The opinion was affirmed in a suit brought by William W. Johnson to re- cover from Daniel D. Lloyd a commission for a sale of land in Maryland. The will of Elizabeth Hardenbergh, dis- posing of an estate valued at $l76.623, was filed for probate in the District Supreme Court yesterday. The testatrix lived at 408 New Hampshire avenue and also oc. cupied a home in New York. Beneficiaries under the will are Miss Elim D. Gree. Sara L. Manypenny, Elsie B. Darlington, Law- rence E. Every section has shared in the prosperity which has passed over the country like a wave. Many have wondered where all of the automobiles were going, but reports from different States, telling of the proportion of cars to the population show plainly that many sections are not sold up to the average of those States which now have the best averages. and in the latter States there is no indication of a let-up in the demand. California is one State in which many supposed that the motor car business would be slack in 1916, but California wvith Its rapidly increasing mileage of good roads is demanding more and more care. The motor car has come to be such a necessity that people of every class from the rich to the poor are find ing it necessary to own one. Thousands unable to purchase in esarlier years haye saved to buy a car or have so improved their station in life that they are able to do so now. The District Court of Appeals yester-day handed down a decision declaringthat an unlicensed real estate broker isentitled to commissions in realty transac-tions, though brokers are required by theDistrict to have a license and pay a feeof $50. The opinion was affirmed in a suitbrought by William W. Johnson to re-cover from Daniel D. Lloyd a commissionfor a sale of land in Maryland.

The will of Elizabeth Hardenbergh, dis-posing of an estate valued at $l76.623, wasfiled for probate in the District SupremeCourt yesterday. The testatrix lived at408 New Hampshire avenue and also oc.cupied a home in New York. Beneficiariesunder the will are Miss Elim D. Gree. SaraL. Manypenny, Elsie B. Darlington, Law-rence E. Sexton.
