Pricing too high can be the kiss of deathfor home sellers in today's market. Manybuyers are sitting on the fence, waiting tosee what happens with the economy, andhoping that home prices will drop further.

On the other hand, the recent uptick inhome-sale activity confirms that low inter-est rates coupled with lower home priceshave many buyers convinced that theyshould buy now. But, they are looking forbargains.

There is no great sense of urgency to buynow. Interest rates are enticing, but lowrates are likely to be around for awhile. An

$8,000 tax credit is available for first-timebuyers -- which includes those who haven'towned a home in the last three years -- ifthey buy between Jan. 1, 2009 and Nov. 30,2009. This will hopefully have a positiveimpact on the housing market. However, theeffect will probably be modest.

Homes that sell in this market have sever-al things in common. They are well located,in good condition and show well. And, theyare priced right for the market.

The most profound effect you can haveon the sale of your home is your choice oflist price. Recently a seller listed hisOakland, Calif., home for $47,000 less thanhis agent's recommended list price. The

under-market price generated a flood ofshowings and six offers. The listing sold forsignificantly more than the list price.

HOUSE HUNTING TIP: Some sellersthink that the way to get the highest price isto list their home for considerably less thanmarket value. In hot spots in the housingmarket, this strategy often brings goodresults. However, if there isn't much salesactivity in your area or in your price range,this approach could result in disappoint-ment. You should list at a competitive price,but one that you'll be willing to accept ifyou don't receive multiple offers.

Many sellers understand the importanceof pricing right for the market. But, theydon't want to price so low that they leavemoney on the table. You can keep this fromhappening by making sure your listingreceives comprehensive market exposure --Multiple Listing Service, Internet advertis-ing with photos, an open house for agentsand an open house for the public -- beforeaccepting an offer.

It's usually not a good idea to publish adate for offers in the MLS, unless yourhome is significantly underpriced and yourhome is in a popular market niche wherelots of buyers are clamoring to buy, such asthe low-end foreclosure markets in some areas.

If you list at a price that is at or over mar-ket value and you set a date for offers, yousend a message to buyers that you areexpecting a higher price. This can causebuyers to back off.

Your agent should report to you withfeedback on showings, which should giveyou a sense of the level of interest in yourhome. Then you can decide whether to goahead and hear an offer or wait a littlelonger. In general, you should be preparedto listen to any offer from a qualified buyer.It's natural for buyers to make low offers inthe current market.

Q: I signed a contract to build a townhouse, with an estimated completion date ofDecember 2009. I am a first-time homebuyer and would like to take advantage of thefirst-time buyer's tax credit for a new home purchased prior to Dec. 1, 2009. Is it possi-ble to close on the loan prior to 100 percent completion of the home and qualify for thetax credit? If so, what do I need to do?

A: The short answer to your query is, unfortunately, no. You cannot close on the loanseparately from the property. The house is the collateral for the loan, so your lenderwouldn't close without having something to back up against the loan in case you default.

Typically, the lender won't close until you get a certificate of occupancy for the prop-erty -- that means the house is virtually finished, except perhaps for a select list of itemssuch as landscaping.

This puts you in a Catch-22 situation: If your builder is close to completion, but notclose enough for the lender to agree to your closing date, you could easily blow the Dec.1, 2009, deadline for receiving the $8,000 tax credit.

Finally, according to the IRS and several enrolled agents I consulted, you must close,be the owner of and have title to the new home by Dec. 1, 2009.
