FHA to Collect More Mortgage Insurance

Featured Homes

COuNTRy CLub!

Dear Doreen, I had planned to apply for an

FHa loan, but heard they now come with increased mortgage insurance regardless of my loan-to-value. Is this true?

—Afraid of FHADear afraid,

• On an original loan (not a refi), if your ltV is greater than 90%, FHa will assess an annual Mortgage Insurance Premium for the life of the loan term, or 30 years, whichever is first.

• If the LTV is 90% or less, the MIP will last the life of the

loan or 11 years, whichever is first.

• For loans with less than 5% down, the MIP is increasing from 1.25% to 1.35%.

• In the past, loans with 15 year terms or less, or loans with ltVs of 78% or less when originated, were exempt from MIP. That exemption has been removed and those loans are now subject to MIP.

Please let us know if you would like this explained in greater detail.

Roads Getting NoisierI live within an ear shot of Daisy Mountain Drive and the traffic sound seems to

be much louder than years past. I realize there is more traffic now but could it also be because it hasn’t been sealed in a few years? Are there plans to seal the roads in Anthem this year?

Kevin Kelly, Anthem

Editor’s NoteIn early May, MCDOT began applying a

layer of preservative seal on many roads in Anthem Parkside east of I-17, including Daisy Mountain Drive from Gavilan Peak Parkway to Anthem Way. According to Roberta Crowe, MCDOT spokesperson, the preservative seal is a thin asphalt emulsion intended to keep moisture from damaging the original asphaltic concrete base (a combination of concrete and asphalt) originally laid by the developer.

Daisy Mountain Drive is about eight years old and the road is currently rated “good.” Crowe said the preservative sealant project should be completed by June 30. Door hangers will notify residents of the sealing schedule and parking restrictions. On-street parking is

prohibited during the project.

The preservative should not be mistaken for asphalt rubber overlay, or ARO, which “not only protects and preserves roadway pavement, it has the added benefits of lessening the sound of tire noise,” Crowe said. “And it is made up of pulverized old tires that would otherwise be polluting our landfills.” Application of ARO in Anthem is scheduled for 2014–2015.

Each phase of parenting has unique challenges, but none as difficult

as the teen years, or so I’ve been told. I’m here to tell you this is a bunch of malarkey. I am currently cohabiting with two teenage girls, and things couldn’t be easier, breezier, or lemon-squeezier.

The key is to follow my Eight Simple Rules for Living with Teenage Daughters:Rule 1 Understand she is far superior to you in both intellect and life experience. While you may have lived more years, she has experienced countless sitcoms and has access to the Internet. How could you know anything? You don’t even have a Tumblr account.Rule 2 Never, ever enter her bedroom. Follow this rule for the sake of both your physical and mental health. The only exception to this rule is when you are called upon to assist in finding a lost earring, cell phone… or the actual floor. Rule 3 Be the ATM. Teenage girls should never be expected to work. Between school, social obligations,

12-hour sleeping binges and finding the meaning of life via the Internet, their plates are full. Just hand over the folding money to avoid an episode. Rule 4 Take a course in hotel management. This will help with impromptu sleepovers, last-minute parties and last-second dinner guests. Remember you are “the help.” Keep conversations with guests limited to phrases like, “more waffles?”

Rule 5 Operate a taxi service. More accurately, run a non-profit taxi service. Keep conversations with guests limited to phrases like, “where would you like to go after you’ve finished your waffles?”Rule 6 You are wrong. Of Course. Again. Self-explanatory if you’ve spent any length of time with a teenage girl.Rule 7 What you said is black- and-white. What she said is open to interpretation (hers only), change (hers only), and 180-degree reversal. For a deeper understanding of rule 7, see rule 6.Rule 8 Be patient. Take solace in knowing you might live long enough to see her with her own teenage daughter—at which time you can exact your sweet, sweet revenge. io

While less evident in Anthem as compared to the general

population, childhood obesity is a national concern. Here’s how

to get them moving.

By Amanda [email protected]

The Anthem area has an abundance of opportunities

for kids to stay fit and healthy. From trails, bike lanes, playgrounds, to the skate park, water

park and all the sports programs, there are plenty of options. Where we live can play a huge part in our level of fitness.

Dr. Rodney M. Jackson of Angel Pediatrics believes the childhood obesity

Let’s Move! The initiative launched by Michelle Obama, recommends at least one hour of moderate to vigorous activity daily. Sound like a lot? Consider how much time a child spends seated in front of an electronic device.

Pick activities you like and start with 10 minutes at a time.

Give your child a pedometer (and one for you, too) to count steps during the day. Let’s Move! recommends girls set a goal of 11,000 steps per day and boys, 13,000.

Bedtime is important. Children need nine to 11 hours of sleep so they can be good and active the next day.

Keep ‘em Moving!

epidemic is less pronounced in Anthem. Compared with the national average and other places in the Valley where he has practiced, he said, “My impression is that there is less childhood obesity in Anthem.” The lack of localized data prevents drawing statistical conclusions, Jackson said. But, he said, parents in Anthem seem to be more exercise-conscious than many, and “there are a lot of adult athletic role models” in town. He cited the prevalence of bikers, runners and triathletes.

The American Academy of Pediatrics urges parents to be good role models for their children and to make sure healthy choices are always available

at home. Thomas Hill, founder of Bounce Boot Camp and a certified personal trainer, warns that a child doesn’t have to look overweight to be unfit. He said the key is to make fitness fun. One way his family does that is by playing Wii dance games together. “Everyone is having fun and burning calories,” he said.

Terry Donatto, Adventure Boot Camp at Anthem’s program director agreed. “Kids like the family-activity approach.” Donatto, who works with home-school students on football drills said, “Due to the upcoming heat, families should take advantage of our water parks throughout our community. Also, take walks together after dinner.” io

There are two dreaded words our kids are about to utter. Repeatedly. “I’m bored.”

And each time, parents cringe. This year we’ve compiled a list of things to

do on the cheap—or better, free—to keep the kid mantra at a minimum.

The Children’s Museum of Phoenix is free the first Friday of each month.

#10 The “I’m bored” JarWe love this thing. Fill the jar with activities ranging from dreaded chores (sweep all the floors) to fun outings (take a picnic to Adventure Playground). When your precious angels utter those words, simply hand them the jar to select one of activities written on folded paper. The chores get the kids to think twice before crying boredom. The fun stuff makes sure you get some fun time together. Make sure you put things in the jar you’re willing to go along with.

#1 Just Get Wet!

The Liberty Bell splash pad is a blast for younger kids and a great way to get school friends together over the break. A quick check to make sure it’s actually functioning will help avoid disappointment. There’s a splash pad at Anthem’s Adventure Playground and another at the Outlets at Anthem.

The water park at the Anthem Community Center makes HOA dues and weed violation notices tolerable for Anthem residents. Non-residents can come with a resident friend for $7 per day or get a punch pass which will give you 10 visits for $50. io

Digging Faster InternetBy Jennifer [email protected]

You might have seen the trucks, or the holes, or worse, your

front yard might be dug up. Several weeks ago, CenturyLink began working in certain neighborhoods to upgrade services to customers in the Anthem area. The work requires some extensive digging in the area around the telecommunication boxes that exist in some front yards. The boxes are owned by CenturyLink and are a public easement, meaning the telecom company has right to access the boxes as needed. Pedestal boxes in front yards typically serve homes within a two-block range.

Alex Juarez, spokesperson for CenturyLink, said the company is

upgrading the network, which includes installation of a fiber-optic network. The upgrades “will give Anthem residents faster Internet speeds,” Juarez said. The fiber-optic wire also allows for the delivery of a new television service called Prism TV, expected to be available sometime this year. According to Juarez, Anthem residents will soon have a choice other than cable and satellite providers. Prism TV is an advanced television service powered by the Microsoft Mediaroom platform, providing whole-home DVR, app center and find-it-fast navigation

through your remote.

“We are pleased to continue our CenturyLink investment in the Anthem neighborhoods,” Juarez said. Residents

affected by the front-yard digs should be notified a few days in advance of the work through a note on the door, Juarez said. He also said CenturyLink would try to complete the dig in an individual yard within a 72-hour period, but could take as long as seven to 10 days.

But, at the time of this writing, Anthem resident Melissa Lasich said her front yard has been dug up since April 26. “I wasn’t really clear about what was going on.” Lasich said she was never notified about the work and has not seen anyone from CenturyLink since April 28. Her yard remains under construction with a hole covered by a piece of plywood, surrounded by barriers and debris. “I would like a better timeline of when the work will be done and when my yard will be put back together,” Lasich said.

If you have a telecom box in your yard, expect CenturyLink to access the box at some point during the next several months. Not all boxes will require trenching or digging, according to Juarez.

Juarez assured yards will be returned to their original state. If contractors are unable to reconstruct the yards effectively, CenturyLink will send landscape contractors to assist once work is completed. io

RIDGELINE Interim Director to Stay; Class Size to GrowBy Karen [email protected]

It’s been an eventful first year at Ridgeline Academy where Director

Keven Barker was recruited mid-year to replace Steven Mack, who was abruptly terminated. Now, Barker has agreed to stay on as director, accepting Ridgeline’s offer of a one-

year contract, a standard TeamCFA term, according to Barker.

Ridgeline Board President Jason Klonoski told In&Out, “Mr. Barker engages with the students, parents and staff the way you would want a principal to engage. He listens and he takes appropriate action. He has a friendly disposition that is infectious. His depth of experience and commitment to quality instruction keep him focused on our overall goal, which is to make Ridgeline the premier school in this community.”

With class sizes averaging 14.5 students, Ridgeline has been a popular option, drawing students from Sonoran Foothills, Tramonto, Anthem and Cave Creek.

Plans for 2013-14 include expanding the student population to 600 students by increasing class size by four or five students, Barker said, and added that class sizes will never exceed 25. A wait list exists at the kindergarten and first grade level, but Barker anticipates adding another section of first grade to accommodate those students.

“One-hundred percent of our teachers responded that they intend to return for the coming year, and our parents and students are also returning at a very high rate and bringing their friends,” Barker said.

As for rumblings of a future high school, Klonoski said TeamCFA does not currently own land surrounding Ridgeline Academy. “The school has every intention of opening a high school as soon as it is economically feasible. We have heard our parents; they want another option for high school in this community. We hope to be able to one day meet that need,” he said. io

Horse Rescue Wins $10K in ‘Arizona Gives Day’

It came and went in a day, so you might have missed the first Arizona

Gives event run by the Alliance of Arizona Nonprofits on March 20. The event encouraged charitable giving to a favorite non-profit within a 24-hour period. Cash prizes sweetened NPOs who raised the most. And,

for most donors in the small nonprofit category, Dreamchaser Horse Rescue in New River took top honors and a big check for $10,000. It raised $7,820 from 115 donors.

“We are 100-percent volunteer,”

said Susan Thompson, who founded Dreamchaser in 2002. “We rescue horses that were abused and abandoned. We save mares and foals discarded by the Premarin drug industry and headed for slaughter. We gently rehabilitate them and whenever possible find them qualified, loving homes. This is an expensive process.”

No Wi-Fi Yet at Community CenterWere you hoping to take your nifty

iPad or laptop to the pool this summer to get some work done while your kiddos get their swim on? Well, you can, but only if you have a mobile hot spot or other way to connect to the Internet.

Wi-Fi is still not up and running at the community center, despite the fact it is 2013 and you can connect to Wi-Fi from almost anywhere else in the area.

The Anthem Community Council

announced back in October that Wi-Fi had an ETA at the community center by second quarter.

It is Coming According to ACC spokesperson Shannon Wallace, Wi-Fi could be available to residents by the end of second quarter or early third quarter. “We are currently entertaining bids for the materials, and working with our IT team as well as Cox Communications for the infrastructure,” she said.

Small Business JackpotNow that you’re a business owner, you’re slammed trying to get up to speed

on things you know little about, like search engine optimization and effective branding. If only someone knowledgeable could give you the inside scoop.

Larry Vivola, owner of Inline Business Advisors [and contributing writer for this publication], heard your wish and joined five other service providers to create Adopt a Small Business, a nonprofit organization designed to help one lucky business for a year. The selected business will receive one year of services valued at up to $60,000, for free. (Hard costs, such as ad space and web hosting will need to be borne by the business owner.)

Community Park Stuck in TimeBy Brad [email protected]

It seems as though the Community Park is “the land that time forgot.”

It’s just that “somewhere in time,” or we should say “back in time,” the clock atop the rotunda stopped. (Okay! Enough with the movie analogies! We’ll get “back to the future” in just a second…)

It seems this clock is used as a meeting place for many. When it stopped, and readers sounded the alarm, In&Out asked the Anthem Community Council staff what was up with the frozen-in-time timekeeper.

Much like the clock, the response was a bit slow. Seventeen days after our initial inquiry, ACC spokesperson Shannon Wallace came up with an answer: “Our Parks and Facilities department addresses park maintenance issues based on safety and priority.” She added, “Staff is aware of the clock issue

and is looking into repairs accordingly. No target date for full functioning has been set at this juncture.”

Official.

But then, just 21 hours later, Anthem’s Big Ben began tick-tocking again.

“The clock is once again up and running,” said Wallace. It seems the chronograph needed a reboot, as well as “a few minor hardware adjustments.” She promised, “ACC staff will continue to monitor it to ensure that it will keep the correct time.”

UPDATE At press time, we got word that the clock again tick-tocks not. “We will be removing the controller and sending it to the manufacturer for diagnostics,” said Wallace.

So, park-goers, your on-again, off-again timekeeper is indeed on the fritz. When it’ll be keeping time once more is well, a matter of just that—time. io

The charming clock in

Anthem’s community park

was stopped —but now

it goes. Wait… no,

it’s stopped.
