2014 MCOA Board President

If you were not able to attend the Annual Meeting on April 22, 2014, you can find the text and slides for all the presentations on the MCOA website. Scroll down under Member Central and look for the Annual Meeting tab. My presentation emphasized the Moss Creek Vision, Mission, and Brand which help determine the Board’s priorities. The MCOA Mission is “to provide a secure private residential Community with a variety of high quality amenities and services meeting the expectations of current and future Members.” In this article I will mention just a few of the areas we are working on to deliver on that mission. At the Annual Meeting, I announced that a Stable Gate Task Force, chaired by Katy Myer, Chair of House and Grounds, has been formed to work on improving the pool and other common areas in Stable Gate. The task force includes the following Stable Gate residents: Dave McSavaney, Angela Burnaugh, Deborah Armstrong, Martin Goodall, Ross Siemms, and Donald Kouns . Others, including absentee Members, will have an opportunity to participate through Stable Gate specific surveys. In the presentation I mentioned that MCOA would be adding several bike paths, including:

1) Bike access across Route 278. We have hired an engineer who is preparing drawings required by the county. This project will take a while because of a number of governmental approvals as well as possible changes in road design at the entrance of Moss Creek, so bikers can cross safely. 2) A bike path along Toppin Drive between Moss Creek Drive and Victoria Drive which is one of the more dangerous areas for pedestrians and bikers because of the curve. 3) A path around Blue Heron Pond. During the Q & A, a Member questioned the need for a paved path through the nature area. The Long Range Planning Committee is exploring other environmentally friendly alternatives for a more level path.

The new Gatehouse is beginning to take shape as the roof was added this past week. Please drive slowly as you enter Moss Creek because the construction will occasionally require the diversion of traffic coming through the left guest lane. If you were at the Annual Meeting you heard me incorrectly state the square footage of the new Gatehouse. So how large is the new Gatehouse? 390 square feet which is a little more than double the size of the current Gatehouse of 170 square feet. I also mentioned a list of reasons for the new Gatehouse. The top three are 1) additional space and design for more cameras and a larger server; 2) since the Gatehouse is often the first impression of Moss Creek, we are building a facility with improved “curb appeal;” and 3) by moving the Gatehouse further back, there will be better visibility of cars pulling into and out of the access road from Moss Creek Village. I also introduced the Master Plan Task Force, chaired by Chuck Eberly, which is identifying all available land and determining the highest and best use of that land to meet the future needs of Moss Creek. Under consideration is the location of a perma-nent dog park, the location of additional recreational activities such as Pickleball, and further development of the Bostwick area which may include expansion of the Fitness Center and possible casual dining at Bostwick. This will be a multi-year pro-ject including Member surveys and preparation of detailed construction and operating budgets. The Board recently approved funds to purchase several new single and double kayaks which should arrive in time for the summer season. The new loaner kayaks will each have a wider base which is more stable for less experienced kayakers. Contact the Fitness Center (836-6160) for information about the kayak program or to reserve a kayak. As Members, we take pride in the appearance of our homes and neighborhoods, the condition of the common facilities and grounds, and the beautiful surroundings at Moss Creek. Volunteer Members of the Community Pride Committee (CPC) will be inspecting all residences and undeveloped home sites for compliance with MCOA property maintenance standards. Your co-operation in timely addressing any issues on your property is essential to the success of this program. Let’s work together to keep Moss Creek aesthetically pleasing and a place we are all proud to call home.

Mosquito Spraying

Last week, Moss Creek began the mosquito spraying for the season. The spraying will usually be done late Thursday evenings, weather permitting. Our contractor has asked that if you see his vehicle coming

your way to stand still. He will stop spray-ing as he comes near you, and begin again after passing. There is no need to “hide” behind bushes or trees, as you will not be

visible to him and the result could be that he sprays towards you accidentally.

Our financial performance through the first quarter of 2014 was very good, with operating revenues on target with budget and operating expenses held below budget. Total operating revenue through March was just over $2.1 million, roughly $33,000 bet-ter than budget and about $30,000 greater than last year at this time. Total operating expenses through March were just below $2 million, which is about $137,000 less than budget and very close to the actual expenses through March of last year. The net operating income through the first quarter was $149,280. Although we had positive results overall, our first quarter results were negatively affected by the unpleasant weather we experienced. Most notably, golf related revenue was down about $27,000 compared with 2013.

Our Clubhouse sales for this year are about the same through the first three months of the year as they were last year at this time. We have seen an increase in Member dining, particularly on Friday evenings, which have been consistently very busy. The increase in Member dining sales, however, has been offset by lower banquet sales through March. Our cost margins for food and beverage sales are better than budget and our operating expenses in the department are under budget, yielding a posi-tive variance year-to-date of about $13,000.

And speaking of busy Friday nights at the Clubhouse, our first outdoor grilling on the Verandah was last Friday evening. Chef Lenny and his team fired up the grill and woks to prepare the items on the special menu available only on the Verandah. Seating is limited so make your reservations early. We start taking reservations each Saturday for the following Friday evening. We plan to continue with the outdoor grilling through May, and resume in September through October.

The pool season officially starts this weekend. We will have staff attendants on duty at the Bostwick Pool on weekends until Memorial Day, and then daily throughout the summer. Mackay’s Creek Grill will also be open weekends until Memorial Day, and daily thereafter until Labor Day. Beginning Memorial Day Weekend, we are extending the hours to keep the grill open an hour later on weekends. You will receive a letter shortly with more information about the pool. Please be sure to go over the rules with your children or grandchildren. I’m sure that this will be another busy season at the Bostwick Pool, and we need everyone’s cooperation to ensure that it is a safe and enjoyable experience for all. Have Fun!

It is imperative, for a number of reasons, that our Member database is always up to date with your most current contact information. Security and Administration rely on this to be accurate in the instance we need to contact you, or in the case of an emergency, a relative or close friend.

I am asking our Membership to please take the time to confirm with Administration that we currently have on file; 1) a designated emergency contact person with telephone number and/or email address, and 2) a current home telephone and/or cell number. Quite often, the gate has needed to contact a Member only to learn when calling that the home phone was disconnected and no cell number was listed. Recently in one instance of medical crises, we had no emer-gency contact for a Member and had to call around to the neighbors to see if they had any idea who we might contact.

There is a form on the Member Central page of the website that you can use to share your emergency contact informa-tion, or simply use the Contact Us button and include everything in an email (phone, email, emergency contact, etc.) to us so that we can verify your account is up to date. You may also add an emergency contact to your Capsure (gate pass website) profile under the Family Members or Phone tabs. Thank you for your assistance.

What a winter and spring in the Low Country! The ups and downs keep us on our toes. The wet weather has caused the insect population to move into our threshold with the need to control. We normally start our mole cricket control in mid to late May but this year we started the control in late April. We also started treating fire ants six weeks sooner this year. The upcoming year looks to be a busy one for insects if the rain continues at the current rate. May is also the month for pushing the Bermuda grass. You will see more topdressing and verticutting on greens and tees. Fairways and roughs will be pushed with nutrients. We will be using herbicides on the North fairways to remove the overseed so the common Bermuda can start to grow.

Twilight Golf April Recap

Twilight Golf was held Friday, April 11, 2014 on the South Course and there were 85 play-ers. The format was a Four-Person Scramble with some fun course features. On one hole there were two different hole locations for the players to choose from and on another hole was a six inch cup. I hope there were not any three-putts on that hole! It was a perfect spring afternoon, a lot of great shots were hit, and a lot of laughs in the Clubhouse after play.

Grounds & Golf Course News

April Showers bring May Flowers

1.Rain: April showers are a key part of spring's natural cycle. Increased levels of moisture help plants grow faster and healthier, and softer, wetter soil makes it easier for young plants to absorb nutrients. However, too much water in the spring can cause problems like over-watering. Control the amount of water by setting your sprinklers on a timer. Make sure to plant your garden in rich garden-ing soil to promote proper moisture balance.

2.Temperature: As the days get warmer, plants find it easier to grow. They come out of their winter hibernation and start sending up new sprouts. Spring temperatures can vary though, so make sure you cover your more delicate plants when the temperatures drop to protect them against frost. In addition, some plants need lots of sunshine, but others grow well in the shade. Pay atten-tion to the placement directions for all of your plants. Make sure you provide them with the appropriate shade or sun that they need to grow and produce.

3.Renewal: As the temperatures warm up, decomposing matter from the previ-ous season provides new plants with vital nourishment. The key to a great gar-den is to keep that supply of nutrients available throughout the summer and into the fall. Fertilizers give plants an extra boost, but you may want to consider com-posting as well.

Well, the heat is starting to arrive and I hope I hear no one complain about

it being too hot after the cold winter. This is a friendly reminder to stay

hydrated on the golf course. Be sure to not only take plenty of water with

you on the course, make sure you are drinking it! As most of you know, the

heat can sneak up on you in the Low Country and we want all golfers to

stay healthy and hydrated while on the links!

Every once in a while, teams will go into what we call the “Australian Formation” or as some people may know it

the “I Formation.” The Australian Formation is when the server’s partner will actually line up on the same side of

the court as the server. There are two things to remember as the returner when you are playing against a team

that lines up in the Australian Formation. First, make sure you do not panic when they assume this new position.

That is one of the goals of a team using this formation—to force you out of your comfort zone. Make sure you

relax and pick out a new target for your return. The second thing you want to avoid is trying to “trick” your op-

ponents. Do not try and change your target mid swing. If they move in the right directions and are able to pick

off your ball it is ok at least you made them make a play. Too often, players catch the opponent moving and try

to change their mind mid stroke and end up making an error into the net or out of the court. The opponent has

just won the point without hitting a ball. Keep those two thoughts in your mind when returning against this for-

mation and you and your partner will do just fine against teams playing the Australian Formation.

For both men and women, age is a major risk factor for heart disease. The older you are, the more wear and tear there has been on your artery walls, the longer and harder your heart has had to work, and the more time you've had to accumulate arterial plaque. It's not surprising then, that four out of every five deaths due to heart disease occur in people over age 65. Men, on average, show signs of cardiovascular disease about 10 years earlier than women do, and men are five years younger when they have their first heart attack. Because men tend to get heart disease earlier than women, many women believe they are at a low risk for heart disease. They are mistaken. Women do get heart disease, but gener-ally later because their hormones generally offer special protection for the heart while they are premenopausal. Chronological age alone does not tell the whole story. A 74-year old male who exercised daily and followed a healthy diet had absolutely no calcified plaque in his coronary arteries, which meant that his risk of having a heart attack was extremely low. Most of the credit must go to his heart healthy lifestyle. You can have healthy arteries well into old age if you make the right choices and steps to reduce those risk factors that are within your control. What is really important is the "physiologic" age of your arteries. Just as we are impressed by the sharp minds of many elderly people, we have also seen that they can have young arteries despite their advanced years. In many non-Western societies, where food is not overly processed and exercise is part of everyday life, the arteries of the elderly are clean and heart attacks and strokes are rarities. So the keys to a healthy heart are pretty simple....exercise your cardiovascular system regularly and maintain a healthy diet! If you have not already done so, schedule your appointment for your fitness evaluation to discover what your "fitness" age is compared to your chronological age!

Doesn’t it seem that just yesterday everyone in the Low Country was wondering if the weather would ever change for the better? Then the rains came, but managed to clear out just in time for the Annual Moss Creek Men’s Member Guest Tournament during the last full week of April. As I write this article it is actually starting to get quite warm, which can mean only one thing . . .POOL SEASON IS HERE!

Yes, that is correct! Ladies and Gentleman, starting the first week in May, we will again be opening our wonderful Mac-kay’s Creek Grill on the weekends. Hours of operation will be the same from 11am-7pm, but this will be changing as the summer wears on to adjust to the hours of daylight. Chef Lenny has been revising the menu for the 2014 pool season, so I suggest you come down and try out some of our new pool menu creations.

My next topic of discussion is our new Friday Night Verandah Dining. We have seen in the past year and definitely in the past several months, that the amount of business that we have can’t be done with the space and logistics of our kitchen and Clubhouse. The solution is to have a second kitchen, well sort of. On Fridays, we have created a special dining menu just for the Verandah with our wonderfully talented chefs and staff preparing the entrées on the Verandah. Our first night was Friday, April 25, and Chef Lenny had grilled ribeyes, shrimp brochettes, burgers and three different varieties of stir fry dishes. The space is limited to 44 Members and the Verandah menu is only available outside. If you are looking to make a reservation, we start reserving the Saturday before the Friday in question. We will be offering this wonderful amenity through May, and again in September and October.

I want to thank all the Members for making April fantastic and I am really looking forward to the opening of Mackay’s Creek Grill in May.

When our Director of Golf Maintenance, Mitchell Wilkerson, first inquired with me about changing over some of our dispos-able/take out products to a compostable, more eco-friendly option, my response was a mixed one. Of course I was in favor of a more “planet-friendly” packaging, but in addition to cost concerns, the past experiences I had with such containers was less than impressive regarding their quality. Luckily, as I found out on a recent visit to the International Foodservice and Restaurant Show in New York City, the “green” food packaging industry has listened to its critics and responded with a gen-eration of products that are both affordable and very functional.

I am happy to announce that we have already switched our packaging for all staff related meals at the Clubhouse, and rid-ing the wave of success of that trial will be using the same packaging at Mackay’s Creek Grill this summer. The product itself is simple looking, and at a glance closely resembles the foam boxes we’ve all seen far too many of. That, however, is where the similarity ends. The new boxes we’ll be using are microwave safe, 100% natural and compostable, and are non absorbent with both hot and cold foods. Furthermore, they are produced using resources that are 100% annually renew-able, so they are not harmful to the planet on the front end either. The functionality seems to be outstanding, and I’ll be proud to be serving food in them this summer.

Thanks to Mitchell for keeping this bug in my ear and thanks to the Membership in advance for your support of this change

for the better.

Silent Auction—May 9th Pro Am Tournament—May 10th

The Moss Creek tennis community will host a Silent Auction and a Pro Am Tennis Tournament to benefit our local Special Olympics organization, which serves Beau-fort and neighboring counties.

The Silent Auction will be held at the Moss Creek Club-house from 5:00 to 7:00pm. Complimentary pizza will be served! A variety of items donated by local organiza-tions and individuals will be available for purchase. Pay-ments for successful Silent Auction bids must be made via check payable to “Area 8, Special Olympics.”

The Tennis Pro Am Tournament will start at 9:00am on Saturday at the Moss Creek Tennis Center and will in-clude an exhibition by local Special Olympics athletes. Tennis professionals from the Hilton Head area will part-ner with Moss Creek tennis players and their guests for an entertaining tennis competition and FUN! Tennis players wanting to participate in the Pro Am should com-plete a participation form and return it to the Tennis Cen-ter along with a check for the entry fee. If you need further information about either of these events or would like to volunteer to help with these ac-tivities, please contact Rick Prescott (843-836-2415).
