Most experienced residential property investors understand that even a few weeks’ annual vacancy brought about by setting rent too high usually means a lower net income than if the property had been rented at just under current market value for the whole year.Experienced investors know that maximizing rental income from rent property investment comes from keeping their properties occupied rather than setting high rents, yet there are still landlords who expect to rent their property for 100% of market value – in spite of the risk of incurring high tenant turnover and concomitant vacancy. Dissatisfi ed tenants who move on when they fi nd a better value option create a cycle of higher turnover and further weeks of vacancy.Furthermore, investors whose properties are not good value get less enquiry and can’t afford to be as selective when deciding who will rent their property. This in turn increases the risk of property damage, neglect and arrears.Being selective means checking references (these days references are even available for pets!) but beware of taking into account irrelevant criteria such as dress style, marital arrangements and other personal choice issues. The bottom line criterion is does their history indicate that they would be able to pay $x per week for y weeks?If a property stays empty because the rent is too high, owners’ can get desperate enough to overlook a tenant’s patchy references in the effort to get the highest income, they make themselves more likely to get less because poor references could mean greater likelihood of getting behind with the rent.New investors can avoid a lot of common errors by making use of the expertise of their managing agency. Many novice investors don’t think of employing a managing agent until something goes wrong; it seems that many people think property management is child’s play until they realize they are out of their depth. Sadly, many people at this stage decide to sell their investment thinking it is ‘all too hard’ – and of course miss out on the investment benefi ts that accrue down the years.Source: Local Property News 16.02.11

“Bring on the New Year!!”The JLB REDBACKS – The new season is underway and the boys are fi red up and ready to roll! Training has been intensifi ed under the watchful eye of coach Phil McDonald and the boys are taking a serious approach now that they’re into their 3rd year together. I’m pleased to report that though the boys have grown signifi cantly, the uniforms still fi t and with luck will see the year out before they need new ones! With a couple of our players, Noah and Peter unavailable for the fi rst few games of the season, the team did a fantastic job in their fi rst match on Saturday losing by only a few points in a hard fought match. Well done boys! Stirling effort with only 1 sub. Happy birthday to Jordan and Peter who both celebrated birthdays in the last 2 weeks. Hope you both had a ball. It’s going to be a great year and I look forward to updating you as to the boys progress. Watch this space.....tTHE URBAN BURGER UB’s – This group of under 14 boys have been playing together for over 5 years under the constant guidance of coach Karen Caldwell and know each other well. Competitive, skilled and focused, their matches are generally fast paced and exciting. Urban Burger have recently taken over the sponsorship of the team and we thank them for this. The new uniforms are great. Still undecided on a name, we’re going with the UB’s until further notice. The “Urban Legends” has been fl oated around so will keep you posted!! Most of the boys attend Padua and have just started year 7 so its been an exciting start to the year. They seem to have grown up in front of our eyes. Nick and Taylor both attend Peninsula. The boys are cool, the parents are fabulous and Coach Karen is simply the best! Our team Mascot

‘Jude’ (sitting on big brother Toby’s knee) feels very at home at the stadium and crab crawls around with a basketball at every given opportunity. We need to get him a uniform!

THE MT MARTHA ‘REDS’ UNDER 13’S CRICKET TEAM – The Clavins have been associated with this club for 2 seasons since my son Michael joined this talented team in 2009. With dedicated coach Eddie and a great support team of dads (and Mums) they played off in the grand fi nal last year and have had another successful season this year. 5 of the team were selected to play representative cricket over the Christmas break (ensuring that their parents didn’t get any ‘down time’) and their skill level and team work has improved signifi cantly. With the 2nd half of a 2 day match to play which will decide our place in the fi nals, it’s all sitting on a knife edge! Though I know many of the boys through footy, basketball and school, I’ve had to get my head around the ‘nick-names’ that they all go by in this cricket team. Whispers, Chuckles, Pigeon, BBQ, Buckets and Disco (to name a few) meant little to me at the start of this season and a fair amount of homework (thanks Eddie for the list) went into connecting the boys to these names so I could follow the entertaining and informative match report! Simon Clavins’ very civilised ‘cucumber sandwiches’ have been sorely missed this year - fi ngers crossed he improves on this next season. A steaming cup of coffee has been the mandatory requirement at these 8am starts on a Sunday Morning! Brendan Collopy (Charlies’ dad) owes me big time!THE VALUE OF A COMMUNITYTake a dozen 12 year old boys united in a cricket team and supported by their parents who share

and enjoy the journey of the season. They’re ‘one’ these boys. Loyal. Committed. Passionate about the Mt Martha club they represent and they’re mates. No question that it’s a great source of enjoyment for all concerned. These boys play against each other in various footy clubs and are consequently on fi eld rivals – as are the parents!! They consistently play against each other in basketball matches given the different teams they all play with and contest their games fi ercely. Everyone wants to win!!! They attend different schools and have lives outside all of the above. And yet they remain mates. They recognise the difference between competition and confl ict and are able to shake hands in friendship after the fi ercest of battles. Their understanding that an opponent is not an enemy – just an opponent - is a simplistic value that would serve our world well if it was adopted

by all. I’m sure there would be far less violence and aggression in sport both among players and spectators if this basic understanding was shared across all sporting codes. A lot of the credit for this comes from the coaches in question, but the largest part comes from the parents and our community values. I for one am enormously proud of our community spirit and thoroughly enjoy my association with the various clubs I am associated with through my children. The friendly rivalry between opposition clubs is a great source of amusement and yours truly cops just as much ribbing as is dished out! So with my Mt Martha cap on, I say go the Reds!!!! – However during the footy season I have my Sth Mornington cap fi rmly on my head and talk to no opposition parents until the match is done!! Am more than happy to have a coffee with you afterwards!

The 2011 Raw for Africa fundraising family music festival was played out on Saturday the 29th of January at Mornington Racecourse. Over 1500 people attended the event throughout the day with all proceeds going towards the struggle to save wildlife across the world. Hosted by the International Anti Poaching Foundation’s ‘Raw’ committee the event was able to happen because of the generosity of the local community. Over $180,000 worth of goods and services were donated to make the event a reality. All these donations mean that the proceeds raised will reach the cause. Event organisers Joel Norford and Kate van der Net have held committee meetings every Wednesday night for the last three months to ensure the event became a reality. In December last year IAPF Director Damien Mander returned home from Africa to assist with the final stages of the event. Over 20 bands and DJ’s played at the event on two different stages. A specialised area for kids activities meant parents could relax and let the music take its course. The event had a great environmental focus, not just on the day but in the weeks following. The following week, the entire committee met up with Russell Ardley at Mornington Peninsula Youth Enterprises, and under the guidance of Kylie from ‘SEEDS: Bushland Restoration and Environmental Education’ they began propagation of 5000 plants that will offset the carbon emissions generated at the event. Collaboration such at this for a music festival is rare. The Raw committee will continue to grow this event into what will eventually be the biggest ongoing charity event in Australia and the largest animal rights event in the World. Its continued success will put the Peninsula and Melbourne on the World stage as a forerunner in conservation and wildlife protection. Australia currently has the worst record in the world for extinction of its own native species. Events such a Raw will ensure that the generation of today and the children of tomorrow grow up with a sustainable mindset and increasingly stand

up for those that have no voice – not only in Africa but in our own backyard. The Raw committee wish to extend a huge thank-you to all the sponsors for this event for making it a reality. Without the growing help from people who believe in justice and change, the carnage across the world will continue.

Just over a year ago my life changed, on 27/02/2010 I was changing my top and my daughter Courtney (9 at the time) said Mum your nipple is looking really big. I said no it’s not and touched it and found the lump. It was the size of 2 peas. From that moment I started a journey that I never thought I would be on.The next day I went to the doctors who organized for me to have a mammogram and scan that day. The results were that I had to go and see a Breast Surgeon. I saw her the next week; she did a biopsy and made an appointment for that day to see a specialist biopsy doctor. The next week I went back for the results, I went by myself as everyone was saying that if there were so many lumps it would be a cluster. (now days we all think we are doctors if we have access to the net.) I went in confi dent; I was told that I have a breast cancer and cancer in my lymph nodes. I was devastated. The worst part was having to tell my girls Madison 11 and Courtney 9, I sat them on the couch and told them, we all cried, we were frightened about whether I would live or not. I assured them about stats etc, but when you’re Mummy has cancer it is a really scary time for them.I had chemo fi rst, every 3 weeks for 5 sessions, I started losing my hair after 3 weeks so Courtney and I shaved it off. Bandannas became my best friend. Once again you have to laugh. Thank God for Annaline at Rosebud chemo and all the other staff. Every concern I had with side effects Annaline pulled me through. She is a wonderful woman.I then had surgery, they removed my left breast, and the operation was so much easier than the chemo. My sister, Debbie, came over from Perth to look after me for 2 weeks. I had not seen her for 5 years and although I was recovering it was so amazing to see her. Have her care for and love me and just be there for me.I then had 25 radiation treatments. Thanks to Sister Carmel and her drivers who picked me up every day.

There are some amazing people out there.That is the medical, the emotional aspect was that I tried to see the best in everything, most of the time I was positive. I have 2 daughters and I wanted to be an example to them. If I was who is me then they would have acted that way as well. I have met many amazing people, people who are committed to caring for people with cancer.It seems strange but having breast cancer has given me back a life. I am on the committee for relay for life. Teams can be organized and anyone can do a little something. The whole family can be involved in being part of a cure. My girls are really looking forward to the event. My wish with this is that in 10 years time that medical students will be talking and say “What? you used to cut the breast off?”I am part of an incredible group of women, Breast Intentions with Jo Lovelock the co leader. Every time I attend I feel privileged to be amongst such a strong group of women, we have all had our challenges and come through it with stronger than before. I also have gone back to volunteering for the Sorrento SES. Their dedication is inspiring.My girls are glad that their Mum is back, although they do get a laugh from my chemo head that is worse than pregnancy head by far. They have also been on an emotional roller coaster and have come through it so well. I am very proud of them. I am back at work part time at Telstra in Mornington, I love going to work. I work with such a great bunch of people. I really missed not being at work that was one of the hardest things that I had to give up.All in all, I love my life and want to be able to be there for other women going through the same thing. It is a club that no one would want to belong to but when you are you fi nd a great sisterhood of incredible women. It goes without saying that I could not have done it without the support of my girls, family and my friends.

A few months ago whilst reading the local newspaper, I came across an interview with Geoff Hook, the famed cartoonist and artist whose drawings appeared every day in The Herald–Sun and kept Melbournians chuckling for decades. Geoff and his lovely wife Pauline have since retired to leafy Mt Eliza, and as an unashamed ardent admirer of his work, it was always a long held ambition of mine to see if I might be able to commission a caricature. After a couple of informal meetings and chats over a piece of cake and a cup of coffee, I handed over some suitable photographs and within a week I picked up a wonderful water colour caricature, that beared an uncanny resemblance to yours truly! The skill and eye for detail that has been shown is truly remarkable (even though a couple of wrinkles could have been omitted…..what, no photoshop?!) I’m also happy to say that Geoff’s endearing trait of hiding a hook somewhere within the painting has endured, and he has me pretty well summed up by hitting a golf ball badly and dressed in my beloved Blues jumper! My gratitude and thanks go out again to Geoff and Pauline for their time, effort and warm hospitality, and for giving me something that will no doubt be cherished forever.

Simon’s Been Hooked!

After the success of last year’s event, Devilbend Golf Club invited Stuart Cox and myself back again this year to host the 2011 Calcutta event. With Stuart as the auctioneer and my good self alongside as his “Delvene Delaney”, the bids for the professionals who were lined up in this year’s fi eld came thick and fast. (It’s a pity that the jokes and banter didn’t from Stuart, and I’ll endeavour to get him to work on

his material before next year..!) Seriously though, the night was a wonderful success with lots of action, laughs and the silent auction and fantastic support from various sponsors helped to ensure that some handy funds were no doubt raised towards the club. The actual Pro-Am itself was a fantastic, if not somewhat nerve wracking experience, as you can imagine when you’re lined up with an ex-captain and foundation

member of the club, and two touring professional golfers! As it turned out, they were all great company and even though none of us set the world on fi re, the pristine conditions of the course were thoroughly enjoyed and a good time was had by one and all. Thanks should also go to the club’s professional Jason Glanz and his wife Kate, for their great organization and hospitality.
