LocationThe subject site is located on Ross Farm within a secluded rural setting approximately 1.5 km north east of the village of St Madoes. The location is conveniently positioned for travel to nearby towns and cities with the A90 accessible only 500 metres north of site. This dual carriageway provides direct A-road links to both Perth (approx. 10 km west) and Dundee (approx. 21 km north east). The site is set in beautiful countryside with arable farmland directly adjacent.

St Madoes has a number of local amenities including post office, convenience store, church, community centre and doctor’s surgery. The property lies within the school catchment area of St Madoes Primary School and Perth High School. St John’s RC Academy also serves the property providing education to both primary and secondary aged pupils. The nearest supermarkets are located in Perth, with provision including Morrisons, Asda and Tesco.
