The 5389m2 St. Brendan's School was constructed in three phases: 2125m2 in 1962 for a single storey gym andadministration suite and two storey class room section; 1012m2 in 1964 for a single storey expansion to the gym andclass room addition; 2252m2 in 1967 for two storey class room addition and a single storey library, staff room andadditional class room. The two storey 1967 section is currently leased to various private operators and non-profit operations including thePrimrose Day Care Centre on the second floor, Edmonton LaCrosse Council, Ottewell Day Care and others.on themain floor. The school has a student compliment of 146 in grades 1 to 6 including an early child hood education program. Thereis a staff of 11.

General Summary:

Structural Summary:The foundations of the 1962 section consist of reinforced poured concrete belled piles carrying concrete perimeter andinternal grade beams on corridors lines ranging. The building frame of the 1962 two storey class room section consists ofa second floor of open web steel joists spanning steel beams along corridors and at the perimeter carried on steelcolumns. The roof framing for the class room section consists of open web steel joists spanning steel beams carried bysteel columns. The gym building frame consists of Glulam beams spanning steel columns. The foundations of the 1964 section consist of reinforced concrete belled piles carrying pile caps which carry reinforcedconcrete grade beams. The building frame of the single storey 1964 section consists of open web steel joists spanningperimeter and internal Glulam beams spanning steel pipe columns. The building frame for the gym expansion replicatesthe original 1962 construction described above. The foundations of the 1967 section consist of reinforced concrete perimeter and internal foundation walls on concretestrip footings. The building frame for the two storey 1967 section consists of a second floor structure of open web steeljoists spanning reinforced concrete block walls. The roof structure consists of open web steel joists spanning reinforcedconcrete block walls. Overall the structural condition is acceptable.

Envelope Summary:There are built up membrane roofs over all the school with replacement recommended for the 1967 single storey andthe 1962 and 1964 sections. Walls are mainly concrete block with loose fill insulation. Windows are aluminum withsliding opening lights and fixed sealed units in the 1962 section. Windows in the 1964 and 1967 sections arerecommended for replacement. Overall the building envelope is in an acceptable condition.

Interior Summary:Interior walls are painted concrete block. Ceilings are a mix of acoustic tiles in a T-bar grid and acoustic tiles ongypsum board or wood battens with plaster and gypsum board ceilings in wash rooms and mechanical rooms. Floorsthroughout are vinyl tiles most of which are recommended for replacement. There are also epoxy and terrazzo floors instairs, wash rooms and vestibules. Overall the interior condition is acceptable.

Mechanical Summary:A branch water main from the municipal service connects to the south face of the basement Mechanical Room whereit is metered. Services from this room extend throughout the facility to service the domestic and process loads. Plumbing fixtures are floor mounted flush valve water closets, wall mounted urinals, countertop and wall-hunglavatories, and stainless steel sinks. Waste from the various plumbing fixtures drain to cast iron piping under the floor slab and the sanitary service exitsthe building at east face of the school at three locations to connect to the municipal combined sewer main buriedunder 58th Street. Storm drainage from the various roof hoppers drain to cast iron storm mains located under the floor slab and connectto the combined storm and sanitary main east of the school under 58th Street. Two municipal fire hydrants are located north of the property. A steel natural gas branch line from the municipal service in the service lane west of the school enters the theMechanical Room where it is metered and services the various natural gas fired equipment in the facility. The building is heated by perimeter hot water unit ventilators and perimeter radiation from two heating boilers locatedin the 1962 and 1967 Mechanical Rooms. The school is partially ventilated via two air handling units with one unit serving the Gymnasium area and one servingthe Industrial Arts area. Unit ventilators are provided for the Classroom areas with fresh air provided to each unitventilator and exhaust provided via room and corridor roof mounted exhaust fans. Fire protection consists of a hose and standpipe system. Fire extinguishers are also provided throughout. Overall, the school is well maintained, and the mechanical systems are currently in an acceptable condition, althoughmany components have reached their life expectancy and are in need of replacement. Items of major concern are theneed for replacement of the domestic hot water recirculation line that has in the past had many pinhole leaks,replacement of the heating boilers that have well exceeded their life expectancy, the addition of a humidificationsystem, and the need for a new BMCS system to replace the obsolete Andover system currently installed.

Electrical Summary:The building has a 500 Amp, 120/208V, 3 phase, 4 wire service. Branch circuit panelboards are located throughoutthe facility. Some panelboards are beyond their life expectancy and are at near or full capacity. The lighting consist ofmainly inefficient fluorescent fixtures with T12 lamps and magnetic ballasts. Lighting is recommended to be upgradedto energy efficient fixtures with T5 or T8 lamps and electronic ballasts. Emergency lighting and exit signs have beenrecently upgraded and installed throughout the school. The fire alarm system uses a hard wired Edwards Custom6500 panel. The fire alarm system was last tested in July 15, 2010. Cat 5 and 5E data network cabling are installedthroughout the school. The electrical systems are in acceptable condition.

The foundations of the 1962 section consist of reinforced poured concrete belled piles with shaft diameters ranging insize from 305mm to 610mm and bell diameters from 760mm to 1550mm. The maximum depth of the piles is 6 metresbelow floor level. The piles carry 915mm deep reinforced concrete perimeter and internal grade beams on corridors linesranging from 200mm to 330mm wide. The foundations of the 1964 section consist of reinforced concrete belled piles with shaft diameters ranging from 405mmto 610mm and bell diameters from 610mm to 1200mm to a depth of 6 metres below finished floor level. The piles carrypile caps which carry 915mm deep reinforced concrete grade beams ranging from 200mm to 330mm wide. The foundations of the 1967 section consist of 200mm wide x 1200mm deep reinforced concrete perimeter and internalfoundation walls on 305mm deep x 610mm and 760mm wide reinforced concrete strip footings.

In the 1962 section there is a 100mm concrete slab on grade in the class rooms areas and 125mm elsewhere includingthe gym and basement reinforced with 150mm x 150mm welded wire mesh on poly vapour barrier and compacted gravel. In the 1964 and 1967 sections there is a 100mm concrete slab on grade with 150mm x 150mm welded wire meshreinforcing on poly vapour barrier on compacted gravel (minimum 125mm in the 1967 section). School division staff report that sections of the floor slab have been mud jacked to stabilize the slabs and reduce crackingwhich appears to have stabilized. No further action is recommended at this time.

The walls to the basement mechanical rooms in the 1962 section consist of 250mm wide reinforced concrete walls on610mm wide x 310mm deep strip footings. The strip footing increase to 1830mm x 1830mm x 330mm deep pads undercolumn locations above.

The building frame of the 1962 two storey class room section consists of a second floor of 405mm deep open web steeljoists at 610mm centres spanning steel beams along corridors and at the perimeter carried on steel columns. The roofframing for the class room section consists of 405mm deep open web steel joists at 760mm centres spanning steelbeams carried by steel columns. The gym building frame consists of 780mm deep x 175mm wide Glulam beams at 3250 centres spanning steel columns. The building frame of the single storey 1964 section consists of 530mm deep open web steel joists at 2130mm centresspanning perimeter and internal 130mm wide x 550mm deep Glulam beams spanning 75mm diameter steel pipecolumns at 6m centres. The building frame for the gym expansion replicates the original 1962 construction describedabove. The building frame for the two storey 1967 section consists of a second floor structure of open web steel joists 760mmon centres spanning 200mm reinforced concrete block walls. The roof structure consists of open web steel joists at1830mm centres spanning reinforced concrete block walls.

The interior walls supporting the floor and roof in the two storey and single storey 1967 sections are 200mm concreteblock with reinforcing every second course. The 1962 and 1964 sections are frame construction and have no interior structural walls. There are some cracks apparent in the concrete blocks in the music room in the 1967 section which appear to havestabilized and no action is recommended at this time.

The main floor decks throughout the school are troweled poured concrete. The second floor deck in the 1962 section consists of a 37mm topping over 72mm poured concrete slab on V-rib steelpans over open web steel joists. The second floor deck in the 1967 section consists of 72mm poured concrete slab on V-rib steel pans over open websteel joists.

There are exterior poured concrete 16 riser stairs from the 1962 basement mechanical room to grade with steel pipehandrails fixed to the walls of the concrete stair well. There are also poured concrete pads at entrances.

The main floor throughout the school is poured concrete slab and therefore noncombustible construction with integral fireproofing. The second floors in the 1962 and 1967 sections are concrete slabs on steel pans which is noncombustible construction.The 1962 section has a suspended plaster ceiling underneath. The second floor in the 1967 section has a gypsum board ceiling underneath. It is assumed that all sections of the school complied with the Code at the time of construction.

The canopy over the main entrance consists of a steel angle framed welded to the perimeter steel beams with a woodsub-frame and wood deck with built up membrane roof and galvanized flashings.

There is a precast concrete fascia and band over windows in the 1962 section consisting of 125mm thick precastconcrete with 37mm rigid insulation backing tied back to the steel and concrete structure.

As part of the school divisions energy saving initiative metal siding was installed in the upper sections of windowopenings and the windows were replaced and reduced in size in the two storey 1962 section. The metal siding exterior consists of prefinished steel siding on building paper on plywood sheathing on wood studs withfibre glass insulation and an interior finish of gypsum board over a poly vapour barrier.

There are sections of stucco under windows in the 1964 single storey section consisting of 20mm stucco on metal lath onbuilding paper on 12mm plywood sheathing on 50mm x 100mm wood studs at 405mm centres with batt insulation andvapour barrier.

Exterior block walls are designed without control joints. Cracking in walls is minor and appears to have stabilized.

The built up membrane roof on the 1967 single storey section was replaced in 1983 with a built up membrane rigidinsulation, vapour barrier and gravel topping. In 1986 roofs over the 1962 and 1964 sections were replaced with a built up membrane, rigid insulation and graveltopping. These roofs should be replaced at the same time.

There are two skylights over each of the boys and girls change areas. They are plastic single skin domes in an aluminumframe on a built up wood curb with metal flashing. One of the skylights has been roofed over with a metal flashing cover.Replace 4 skylights 2011 $8000

The fire alarm is a hard wired Edwards Custom 6500 system. The system is zoned and is complete with bells, heatdetectors, smoke detectors, and pull stations. System was last tested July 15, 2010.

A 2008 hazardous materials survey consultant's report indicated asbestos content in floor tiles, floor tile adhesive, pipeinsulation, wall plaster, boiler header insulation, duct insulation, paper in fluorescent light fixtures, caulking, drywall fillerand tank insulation. The report also recommended staff awareness training in the management and handling of asbestos, the ongoing repairof asbestos materials, caution signs, ongoing air monitoring and inspections. The school division has adopted a strategyof asbestos abatement prior to renovation or upgrading projects.

The 5389m2 St. Brendan's School was constructed in three phases: 2125m2 in 1962 for a single storey gym andadministration suite and two storey class room section; 1012m2 in 1964 for a single storey expansion to the gym andclass room addition; 2252m2 in 1967 for two storey class room addition and a single storey library, staff room andadditional class room. The two storey 1967 section is currently leased to various private operators and non-profit operations including thePrimrose Day Care Centre on the second floor, Edmonton LaCrosse Council, Ottewell Day Care and others.on the mainfloor. The school has a student compliment of 146 in grades 1 to 6 including an early child hood education program. There is astaff of 11.
