Dear Planning and Zoning Reviewer,
On behalf of the property owner, Marian Kratage, I am submitting a variance request for 6 feet to the required 15-foot setback of the extended south property line for the installation of two boat lift/mooring piles; and a variancerequest of 13. 5 feet to the 15-foot setback of the extended north property line for the installation of 3 mooringpiles. Additionally, a proposed 2' wide x 20 long catwalk is proposed to be located off of a 14' x 14' platfonnand both would require a variance ofone-foot to thel5-foot setback of the extended north property line. Finally, avariance of 5 feet to the 15-foot setback of the extended north property line is requested for a proposed 3' wide x12 long catwalk for smaller transient vessels.
The existing pier is 6' wide x 100' long with a 6' x 6' ramp landward of the mean high-water line. The request isnecessary to provide the owners with deeper water for a 30-foot sailboat with an 11-foot beam. A proposed siteplan (scale: 1' = 50') is enclosed for reference. A close-up site plan (scale 1" = 20') is included for clarification.
The property is located in the Arundel on the Bay Subdivision. It is developed with a single-family home andincludes 12, 500 square feet of land area. It exhibits 50. 5 feet of riparian frontage on Fishing Creek in east-centralAnne Arundel County. The current owners bought the property in 2001. The proposed 150-foot pier extension isconsistent with the 240-foot length of the adjacent pier to the south, which also exhibits two mooring piles anadditional 20 feet channel-ward for a maximum encroachment of 260 feet.
Given the narrow nature of this property, which was created by subdivision in 1927, is not out of character of thisneighborhood; along with the need to reach deeper water for the property owners, this is believed to be a validrequest for the proposed variances.
