TIPS ON BUYINGAND SELLING A HOME

Spring is here andyou may be thinkingabout buying orselling a house, orboth! But are youarmed with theknowledge you needto make good deci-sions? Hopefully this

article will give you the information you need to helpmake this process as easy and stress-free as possible.

Your first step should be to get preapproved with areputable lender. Most realtors are going to need thisletter so that they don’t waste your time and theirslooking at houses you can’t afford. This will also makeyour offer stronger to a seller.

Getting preapproved is a relatively easy process. Calldifferent lenders and see who has the product that is bestfor you, whether it’s rates or down payment requirementor both. Be prepared with income documentation and insome cases, account verification.

The majority of realtor would prefer that you use a locallender and that you shy away from doing this over theInternet. This way everyone has an actual person to talkto with questions or status updates on your deal.

Now that you’re preapproved, find a realtor. Use a localrealtor that knows the area in which you’re buying andalso one that is full time so they can give you the attentionyou need. Ask friends for recommendations, if needed.Have a “wish list” ready so your agent will know whatyou’re looking for. As you look at houses, you mayredefine your list to fit your budget. Figure out what youcan live without and what you can’t. When you find theright home, your realtor will help you in making an offerand going through the bartering process.

If you’re selling a house, contact at least one realtor andget a realistic evaluation of your home. Take their adviceon prepping and staging your home so it shows well.Go into this with a realistic view of the marketplace andheed your agent’s advice. They want your house to sell,too! They say learning never stops. Especially as more and moreemployees are asked to take on or switch responsibilities.

Members of the Madison-Perry Area Chamber of Com-merce (MPACC) are now eligible for discounted rates on avariety of professional development training to developemployee talent.

Through its membership in the Lake County Chambers ofCommerce, MPACC is eligible to take part in the newlyformed Lake County Chambers Business Academy(LCCBA).

The LCCBA is a joint effort with the Lakeland CommunityCollege Continuing Education and Workforce DevelopmentDivision to provide reduced-cost training.

Course topics were determined with the help of businesschambers members who saw the need to find a budget-friendlyway to develop their number one asset: their employees.

“We are pleased to partner with Lakeland to provide ourmembers the opportunity to educate their employees andsave money,” said Cindy Girdler, president of the MPACC.

Access to employee training and development at the lowerrates will be exclusively available to Lake County Chambersof Commerce members. The Lake County location of thecollege campus in Kirtland provides easy reach to space andresources. Businesses will also see reduced travel time byremaining in Lake County.

The union of both organizations furthers the college’smission of providing affordable and accessible education tothe community and the chamber’s mission of bringinghelpful resources to its members.

Courses topics for spring 2011 include: Basic life supporttraining; Microsoft Office; Quickbooks, customer service;entrepreneurship and small business development; humanresources; project management; machine technician;leadership and supervision; and web development.

Lake Health Wins SilverHealthy Ohioans-Healthy

Worksite Award

On February 11th the Office of Healthy Ohioawarded Lake Health with the Silver HealthyOhioans-Healthy Worksite Award. More than 80companies, cities and townships applied for the2010 award which recognizes Ohio employers thatdemonstrate a commitment to employee healththrough comprehensive worksite health promotionand wellness programs. Thirty-three Ohio busi-nesses were recognized.

Lake Health was recognized for initiating wellnessprograms for team members including Yoga,Pilates, Meditation, and continuing the Get HealthyLake Health program, which is a comprehensivewellness program that includes awareness, identifi-cation and recruitment of team members, peerwellness coaching and creating a healthier work-place environment. Through Get Healthy LakeHealth, team members are encouraged to completea health risk assessment with biometric screeningsand participate in wellness coaching to developwellness goals. Wellness coaching takes placeover a six-month period with weekly and thenmonthly contact with a wellness coach.

Other wellness activities offered through GetHealthy Lake Health include a five-month B Fit 4Life corporate challenge; a six-week walkingchallenge called “Winter Wellness Land;” personalhealth profiles; medical nutrition therapy; theWeight 4 Life weight management program; aFarmer’s Market; outpatient services, includingacupuncture, Reiki, and massage therapy; and anannual employee health fair.

“Through our comprehensive wellness programwe have been able to tailor services to our teammembers needs as well as help set individualwellness goals and assist our team members inmeeting their goals,” said Sharon Minjares, MS,RD, LD, director of the Wellness Institute at LakeHealth.

“Workers spend a significant amount of time attheir jobs,” according to Cynthia Crosthwaite, Healthy Ohio Business Council Chair. “Healthypractices at work almost certainly will translate tohealthy practices at home and a valuable reductionin health care costs.”
