    1 GET YOUR MORTGAGE AGREED FIRSTAlthough borrowing from banks and building societies has improved recently, it is not a given. So to avoid disappointment, check you can get the mortgage you need before starting the process. You can get a mortgage agreement in principle secured first, but remember that this is an indication and not a legal agreement.

    2DECIDE WHETHER YOU ARE HAPPY TO RELY ON THE MORTGAGE LENDERS VALUATION OR DO YOU REQUIRE A FULL SURVEY. A lenders valuation is an assessment carried out by and for the benefit of the lender in order to check that the property presents adequate security for its loan should you default and the property has to be sold. However, it does not report on actual faults in the property. For many, a Home Buyers Report, which will expose problems such as damp, dry rot and subsidence, is adequate but if you are buying an older house or unusual home a full structural survey will be a wise investment. You wouldnt buy a car without the

    knowledge of a service history, so why would you run this financial risk when buying a house?

    3REMEMBER TO FACTOR IN THE TRUE COST OF MOVING. Mortgage arrangement fees, survey fees, legal costs and removal costs are all substantial costs of moving. However, the often overlooked but most expensive cost is Stamp Duty Land Tax (SDLT) which varies dependent on the value of the property purchased. If you purchase a property above 125,000 SDLT becomes payable. Recent changes to SDLT have been introduced to try to make the tax fairer. Under the old regime the SDLT percentage rates increased at various thresholds. Under the old rules SDLT was payable at a single rate on the whole transaction value. From 4th December 2014, SDLT is payable on a sliding scale depending on the portion of the purchase price that falls within each rate band. There is no doubt that the SDLT changes will be of benefit to many home buyers. For example, under the old regime, Stamp Duty Land Tax payable on a purchase price of 350,000 would be 10,500 and under the new regime it would be 7,500 - representing a saving of 3,000.

    4CHOOSE YOUR CONVEYANCING SOLICITORS WITH CARE If you take the risk of buying without the support and guidance of an expertly trained legal conveyancer, you run the risk of walking into a financial booby trap which can seriously hamper your progression up the property ladder. You should also make sure you know who you are instructing and that the firm is registered with a regulatory body such as the Solicitors Regulation Authority. There are bogus law firms out there who will take your money and then close up shop which means you lose the money and your dream home. That is why it is essential that you get the advice and guidance you need every step of the way from a known reputable law firm. They are there to help you avoid the pitfalls of what can be a murky area.

    The cheapest option may not always prove to be the best. Remember, this may well be the biggest purchase youll make and you want to be sure that you know what you are buying. You should be able to contact your conveyancer and fully understand what is happening at each step of the move. If you are not sure, ask! One further point to bear in mind is that your conveyancer

    will not visit the property themselves, so should there be something you feel uncertain about bring it to their attention and they will provide you with the options available in order to try to resolve the issue.

    5REMEMBER TO ARRANGE BUILDING INSURANCE FROM THE DATE OF THE EXCHANGE OF CONTRACTS. From exchange of contracts you will be legally responsible for the structure of the property. This is often overlooked and can potentially have serious consequences. Make sure you have buildings insurance cover in place from this date.

    With this being said and the potential risks of buying a home with hidden problems amounting to thousands of pounds in potential outgoings, why would you cut corners for the sake of a few pounds when the risks are so large?

    1ITS said that neutral decor sells homes and, of course, it does. Its tough to be offended by neutral colours, and if buyers want to inject colour and pattern, its not hard to do so. Neutral doesnt by any means have to be bland and boring its all about how you put the look together with accessories, flooring and furniture. Neutral colours, especially white, also help make rooms feel lighter, brighter and more spacious. The Dulux Light +

    Space matt range (from 20.99 for 2.5ltr, www.dulux.co.uk) has the same intention. These neutral and pastel colours use light-reflecting particles, and work especially well in gloomy, north-facing rooms.

    2You might live with unfinished DIY jobs, but once youve decided to put your home on the market, dodgy DIY is a big no-no. It can put buyers off and make them think theyll need to spend more time and money finishing the work

    than they necessarily will. If you cant do the jobs yourself, get a pro in it will be money well spent. Even if youve finished the DIY, you need to keep on top of it because things deteriorate. Common problems include marks on walls, hairline cracks that keep opening and chipped woodwork. Things like this make your home look shabby, so going from room to room with a fresh eye and putting right the problems is worth the effort.

    4 Giving your home a really good clean and cleaning, airing and tidying it before every viewing is a must. If you have masses of personal items on display, consider packing them away. While making your home look too sterile wont help sell it, a cluttered home will put buyers off.

    Remember, they may look in cupboards and wardrobes, so stuffing them full of things isnt the answer because it shows you dont have enough storage space. Instead, create more storage, preferably built-in or in the loft or garden, or get the stuff out of your home and into a storage unit.

    5 Make the most of the space you have put a dining table in the kitchen (as long as it isnt a squeeze) to turn it into a kitchen-diner, and put the biggest bed you can comfortably fit in each bedroom. If you have a study or home office and the room would be more valuable as a bedroom, swap the desk for a bed, at least while you sell. The trick is to make your home easy for buyers to imagine as their home, and to move on emotionally so you can move on physically.

Decorating in poor light often results in a poor fi nish, and most artifi cial lights arent bright enough to make much of a difference.     Work lights are invaluable when the days are shorter, but theyre really bright and can cause you to see imperfections you wouldnt normally see in either daylight or artifi cial light (depending on the type of artifi cial light in the room). This can mean you end up doing more work than you need to, if, for example, youre fi lling walls and woodwork. Directing the light away from where youre working helps, so you benefi t from the light but its not directly illuminating what youre working on. Work lights are also brilliant for drying things quickly, including paint and fi ller, and give off a surprising amount of heat, so they can be used to warm up a room in preparation for painting. Paint shouldnt be applied in temperatures below 10C, but in winter, it can be hard to make rooms warm enough if the radiators have been removed for replastering.

    HOLIDAY PERIODSIf you are planning a holiday over the winter,

    you should ensure you make adequate arrangements for somebody to check on the house, and make sure that you keep the heating on low to avoid freezing pipes. A

    landlord could claim from the tenant for costs in the event damage occurred.

    BLEED RADIATORSA long cold snap will inevitably increase heating bills substantially, so you should check your heating system is working efficiently by regularly bleeding the radiators. If a radiator is cold at the top and hot at the bottom, it will need bleeding, but take care to put down a rag under the radiator to avoid a dirty spill or spray damaging the floor.

    FIND YOUR STOPCOCKEven a small split in a water pipe can cause a huge amount of damage, so if you do not know where the main stopcock is you should find it as soon as possible. By quickly switching off the water supply in the event of a leak, you could significantly reduce damage.

    CHECK OIL/LPG LEVELSThe last thing you will need in the depths of winter is an empty oil or LPG tank. Particularly in snowy conditions, when fuel deliveries are compromised, you should regularly check the levels and refill well before you normally would.

    EMERGENCY KIT AND GENERAL SUPPLIESHigh winds and flooding can cause long power cuts, and heavy snow can mean you are unable to leave the house. You should prepare in advance an emergency kit for such occasions, including candles, logs for the fire, bottled water, tinned food, salt for paths, and so

    on. Particularly if you have a family, being isolated in a rural location can be distressing so plan in advance to minimise problems if the worst does happen.

    CHECK ALARMSSmoke and carbon monoxide alarms should be checked regularly to ensure they are in working order. Do test them and replace batteries if necessary. If any alarm is not working, after you replace batteries, you should contact your landlord or managing agent who will arrange a replacement.

    CLEAN CHIMNEYSChimneys should be swept as often as necessary, but at least annually even if the fire is not often used. Blocked flues are not only inefficient, the poor draw of smoke can cause damage to the property as well as health issues. Sweeps are often busy heading into winter so book early.

    Apart from helping maintain the property, this will help to ensure a tenant remains warm and dry in even the most adverse weather conditions and thereby relieve a lot of the stress and strain in dealing with breakdowns, said Jade. Tenants do need to be aware that, under the terms of their tenancy agreements, not all aspects of property maintenance are covered, including the items listed above.
