Letter from the Editor
As most of you have seen last month’s Happenings cover was in
black and white. It was not a tribute to my ex-wife and her actual black heart. It was to be in a glowing red shade which by the way, can be seen at the HeatherRidge web site. We are just experiencing trouble with our copier and its settings and are working to rectify this problem.
There are a lot of things going on here at HeatherRidge with our elections coming up and the search for a new security chief so please if you can, log onto the web site at www.heatherridge.org for up to date community informa-tion.
As far as the cover being in color we will have to wait for the techies to cor-rect our problems.

Pandemics
So, I made the mistake of watch-ing the 2011 medical disaster thriller “Contagion” and now my movie-insti-gated irrational fear of Sharks (Thanks, Mr.Spielberg) has changed to world-wide Pandemics.
Of course, the whole H1N1 Swine flu story hasn’t helped either, but I’ve always been curious as to how these diseases evolve and spread so rapidly around the globe. Even though Swine flu was classified as a pandemic by the Centers for Disease Control, it didn’t kill very many people. Is there anything we really have to be afraid of today?
When I first Googled ‘pandemic’, I expected to be channeled to the CDC or the World Health Organization with a summary description and perhaps a bit of history. Quite the contrary; A strategy game created by Crazy Monkey Games tops the list, and it lets you cre-ate your own illness in an attempt to kill
off the entire planet. Leave it to humans to create games for humans to annili-hate other humans, I guess!
At the bottom of the list, it was nice to see that the flu gets its own webpage (www.flu.gov). This site provided some very good information about seasonal and pandemic influenza. According to flu.gov, these pandemics happen as rarely as 3 times in a century and only happen when healthy people in general have no immunity to the illness because they’ve never been introduced to it. This is different to the seasonal flu, where many people already have some expo-sure to the virus.
Pandemics are usually declared when the economy is affected, schools or transportation are impacted, and medical facilities are too overloaded or undersupplied to handle the incoming sick.
Well, I already got the flu this year. Is that all? I guess I shouldn’t be too afraid. I still won’t dip my toe into the ocean without a bit of coaxing, though.

Please use the form below to sign up for the Men’s Senior Golf League.
• Eligibility is 50 years of age or older.• Membership Fee: $40
Includes our September Banquet and team prizes. A Social membership is available for $20 which only includes the banquet and special golf events—scrambles, etc.
Th e Senior Men’s League will record and calculate our own handicaps this year so we will not require members to pay the HeatherRidge Pro Shop handi-cap fee for our league. If any of our members play in other HeatherRidge leagues then payment of that fee will likely be required.
New Members: If you have a cer-tifi ed handicap please indicate it on the form. If not, please play at least 3 rounds by April 25th to establish one. Please leave your scorecards for these rounds with the Pro Shop. Our mem-bers will be pleased to play with you. Just mark the signup form below if you want to be contacted.
Our organizational meeting is sched-uled for � ursday, May 2nd at 10 AM. in the Conference Room of the Club House. Teams, schedules, and rules, will be discussed.
Members from last year must be registered by � ursday, April 25th to be placed on a team.
New players will be assigned in order of the date membership is paid. After teams are fi lled, late sign-ups will likely be placed on the substitute roster.
Any man who meets the age require-ment and having a valid handicap may play as a substitute when requested by a member, but is not eligible for special events or the banquet unless he is a paid member. Th ere is no fee to the Senior Men’s League for plating as a substitute.
Th e team/handicap chairman will create teams (in coordination with the Committee). Th e teams will be formed so that the team’s total handicap meets our consistency requirements.

Meeting Minutes for February 12, 2013

There are still some errors with names on the master resident lists for the buzz-ers and mailboxes. Also, the labels that were used to affix them to the mailboxes did not stick and in the 930 building a resident applied clear tape to secure them. Residents in 917 have found that their
garage remotes are not working well since the receiver was moved to the garage wall. Management will be asked to contact the vendor for adjustment and clearance of debris left from installation. Resident questioned why the email address of the property manager is not listed in the “Happenings”. Since the Board was not sure if it is a matter of space or prefer-ence, the question will be forwarded to the PM.Minutes
Minutes from January 2013 were not available and will be reviewed at the next meeting.New Business

Meeting minutes for February 19, 2013
Board members present: Cris Mekuly, President, Michael Maguire, 2nd Vice President, Ann Richter, Treasurer, Britta Peffer, Secretary, and Al Villasenor, AFV Management Corporation. Absent, Beverly Rusz, 1st Vice President. Board President called meeting to order at 7:05 pm. There were no homeowners in attendance. A motion was made and passed to approve the minutes from the January 15, 2013 board meeting. Managing Agent Report
Property Manager indicated that the majority of work orders received were related to leaking roofs on units and garages.
Property Manager indicated that he received no nominations for the upcom-ing election and addressed the forms and proxies and how they will be mailed to homeowners. The election forms will be included in The Happenings. The
election will be held March 19, 2013 at 7:00 PM at the Hidden Hills Club House.
A motion was made and passed to accept the Managing Agent’s Report. Treasurer’s Report
The operating fund balance is $148,094.32 and the balance in the reserve account is $197,250.20.
There has been 5 units sold at sheriff ’s sales and are owned by banks. There are 5 pending sheriff sales. There are 4 owners who have declared bankruptcy in the year 2012.
A motion was made and passed to accept the Treasurer’s Report.Other Business
Management is currently updating unit owner certificates of insurance. Homeowners, please ensure that your unit is insured as a single family dwelling and not a condo, and that your unit is insured at the Association’s required minimum amount. An updated copy of your certificate of insurance should be
mailed to the management company each year.
The Board approved Roland Roofing’s proposal for the new roof on the 721-727 Colby Court building at a cost of $29,600.00. The four-unit building will have the roof torn off and replaced in the spring or summer as weather permits.
The water report for 701 – 715 Chandler is double what it should be. Homeowners need to inspect their units, including crawlspaces, and look for leaking or running water. Property Manager will contact homeowners if it is necessary for a plumber to make entry. In the future, if it is determined that a specific unit is responsible for the exces-sive water usage, that homeowner will be responsible for the costs incurred due to the on-going water leak in their unit.
There 8 buildings that will have trim painting in 2013 as weather permits.

Banking Options were discussed at length regarding having the ability for homeowner’s to do Direct Debit (ACH Payment) to Nimrod Realty for monthly assessment payments. George Sides has done research with Barrington Bank & Trust and will follow up with 5/3 Bank of Gurnee and will report back to the board by the next association meeting. Architectural Inspections were discussed and reminder letters to homeowner’s will go out 2/21/13.New Business
The board agreed to use the same tax service company for 2012 returns. The board has received 13 plats of surveys from homeowners. We do ask that all homeowners please try to send a copy of their plat to Nimrod Realty. We would
like to have them all on file. There was no news to report from HUA in regards tree trimming in Stoneybrook. Brian Beegun made the board aware of an opening on the HUA Board. Homeowner’s Forum
A homeowner from Dixon Ct. commented regarding the garbage corral on Dunham used by Dixon Ct. residents regarding the water pooling and then subsequent ice as a hazard for residents. Tom Kilpatrick will follow up with Al Villasenor from HUA. There was also a comment regarding the plowing that oc-curred in our first snow in February that the roads were not cleared and clean as in the past. It was also asked how do the snow plows choose the route they will use and do they rotate the route so that one end of the association would not always be plowed last.

Community Manager’s Report
February, 2013
Administrative & Finance:• The Security Department transition
is in-progress and is being managed in cooperation with the Search Committee. By the time you read this all committee-level inter-views will have been completed. Department Head and Board of Directors interviews pending.
• The ADP relationship is somewhat strained due to a litany of smaller issues, which independently are minor but in totality are worth considering termination of the
contract. I am exploring that option to assess justification and will advise as necessary. Progress on HeatherRidge-related action items have been stalled pending resolution.
• The election process is in full swing with proxies being mailed for the March Annual Meeting. We have three candidates running for three open postions pending any floor nominations.
Maintenance/Landscape:• The Plant Management contract
approved last month is about to begin its first wave of pruning
shortly. We would have liked a sooner start, but could not begin until such time as the details of the performance bond had been worked out. To date the bond has not been fully executed but I feel comfortable enough in the progress and intent that I have authorized the com-mencement of work.
• Snow removal has been an efficient process this year. We have had out normal share of ice-related incidents which are due to what is considered normal accumulation.

Clubhouse NewsWe will have a couple events here at the Clubhouse in March. Friday March 8th will be our Chili Cook-off . We already have a few residents
who have entered and we still have room for more. If you are interested in par-ticipating please let me know. Th e rest of you are the judges so please come in and vote for your favorite recipe. Th e Waterfall Lounge will open at 5:30pm, entries need to be here by 6pm and judging will be from 6:30pm to 7pm. No cost to enter or attend.
Friday March 15th. St. Patrick’s dinner at the Clubhouse. Come in and enjoy an early St. Patrick’s Day dinner. Corned Beef and Cabbage will be on the menu and reservations are needed. Please contact me for reservations. Dinner service will be from 5:30pm to 7pm. $20 per person.

Pricing for HeatherRidge Residents I am pleased to provide you with our rental pricing for events to be held at The Clubhouse at HeatherRidge. Our standard pricing for events are below. We pride ourselves on tailoring each event to meet the needs of our clients. Security Deposit $400.00. The security deposit holds the date for your event and is refunded back to you after the event should no damages or additional cleaning fees been incurred. The security deposit will be refunded within 10 business days after the event. (see HeatherRidge rental rules and regulations for more detail).
