Welcome Welcome to the City of London Corporation’s (City Corporation) Drop-in event for the aspirations for the Sydenham Hill Estate. The City Corporation is looking to deliver much-needed new homes to replace Mais House as well as looking at other possible opportunities for improvements across the estate. Character of the Estate The Sydenham Hill Estate is owned and managed by the City Corporation and is locatedwithin London Borough of Lewisham.

Located at the top of Sydenham Hill, the estate is flanked by Sydenham Hill Wood and Dulwich Wood to the northwest.

The Sydenham Hill Estate consists of Lammas Green, Otto Close and Mais House, which are adjacent to one another. Lammas Green comprises of 27 cottage type houses and 30 one and two-bedroom flats. The buildings that make up Otto Close are more recent and provide 30 three and four-bedroom flats and maisonettes.

Mais House once provided 63 sheltered housing units. Residents’ relocation to alternate accomodation was completed in 2018 as the building was no longer fit for purpose.

History of the Estate The Sydenham Hill Estate began to take shape after the Second World War, when the CityCorporation began developing social housing in the area, starting with Lammas Greenfollowed by Otto Close and finally the completion of Mais House in 1973.

Why is the City Corporation Considering Creating New Homes? The development of new homes will help to house London’s growing population andprovide an opportunity to deliver improvements for existing residents.

London Borough of Lewisham isrequired to deliver 13,847 new homesbetween 2015 and 2025 in the Mayorof London’s current London Plan(2016). This increases to 21,170 by2028/2029 in the new Draft LondonPlan (2018).

There is high local demand for socialhousing in London Borough ofLewisham, with over 4,000 householdson the housing register (waiting list) fortwo-bedroom accommodation alone and 241 people bidding for a three-bedroom home each week.

The City Corporation plans tocreate 3,700 new homes forLondoners, including 700 newsocial housing units on its estatesby 2025.

As part of this target, we arelooking at the redevelopment ofMais House. Our core aim is towork in partnership with residentsto ensure you play an active role.

The VisionThe City Corporation’s vision for the Sydenham Hill Estate is to create new much-needed homes as well as improve open space and shared amenities for existing residents. This opportunity means that new facilities can be considered, such as community and play space as well as improved landscaping in-keeping with the character of the area.

An Opportunity to Build and ImproveWe hope to create much-needed new homes on the site of Mais House, explore otherunderused areas of the site and consider improvements to the wider estate for both existingand prospective residents.We would like residents to consider where new or improved facilities are needed, such as community and play space as well as landscaping enhancements. All of which should be in-keeping with the character of the estate and local area.

We are keen to understand how the current spaces are used. We intend to review the use of open space and consider options in partnership with residents to retain, re-provide or enhance these spaces to ensure that the spaces feel safe and their use is maximised.

We have recently appointed award-winning architecture practice, Hawkins\Brown, to explore design options for Mais House and other possible areas for development in the estate.

A Residents’ Steering Group, a smallgroup of residents who wish to play anactive role in the consultation andplanning process, will be established to work alongside the City Corporation and Hawkins\Brown.

We will be using the online engagement platform Commonplace. You can contribute to the engagement by either filling out a feedback form at one of our events or by visiting www.sydenhamhill.commonplace.is and leaving a comment.

The feedback we receive will be used to inform any future development to ensure it delivers real benefits for residents.
