Yr Hen Ysgol, Maenan, Llanrwst, Conwy LL26 0YD DESCRIPTION

A distinctive Victorian former school which sits in a most delightful position surrounded by rolling countryside and wooded glades - a setting that contrasts quite dramatically with the rugged highlands of Snowdonia to the west. Yr Hen Ysgol (The Old School) was converted by the current owner to create a spacious four bedroomed home of immense character and individuality with the added benefit of a superb granny annexe in a wonderful rural location. “I went to university in North Wales and always had a longing to return. When I stayed in a holiday cottage in Maenan many years later, I found this neglected Victorian school and instantly fell in love with it. That was the beginning of my project to breathe new life into the building,” explains Chris, the current vendor. “It has been an ongoing project and I worked on the design myself with the help of architects. What I found exciting was the fact that the original structure actually dictated the design, the finished product being a combination of a beautiful traditional stone building and the spaciousness of modern, light-filled interiors.” The location of the property is stunning. It’s certainly an eye-catching building within its countryside setting with neighbouring dwellings comprising mainly of cottages, farms and smallholdings. A footpath close by takes you to Cadair Ifan Goch - a National Trust lookout - the seat of “Red Ifan”, a mythological giant who would sit here and wash his face in the Conwy River. From this crag there are magnificent views of the Conwy Valley and the drama of the Snowdonia mountains – marvellous! But for all the peace and tranquillity of this setting, Yr Hen Ysgol is just a 10-minute drive to the pretty market town of Llanrwst and only 20 minutes to Llandudno Junction, the

main line railway station and the A55 expressway, which gives easy access to Chester, Bangor and the North Wales coast. “One of my favourite places in the house is the window seat in the living room. You can watch the sun rise behind the stand of oak trees or in spring enjoy the antics of the lambs in the meadow opposite. As for the southerly facing conservatory, even when it’s cold outside, the tiniest bit of sunshine soon heats the room. The garden was originally surrounded by the old tarmacadam schoolyard which I transformed into a wildflower meadow complete with a patio made of local Welsh slate,” continues Chris. One of the great features of this house is its flexibility. The old school kitchen functions as a totally separate, self-contained granny annexe, which has its own separate entrance but is also connected to the rest of the house. This makes it ideal for a whole range of different uses: it can enable a family member to live independently, be used as a home office or let to holiday makers. Part of the open-plan reception room in the main part of the house is full-height to reveal the beautiful pitch pine beams. This magnificent space with its views over the open countryside divides the first floor into two separate parts with two bedrooms in each. Each “wing” has its own bathroom and is completely private - ideal for guests or maybe for a teenager with their individual taste in music! Yr Hen Ysgol is a home that is flexible enough to accommodate many different lifestyles. It is a very exciting proposition and we highly recommend early viewing.
