JVM Management is a group of professionals specializing in providing technical project development services to meet our clients goals and expectations. The team will serve as the single point of contact for the proprietor and will act as project manager for the entire duration of the project mainly design/planning stage, construction, up to project handover.

Backed with years of experience in the construction industry, JVM Management will journey through fresh starts and will provide quality services in Designing-Managing-Building of projects and lead the Project Team in having an effective and efficient method in monitoring the development of the project and have administrative control in the flow of works including communication and documentation.

A. Design Management Design Planning/Coordination- Conduct strict reviews on Drawings and Specifications of: Civil / Structural Architectural Mechanical Electrical/Electronics Plumbing / Sanitary Fire Protection

B. Cost Management

- Project Budget Preparation based on Design Drawings / Estimates- Value Engineering / Cost Control


- Proposing of alternative / substitute materials to be used which can lower the cost and have the same quality and specifications as the original

- Evaluation and Preparation of Construction Packages D. Schedule Management

- Project Schedule ; Providing the overall Project Schedule based on Owner’s Mandated from Design to Post Construction Phase

- Construction Schedule Management ; Proposing Interim Construction Schedule base on the Owner’s mandate and area of the project

C. Contract / Bidding Management- Pre-Qualification ; Proposing to the Owner the Longlist and Shortlist of Candidate

Contractors

- Evaluation and Recommendation of Proposed Contractors ; Project Management will recommend the qualified / capable Contractor base on the strict and equal evaluation to their submittals

- Bidding, Negotiation and Award ; Conducting of clarification meetings based on the contractors’ submittals and final proposal for fair treatment to each bidder

- Contracts Document Review ; Reviewing of Contract Documents that is specified on the Condition of Contract, to prevent conflicts


II. Construction Phase A. Project / Construction Management a.1 Construction Management Planning

- Executing of each stage of the Construction Structural and Civil Works Wet Works and Water tightness Finishing Works MEPF Works Equipment Installation

a.2 Meetings / Coordination- Project Team will conduct Weekly Construction Coordination Meeting and Design Issues Meeting

a.3 Efficient and up to-date Progress Reporting and Status - Project Management will submit Weekly and Monthly Status Report incorporating the status of Time, Quality, and Cost

a.4 Measurement and Payment Evaluation- Strict evaluation of the invoice before endorsing to the Owner

a.5 Project Manager’s Instruction- Issuance of Project Manager’s Instruction to Contractors for the additional / deductive works with

consent of Owners


a.6 Change Orders / Variations- Evaluating the additional / deductive works before issuance of PMI. Project Management will

conduct internal estimation a.7 Owner and Third Party Claims

- Refer to Condition of Contract a.8 Procurement Management

- Cost efficient selection of vendors in compliance with specifications for Owner Supplied Materials / Equipment

B. QA / QC Management b.1 Submittals

- Project Manager will require the Contractors to submit Shop Drawing, Sample, Product Data, etc. that will be reference of Project Team for approval

b.2 Pro-Active inspections / Testing and Construction Observations- Project Management will provide experienced staff for inspections and testings to ensure the quality

are met b.3 Completion and Turnover

- Project Manager will ensure the Owner satisfaction on the works, before turn-over to the Owner, Project Management will conduct punchlisting on unacceptable works

b.4 Request for Information and/or Approval- For Project Team references and documentation, Project Management will implement the RFI and

RFA form and copy furnish the concerned team b.5 Substitution request

- The Contractors will submit substitution on materials to be used and subject for approval of the Project Management Team


b.6 Standardization of Flows and Procedures- Project Management will provide standard forms to be used for Structural / Civil, Architectural,

Mechanical, Electrical, Plumbing, Fire Protection and others- Project Management will conduct special meetings with the contractors before the start of the

project to discuss the flow / rules of documentation. And also to discuss the Project Management Standard Procedure

b.7 Centralized data repository paving to fast information sharing- PMI, Variation Orders, Design issue will copy furnish all; Owner, Designers, and Contractors

c.1 Environment and Health Safety (EHS) Policy- Project Management will strictly review and implement the Contractors EHS Plan

c.2 Work Safety Plan and Procedures III. Post Construction Phase A. Completion and Turnover Management

a.1 Punchlisting, Commissioning and Acceptance- Project Management will immediately conduct a punchlist of unacceptable works for all trades to be rectified immediately by the Contractors

a.2 Contract Close-Out- Project Management will turn-over to Owner the Project (including documentation) without

outstanding punchlists and good condition of the systems
