrections, additions, or deletions will be made at the next regular HUA Board meeting prior to official approval.

President Todd Campbell called the meeting to order at 7:00 pm. Present: Todd Campbell, Sam Dent, Owen Hill, Mark Hutchison, Paul Kelly, Linda Kirby, and Carole Stern. Absent: Sam Dent, Cris Mekuly and Terry Potash. President’s Remarks

Todd Campbell noted that on June 26, 2012 Mayor Kristi Kovarik will be at the meeting. Residents are requested to sub-mit questions to the HUA office for our courtesy memo by Friday, June 15, 2012. Todd noted that former Board Director Rick Francisco passed away unexpectedly in May, please keep his wife, family, and friends in your thoughts and prayers.Vice President’s Remarks:

Treasurer Paul Kelly gave the high-lights of the Treasurer’s Report. Mark Hutchison made a motion to receive and accept the Treasurer’s Report, seconded by Carole Stern. At vote, all aye, motion carried.Management Report:

A Management Report was submit-ted in writing and was available to the audience.

Al Villasenor will be meeting with Department Heads and the Board members in preparation for the budget-ing meetings. The report of the first quarter of 2012 for CRF operations was included in the packets and the major

issues were noted. The community dinner, show and music events have been well attended and contribute to the sense of community within HeatherRidge. The Covered Bridge structural repair has been put on hold for further review and consultation with the Village of Gurnee as the architectural and engineering firms would not bid on it. Plans to replace the Hidden Hills Recreation Center deck were cancelled and the deck has been refurbished by the Maintenance Department. The new building and zoning codes are considerably different than the original architecture prescribed and the new deck structure would have required changes to dimension and structure affecting the new siding that was done the past year. The pools will open Memorial Day weekend as planned. Linda Kirby made a motion to accept the Management Report, seconded by Carole Stern. At vote, all aye, motion carried.

The Committee continues to evaluate the fencing options and consider resident preferences. The cost of the fences and the useful life are comparable and most residents prefer the more rustic split-rail fences in wood rather than PVC. Paul Kelly made a motion to accept the Architecture and Maintenance Committee Report, seconded by Linda Kirby. At vote, all aye, motion carried. Audit Committee:

A Finance Committee meeting was held on May 21, 2012. The proposal by Comcast for installing telecommunica-tions infrastructure within HeatherRidge was discussed and will follow in New Business. The April 2012 financials were reviewed and the Treasurer has reviewed

the checks issued for the past month, they are appropriate. Owen Hill made a motion, seconded by Mark Hutchison, to receive and accept the Finance Report and the Report of Expenditures for April 2012. At vote, all aye, motion carried. General Election and Oversight:

Al Villasenor reported for Cris Mekuly as she was unable to attend the meeting. TruGreen has done the spring spray application and work on the two ponds at the entrance to HeatherRidge will begin very soon. Plans for establish-ing new pond cleaning evaluation and scheduling are being developed. Timber wall replacements are on-going and the most critical ones have been completed. Linda Kirby made a motion to accept the Landscape Report, seconded by Carole Stern. At vote, all aye, motion carried.Ponds Committee:

No formal report or motion required. The HUA web site should be up and running this month after the extensive conversion and design work. The RAC meeting could not be held. Plans continue for the Arts and Craft Show in the fall and the golf outing, special events, and activities for the September 15th HeatherRidge Day. Security Committee:

Police Department about establishing Neighborhood Watch. It still needs to be determined if there is enough inter-est and if it is genuinely needed. Todd Campbell requested that the Committee proceed with due diligence, but also with thorough evaluation and input from the Security Department.Tax, Legislation, Law, Contracts, Insurance And Special Issues (TLLCISI):

The Committee met on May 16 and the primary discussion was on the request from Comcast to install infrastructure. The Committee will make the recom-mendation to the Finance Committee to accept the infrastructure installation and easement option. Secondarily, both Comcast and AT&T would like to have exclusive marketing and advertising rights within HUA neighborhoods. Much more information and discussion must be done on the marketing and advertising requests. Mark Hutchison made a motion to receive and accept the TLLCISI Report , seconded by Paul Kelly. At vote, all aye, motion carried.Welcoming Committee:

The Welcoming Committee met on May 8, 2012 and 23 residents attended. The next regular meeting will be Tuesday, June 12, 2012. Linda Kirby did note that there are vendors that would like to attend the meetings to promote their product or service, but those requests will go to discussion with the HUA Board of Directors and committees before any decisions can be made.

Old Business

Election Process.There has been discussion on the most

appropriate method of holding elections for Directors of the HUA Board. Mark Hutchison made a motion to suspend the rules to allow discussion from the floor, seconded by Linda Kirby.

The House of Delegates has studied the election process and issued a memorandum (April 16, 2012) to the HUA Board of Directors unanimously

recommending that the election process follow the original HUA Declarations and By-Laws that were drawn up in 1975 with election of HUA Directors by the Delegates. After discussion and listening to opinions of the Board and residents, a motion was proposed. Mark Hutchison made the motion to continue the general election, seconded by Linda Kirby. At roll-call vote, four aye, one nay, one abstention, motion carried.

New Business

Comcast And At&T Proposed Agreements. (Enclosure)

Al Villasenor explained that there are two components to the proposals. The first is an easement agreement for Comcast to put telecommunications infrastructure in place throughout HUA that can handle the new technology and services Comcast would like to offer residents. Comcast is proposing com-pensation of $100 ‘per door’ or $95,600 to HUA for the installation and easement permission. Linda Kirby made a motion to accept the easement and infrastructure agreement with Comcast at the fee of $95,600 ($100 ‘per door’), amended to include the 10-year lease clause, seconded by Paul Kelly. At vote, all aye, motion carried. It is noted that Comcast would have the exclusive use of the infra-structure wiring. The proposal will be presented to the Corporate Attorney for legal review and approval.

The exclusive marketing rights proposed by both Comcast and AT&T need further review, evaluation, and legal consideration. The issues are tabled for now and the Publications Committee will also have input.Open Discussion For Homeowners.

Joan Karkow of the Hidden Hills Townhome neighborhood asked that the print on the HeatherRidge Happenings calendar be larger for legibility. There was discussion of the changes the newsletter has had with the new and updated news-letter format, the proposed availability

on the new web site. Consideration will be given for those who do not have computer access. The suggestions will be considered and implemented within the constrictions the production and printing processes allow. The help offered for proof-reading is gladly accepted but it is noted that there are very short time frames between compilation of the newsletter and necessity to print for distribution.

Now that the weather has warmed up it is time to come over to the Clubhouse on Friday evenings for an evening of food and relaxation.

In May we enjoyed our first Fish Fry. I think everyone enjoyed the food, friends and music. We will be planning another one soon. We continue to serve our burgers on TGIF nights and our cooks have added a few twists. You never know what new things they we will come up with so you will have to just come in and see for yourself.

I continue to plan events that I hope appeal to all segments of the HeatherRidge Community. Some are no charge and some for a modest charge but all planned for your enjoyment and June is no exception. We have plans from the beginning to end of the month with events.

On June 1st we will welcome to HeatherRidge for the first time Jeff Vecelius and his Neil Diamond Tribute Show. This is a dinner show. For $20 per person you will start off with a dinner buffet - 6pm follow by the show at 7pm. Show only $5.00. Food provided by Kim and Ellory’s Kitchen.

Speaking of Kim and Ellory’s Kitchen, on June 5th, Kim and Ellory Bisk will once again hold their cooking class. June’s topic; “Knife Skills & Asian Cooking”. You can bring your knife for some hands on training. Menu will be Shrimp Spring Rolls, Chicken Stir Fry with rice, pineapple w/lemon sauce. 7-9pm $35/person. Space is limited and reservations are required.

June 15th will be our last night with David Parker. David performs country music and will be moving out of the area in July and this will be one of his last performances in the area before he heads west. Show will begin at 8pm. If you have heard David play before come on in and enjoy his music and wish him well. If you haven’t heard David, come on in and listen to his music. You will be in for a treat.

June 29th we welcome back Sam Magdal and his “Trib-ute to Sinatra”. Dinner and Show $20.00/person. Din-ner begins at 6pm and show starts at 7pm. Space is limited and reservations are encouraged. Dinner provided by Kim and Ellory’s Kitchen. Show only $5.00.

I have started working on a few things in July. I hope to have Dick Eastman come in and perform in the Waterfall Lounge. Dick will be playing some of the greatest hits from the 60’s and 70’s getting everyone singing along. Date TBD.
