Magnum Sheathing For use over metal or wood framed exteriors, Magnum Sheathing is easily installed using either manual or pneumatic (strongly recommended) tools. Magnum Sheathing can be finished with many products including paint, stucco, non-cementitous applications, tile and siding. And like all Magnum Board products, Magnum Sheathing is virtually impervious to fire, water, insects; does not feed mold or mildew; is non-toxic; provides dimensional stability even when wet; and an exceptional bonding surface. No more worrying about shrinkage if installed wet or damp. Magnum Soffit For use over metal or wood framed exteriors, Magnum Soffit is easily installed using either manual or pneumatic (strongly recommended) tools. Magnum Soffit,

Magnum Wallboard and Magnum Ceiling Board, like all Magnum Board products are virtually impervious to fire, water, insects; do not feed mold or mildew; are non-toxic; provides dimensional stability even when wet; and an exceptional bonding surface. Because of their smooth and durable surfaces, a level 5 drywall finish can be achieved with little effort. Magnum Board finishes can include painting, interior stucco, brick, tile, wall paper and other finish applications. Magnum Backer and Underlayment For use over metal or wood framed walls and floors; and as an underlayment for counter and vanity tops. Magnum Backer and Underlayment are excellent for use in wet or damp areas such as bathrooms, laundry rooms, kitchens, basements and pool areas because they are virtually impervious to fire, water and insects; will not feed mold or mildew; and are non toxic. They provide excellent dimensional stability, bonding surface capability and durability. Finishes can include such products as latex paints, wall paper and tiles of all types. For tile applications use only thinset mortor adhesives. Avoid using Type 1 or Type 2 organic mastic adhesives which are significantly inferior to thinset Magnum Shaft-liner & Area Separation Wall Sheathing For use over metal or wood framing, Magnum Shaft-liner, like all Magnum Board Products, is virtually impervious to fire, water, insects; does not feed mold or mildew; is non-toxic, non-flammable and non-combustible. Magnum Shaft-liner and Area Separation Wall panels are ideal for use in moisture prone vertical and horizontal shaft wall assemblies, stairwell and area separation wall applications. Based on fire testing, approximately one-half of Magnum Panel thicknesses are required to achieve fire ratings – reducing both schedule and labor costs.

Storage and Handling
Even though Magnum® Board is virtually impervious to most elements, provides exceptional durability and dimensionally stabile – even when wet - for best results we recommend that you:
� Keep material dry prior to and during installation � Store flat on dunnage � Do not stack other materials on top of Magnum Board � Protect the material from jobsite dirt, and � Protect edges from damage
Cutting
Work Station
1. Position cutting station so that wind will blow dust away from user or others in working area and allow for ample dust dissipation.
2. Use one of the following methods based on the required cutting rate and jobsite conditions.

� Score and snap using carbide-tipped scoring knife or utility knife (Ability to use this method depends on thickness of Magnum Board being installed.)
� Fiber-cement shears (electric or pneumatic).

Clean-up
During clean-up, dust and debris, NEVER dry sweep as it may excite dust particles into the user’s breathing area. Instead, wet debris down with a fine mist to suppress dust during sweeping, or use a HEPA vacuum to collect particles.

80 YEAR PRODUCT WARRANTY Limited – Prorated – Transferable
1. Coverage
Magnum Building Products, LLC (hereinafter MBP) warrants to the first Owner of the structure to which the product is applied for a period of 80 years from the date of original purchase, that the Product will be free from manufacturing defects, including rotting, swelling, delamination and damage from termites, when properly installed and maintained according to MBP published installation instructions.
Should any such defect appear, Magnum Building Products will pay to repair or will provide replacement material, at its option, for the defective Product Magnum Building Products also reserves the right to refund the amount paid for the Product, subject to the prorating schedule set forth herein. Under no circumstances and in no event shall Magnum Building Products be liable for any labor charges or other expenses whatsoever in connection with the removal or installation of either the original or replacement Product. In the event of repair or replacement under the terms of this warranty, the original warranty shall apply to the replaced or repaired product and will extend for the balance of the warranty period in effect at the time the Product proved defective. The coverage offered by this warranty is intended to cover individual homeowners only. If during the Warranty period, any Product proves to be defective, Magnum Building Products, in its sole discretion, will replace the defective Product before it is installed, or, during the first year, reimburse the covered person for resulting losses up to twice the retail cost of the defective portion of the Product. During the 2nd through the 80th year, the Warranty payment will be reduced by 3.3% each year such that after the 30th year no warranty will be applicable.
Number of Years of Use Obtained After Installation Magnum Building Products’ Prorated Share of Warranty Obligation Year 1 Capped at twice the retail cost of the defective portion of the Product. Years 2 through 30 shall incur a 3.3% reduction per year. If the original retail cost cannot be established by the covered person, the cost will be determined by Magnum Building Products in its sole and reasonable discretion. Magnum Building Products replacement of the defective Product or granting of a refund pursuant to Section 1 of this Warranty SHALL BE THE SOLE EXCLUSIVE REMEDY available to the covered persons with respect to any defect. Magnum Building Products will not refund or pay any costs in connection with labor or accessory materials. Any refund or material replacement by Magnum Building
Products shall constitute a full settlement and release of all claims of any covered person hereunder for damages or other relief, and shall be a complete bar to any litigation filed subsequently to the covered person’s acceptance of such agreement.
2. Conditions of Warranty The Product must be stored according to the manufacturer’s instructions at all times between purchase and installation. The Product must be installed according to Magnum Building Products printed installation instructions and all building codes adopted by federal, state or local governments or government agencies and applicable to the installation. Failure to install and finish the Product per the manufacturer’s published instructions may affect Product performance and voids the Warranty.
3. What the Customer Must Do The claimant must provide proof that he/she is a covered person and notify Magnum Building Products in writing within 30 days after discovery of any claimed defect or failure covered by this Warranty and before beginning any permanent repair. The claimant must provide proof of the date of purchase and installation, as well as proof of property ownership. All notifications should be sent to: Magnum Building Products, 46615 Tennis Island Road, Wellesley Island, NY 13640. Upon discovery of a possible defect or failure, the covered person must immediately, and at the covered person’s own expense, provide protection of all property that could be affected until the defect or failure is remedied. The property owner will be required to submit a sample and photographs of the defective material to Magnum Building Products for the analysis. Magnum Building Products will then investigate the claim and examine the material claimed to be defective. If requested, the property owner must provide access for examination by an agent of Magnum Building Products. If a defect covered by this warranty is confirmed, Magnum Building Products, within a reasonable amount of time after the inspection, will repair or replace the Product, or refund the original purchase price of the defective Product, pursuant to the terms of this warranty.
4. Limitations This warranty does not provide protection against any failure, defect or damage caused by situations and events beyond normal exposure conditions, including but not limited to: + Misuse, abuse, neglect or improper handling, shipping, storage or installation of the Product. + Improper application or application not in strict adherence to Magnum Building Products written application instructions. + Improper installation of stubs or other accessories. + Settlement or structural movement and /or movement of materials to which the Product is attached. + Damage from incorrect design of the structure. + Exceeding the maximum designed wind loads. + Use of accessories that do not properly receive and/or secure the Product. + Impact of foreign objects, fire, earthquake, flood, lightning, hurricane, tornado,
severe weather (including, but not limited to, unusual climate conditions) or other casualty or act of God. + Growth of mold, mildew, fungi, bacteria, or any organism on any surface of the Product (whether on the exposed or unexposed surfaces) and in this respect, any claims of damage caused by mold or mildew are expressly excluded. + Lack of proper maintenance or any cause other than manufacturing defects attributable to Magnum Building Products. Magnum Building Products will have no responsibility hereunder for defective Product subjected to further processing or alteration after shipment. + Magnum Building Products reserves the right to discontinue or modify any of its Products without notice to the property owner/consumer and shall not be liable as a result of such discontinuance or modification. If Magnum Building Products replaces any material under this warranty, it may substitute Product designated by Magnum Building Products to be of comparable quality or price range in the event the Product initially installed has been discontinued or modified.
5. Other Conditions: IN NO EVENT WILL MAGNUM BUILDING PRODUCTS BE LIABLE FOR ANY INCIDENTAL, SPECIAL, INDIRECT, OR CONSEQUENTIAL DAMAGES OF ANY KIND, INCLUDING ANY DAMAGE TO THE BUILDING, ITS CONTENTS OR ANY PERSONS THEREIN, WHETHER RESULTING FROM NONDELIVERY OR FROM THE USE, MISUSE, OR INABIITY TO USE THE PRODUCT OR FROM DEFECTS IN THE PRODUCT.
SOME STATES DO NOT ALLOW LIMITATIONS ON, OR THE EXCLUSION OF INCIDENTAL OR CONSEQUENTIAL DAMAGES, SO THE ABOVE LIMITATIONS MAY NOT APPLY.
THIS WARRANTY REPLACES ALL OTHER ORAL OR WRITTEN WARRANTIES, LIABILITIES OR OBLIGATIONS OF MAGNUM BUILDING PRODUCTS. PERTINENT STATE LAW SHALL CONTROL FOR WHAT PERIOD OF TIME FOLLOWING THE SALE A PROPERTY OWNER/CONSUMER MAY SEEK A REMEDY UNDER THE IMPLIED WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE.
IN NO EVENT SHALL MAGNUM BUILDING PRODUCTS BE LIABLE FOR CONSEQUENTIAL OR INCIDENTAL DAMAGES OF ANY KIND, INCLUDING ANY DAMAGE TO THE BUILDING, ITS CONTENTS, OR ANY PERSONS THEREIN, RESULTING FROM THE BREACH OF THE WARRANTY. NO FIELD REPRESENTATIVE OR DISTRIBUTOR OR DEALER OF MAGNUM BUILDING PRODUCTS IS AUTHORIZED TO MAKE ANY CHANGE OR MODIFICATION TO THIS WARRANTY.

Problems Associated with Traditional Building Structures.
Magnesium oxide Board greatly assists against or eliminates the following:
Mould and Fungus: Mold not only brings the obvious health risks both immediate and long-term, also musty odours, material breakdown and costly and potentially ongoing repairs. Anywhere where we live and work we generate moisture. Kitchens, bathrooms, pool rooms etc. are particularly vulnerable to moisture damage, mould and rot. Research in the USA shows more than $25B is spent annually on mold replacement materials and an additional $25b annually in healthcare costs associated with mold and mildew.
Fire: Traditional structures burn rapidly. In most cases the fire fighters arrive in the hope of preventing spread of fire to neighbouring property. The fire victim often loses all or most personal effects, sometimes irreplaceable heirlooms. In extreme cases LOSS of LIFE. The results of fire can be very traumatic, heartbreaking, devastating and disruptive.
Enormous costs: Fires have an enormous social and economic cost. According to a recent study by the Institute for Research in Construction, the estimated total annual cost of fires in Canada is more than $11 billion, including close to $3 billion in losses. Before buying a building, check what fire protection systems it has. The amount of protection depends on two main variables:
� Fire resistance of material; ( Magnesium oxide Board is proven to be non-combustible)
� Presence and layout of fire-fighting equipment.
Indoor Pollution: Off-gassing by materials used in new construction can be problematic for hyper-sensitive and allergy prone individuals. We do not fully understand health implications associated with materials used in modern construction. OSB and Plywood are held together by glues which contain formaldehyde. Formaldehyde off-gases under temperature fluctuations. Formaldehyde is TOXIC and a probable cancer agent. It is also found in insulation and some carpet products. (See excerpt from Wikipedia below).
Drywall: Let’s face it folks, drywall is a pain! It’s fragile, damages easily, requires constant spackle and paint repairs, is messy and the dust gets into everything. Drywall is wasteful – approximately 20% waste plus dumping fees. Drywall is EXTREMELY MESSY, requires LENGTHY drying time. This can impact on construction financing if it carries over into another month. Many contractors would replace drywall if they could. The difference between Magnum Board and gypsum is generally gypsum takes long to finish and the process is very messy, time consuming and expensive. Drywall is NOT GREEN and rapidly grows and feeds mould. It is environmentally unfriendly, messy and dusty.
Impact Damage: Surfaces like drywall are vulnerable to impact damage and require constant maintenance and sometimes panel replacement as a result of impact. Up to now solutions to impact damage have been expensive and relatively ineffective. High traffic environments like schools, hospitals, hotels, restaurants etc. suffer damage to drywall: holes in the walls, water damage and toxic materials used.
Water Damage: Drywall needs to be replaced as it does not dry when wet and becomes structurally compromised. Will in most cases grow mould and has to be removed and replaced in medical environments after it gets wet. This shuts the affected area down during remediation and causes inconvenience and expense.
De-lamination, Warping and Rot: When OSB (pressed Board), Plywood and wood are subjected to the elements, they suffer breakdown and loss of structural integrity in one form or another. These materials require constant maintenance (loss of time and money). Lengthy exposure to moisture causes de-lamination, warping, mould and rot both inside and outside. Exposure to direct sunlight or heat and temperature fluctuations freezing/thawing causes de-lamination, splintering and warping. Cement board is made in layers and also delaminates. For example if you screw it into a structure, over time, the layers bubble around the screw or nail and the wall puffs out making it unsightly. For example: Warping of underlying roofing or floor panels can cause leaks and extensive damage in buildings.
Salt: Winter temperature fluctuations, freezing/thawing and chemicals such as ice melt and salt can damage buildings and surfaces. This means constant maintenance.
Insects: Insects such as ants, termites and certain beetles feed on wood and sometimes even nest in it. This requires expense, vigilance, maintenance, use of control toxins which are potentially harmful to children and domestic animals.
If these problems are not spotted and dealt with early, they can cause severe loss which may not be covered by insurance or warranty.
Rodents: Rodents cause damage, bring disease and also require use of toxic chemicals, expense and time to control. These chemicals also pose risk to children and domestic animals as well as non-target wildlife.
Noise Pollution: This is especially pronounced in multi unit environments such as schools, apartments, offices and mixed use environments. Solutions are complex and expensive.
