Since the 2001 release of the fi rst Harry Potter fi lm plenty of Australian kids have wished their house had a cupboard under the stairs. We had one when I was a child and I loved it

– like Harry’s makeshift bedroom it was dark, cramped and mysterious, the perfect hiding place during hide and seek (if I could squeeze past the stuff my parents had stored in there). Of course, in order to have a cupboard under the stairs you need to have a staircase, and if you don’t you should turn to page 4. This month’s cover story asks whether it is worth adding a second storey to your home, and while you may gain extra living space or a beautiful view there are a few tricky, structural things to consider fi rst.

Many Coast home owners dream of sweeping ocean views or a peaceful rural

outlook. And if you’ve ever climbed the Story Bridge in Brisbane or been to the observation deck at the top of Q1 on the Gold Coast, you’ll know the higher you go the more spectacular the view.

This is fi ne if the property you are renovating is a beachfront penthouse on the 12th fl oor. But if your existing home is of the single-level suburban variety, is it as simple as just popping another storey on top in order to achieve that coveted ocean view?

If you’re considering it, the fi rst thing to be aware of is that adding another storey is almost always going to be more expensive than expanding your home on the existing level. Building up requires tricky structural work and involves replacing the roof, so your new level

could potentially cost up to 50 per cent more than a traditional extension.

Therefore if you’re just looking for some additional living space, it is best to consider extending out to the back or side of your home. Adding a second storey should be your fi rst choice only if there’s either no space on your block to accommodate new rooms, or if the view you’ll capture is really worth the hassle of building up.

If you’re planning to add a second storey you’ll naturally want to get an idea of the cost from a builder. But fi rst you’ll need to ensure the addition will be structurally viable, and that your existing home will be able to support the weight of an extra fl oor. If you’re serious about the idea organise for an architect to draw up some detailed plans,

which you can then go over with your builder on site. You may also need to consult a building engineer if there are concerns about the structural implications.

Because of the increased inconvenience and cost, a second-storey addition needs to be worth it – for example, it would probably be foolish to add only one room upstairs, as you may not get enough use out of it to make it worth the money you’ve spent. If you can afford it, two or three extra bedrooms and a bathroom for the kids might be a more sensible option.

If the upper level is capturing a view you’ll need a balcony or deck to enjoy it from. And remember, adding space upstairs means losing space downstairs, because you’ll need to put in a staircase – speak to your architect and builder about where this

should go, and think about what style you are after. In a high-traffi c area such as the entranceway or living room you can make a statement with a grand timber or wrought-iron variety, and if space is tight consider a spiral staircase in contemporary stainless steel. Also think about what furniture will need to go up the staircase once it’s completed – you don’t want to end up hiring a crane to get the couch in.

Before designing the exterior you’ll need to decide if you’re updating your home’s overall look, because it is important to have continuity between the new storey and the existing facade. Opt for the same colour scheme and use similar materials where possible. If you have the budget, this type of addition is a great excuse to modernise the exterior of your home, either with fresh

be a cheaper option. You should really consider

digging under your house only if you are on a tricky

sloping block. But if the rear of your home is already

living space. Even converting a garage under the home

might be an option. Speak to your builder to get an idea of what is involved.

Speaking of neighbours, it really is important to consult them before you commence planning your addition, as you’ll need to consider that an extra storey on top of your home may impede their privacy or views. No one wants to live in the shadow of the huge house next door, and it is best to get any opinions or objections out in the open at the start of the project, rather than have them cause bitter neighbourhood resentment down the track.

And remember even if your neighbours approve, the council might not, so always obtain the relevant planning and building approvals before going ahead with work.

Steer away from the classic cabinet-style vanity, which can take up a lot of fl oor space, and opt for a pedestal or wall-mounted sink instead. To maximise storage, be clever with your wall space and install wall-mounted or corner shelves (glass shelves always look crisp and stylish). Remember, less

In terms of style, there are plenty of safe fencing options that still look great. You’ll need to choose a sturdy material, and glass pool fencing is perfect as it is made from toughened glass and is almost impossible to break. You can choose a framed, semi-framed or frameless glass fence, and opt for rounded or square posts in a variety of

colours. Glass also looks great paired with natural materials such as stone, bamboo and timber.

Another benefi t of a glass fence is that it provides direct visual contact with the pool area, which gives a clean, streamlined look and allows you to keep an eye on the kids while they’re swimming. If your pool is elevated from your home and you’re really a fan of glass, you can think about installing an acrylic viewing panel along one side of the pool itself, which creates a striking visual effect.

Renovating has its fair share of stressful activities – budgeting, choosing the right tradesperson and living with mess and

disorder all come to mind. Picking paint colours should be easy in comparison, right?In reality, choosing the right paint for the job is much more complicated than just making a list of your favourite colours. Since opening the fi rst Paint City store in Currimundi in 1988, general manager John Miller has aimed to help local residents through the process by providing specialised advice for any kind of painting job.

“We’re known as ‘everyone’s paint shop’, because we do actually cover every painting need – if you’re painting your house, your boat, your car or your tractor, we can help,” John says. “We have the products, but we also have the technical knowledge that goes behind them.”

TOP TIPThe team at Paint City has one crucial piece of advice for home renovators – before deciding on a colour scheme always take a few sample pots home. Surrounding colours and the amount of natural or artifi cial light can all alter the appearance of a particular paint colour, and John says the only way to know what a paint will look like in your home is to test it in that environment. “I’ve worked in the paint game for many years now, and even I sometimes still take a colour home and fi nd it’s not quite right,” John says. John also recommends home renovators bring in samples of as many different design elements as possible to ensure their colour choice complements the rest of their decor.

“We see ourselves as a partner to help them through the whole process,” John says. This involves choosing the right type and volume of paint for the job, and also offering assistance on one of the most important aspects – colour choice.

“We give free colour consultations, and if people want more specifi c advice we can meet them on site and go through it with them,” John says. “Sometimes all it takes is a third opinion on a particular colour.”

If renovators come into a Paint City store without a particular colour scheme in mind, the staff’s suggestion is always to keep things fairly neutral, with splashes of more vibrant colour on one or two feature walls.

“Light, natural colours are still in, so we go for a light scheme throughout and keep that uniform,” he says. And if a customer wants to paint a whole room bright red? The advice is

simple: “Don’t!” While you might love a chosen colour now, John says your preferences will most likely change over time.

Many people also don’t know that colours can vary in appearance depending on the surrounding colour scheme. So an aubergine feature wall in your friend’s home may look bright purple in yours, even though you’ve used exactly the same colour.

“The best thing to do is to come in, sit down and speak to someone,” John says. “We have a good colour gallery in every store and take the time to give really personalised advice.”

It’s a daunting task that can make even the most seasoned among us nervous – cutting in. And we’re not talking about interrupting someone else’s slow dance. In the painting world the term refers to painting wall joints, edges and corners, or any other area that is tricky to reach with a roller. If you’re planning to paint your ceiling and walls in different shades or you want to use a feature colour, you’ll need to use a brush to apply the paint at the very edge or corner, before you can roller the wall surface.

The easiest way to cut in is to use masking tape to protect the areas you don’t want to get paint on. You can buy special painter’s tape for this, but don’t use it as an excuse

to do a sloppy job – for a professional fi nish it is still important to get as little paint as possible on the tape before you remove it. Make sure you press the tape down fi rmly so it adheres to the wall evenly and prevents paint from seeping under as you work.

If you’re brave enough you can attempt to cut in freehand. It is important to use the right brush (speak to a paint specialist about which type suits your particular paint and job) and to have a steady hand throughout. Also keep a wet rag on hand to wipe off any mistakes before they dry. And if it all sounds too diffi cult, employ the services of a qualifi ed painter-decorator who can do the hard work for you.

BRIGHT IDEAS• Always work from the top down

– ceiling fi rst, then the walls.

• If your schedule permits, try to paint only in daylight. Artifi cial light can cast shadows on the walls and cause an uneven fi nish.

• To prevent unsightly drips, don’t overload your brush or roller.

• Try to paint only in long, continuous strokes (don’t dab the paint on).

• If you’re painting over a weekend, cling wrap your brushes overnight so they don’t dry out.

• Always do a second coat, and let the paint dry between coats.

colour preferences can be fairly subjective (some people like yellow, others like blue) there is plenty of evidence to suggest different colours have different emotional impacts. Yellow and orange are vibrant, happy colours and give a sense of warmth and joy. A soft yellow will encourage sunlight into smaller rooms but brighter shades should be used sparingly, as yellow is a diffi cult colour for the eye to process. ?

Greens are a popular choice. Green is the colour of nature and evokes healing and tranquillity. Like blue, green has a calming effect (which is how the backstage ‘green room’ gets its name) and is perfect for bedrooms and larger living spaces, as it is an easy colour for the eye to absorb.

Purple is a rich shade most commonly associated with royalty. It’s a striking choice for an accent or feature wall, but try to avoid painting an entire room with it – purple is known to be a diffi cult colour to live with for long periods of time.

Brown is a rich, warm colour and creates a feeling of comfort. Subtle brown tones feature strongly in the earthy, neutral colour scheme popular in contemporary home design.

Colours have what is known as a ‘temperature’ – those at the red end of the spectrum are hot or

warm, while colours towards the violet end are

cool. This is important because warmer, darker colours appear to bring

surfaces closer, while cooler colours push

surfaces back. This means a cool colour will make a

small room seem more spacious.
