1.1.1.1. Introduction
This supplementary report shall be read in conjunction with our Initial Site Condition Survey
Report (simply version) to Nam Koo Terrace dated 08 May 2012 submitted via our
transmittal ref.: CC125/T/A/051.
The purpose of this supplementary report is to record the conditions of interior and exterior
conditions of Nam Koo Terrace intensively with detailed photos which taken in the same
period of the abovementioned initial report.
2.2.2.2. Details of Supplementary Survey
Apart from the general visual inspection to the outlook of Nam Koo Terrace conducted on
12 April 2012 and record photos taken, the following additional surveys have been carried
out in the same day and subsequent period prior to commencement of foundation works
and site formation works to interior and exterior areas of Nam Koo Terrace:
1. Identify any surface or through cracks at interior and exterior elements of the
building and external areas.
2. Identify any structural defects such as settlement, concrete spalling, corrosive of
steel reinforcement, etc.
3. Identify any defective finishing items such as paint or plaster peel off, broken of
stone or metal feature, any damaged window or door, etc.

4.4.4.4. Conclusion
According to this supplementary survey and previous initial survey reports, it concludes
that there is no significant defective structural elements found during the surveys. However,
a huge amount of minor cracks were found everywhere and some bigger cracks were
found on the boundary fence walls. It seems all the cracks have existed for long time as
revealed from the on site inspection. For interests of all concerned parties, monitoring to
the bigger cracks is recommended by “Tell Tale” method, see the technical information as
appended in Appendix D while conducting the foundation and site formation works.
Based on this survey, some conclusions are made as below.
4.1 There are some bigger cracks at the boundary fence wall adjoining to the entrances
and some of them are through crack. It seems the cracks are stable at this moment.
4.2 Exposed steel reinforcement bars were found in some locations and concrete
spalling would be appeared at the adjoining structural elements once the steel bars
become more corroded.
4.3 There are also a huge amount of minor cracks of the finishing on wall, which located
in various locations of interior and exterior areas. It seems the condition would
become worse in line with the time.
4.4 There are huge amount of finishing peel off which located in various wall and ceiling

at interior areas. It seems the condition would become worse in line with the time.
4.5 Some of doors and windows were broken or removed in the building. It is stable at
this moment.
We reiterate that the proposed foundation works and site formation works will not have
adverse effect to existing conditions of Nam Koo Terrace. However, the additional
vibration and settlement check points proposed in the initial condition survey report and
crack monitoring instrument will be deployed for providing an extensive monitoring to the
stability of Nam Koo Terrace while conducting the construction works.
