The Jalousie Enclave DiPol Custom Home

“RESERVE your place in heaven while you can” John DiPol, an American designer, built Ladera Resort in 1968 on the ridge of Jalousie Enclave. His dream when he arrived to the island by boat, was to build a small hotel but never in his wildest dreams had he expected to find such an idyllic spot. The ridge originally belonged to a St. Lucian estate owner who didn’t mind getting rid of it since it was separated from the original estate by a public road. Dipol ascended the ridge to find one of the most amazing views imaginable. The volcanic twin peaks the Pitons jutted out of the coastline, and a cool breeze blew constantly from the east. With foresight and imagination, DiPol proceeded to build one of the most interesting resorts in the Carib-bean. His architectural vision, a condominium concept, was based on the old brick army barracks situated in Cas-tries, the island’s capital. The resort was originally named Dasheen (a local root vegetable) because the ridge had previously been an old dasheen plantation. With little disturbance to the natural environment, the ‘Dream Tree-Houses’ were born. Every villa enjoys a panoramic, breathtaking view. Whether you’re lounging on the veranda, lying on your handcrafted four-poster bed, or taking a shower, nature surrounds you. There are very few places in the world that can match this experience; very few places where one can feel completely detached from all of life’s demands. As you enter these amazing villas, you can feel your muscles involuntarily relaxing. The current DiPol design below measures 2,626 SqFt under roof and could be constructed and furnished for

an estimated $2,000,000.

In honor of John DiPol, The Jalousie Enclave will build it’s first Custom Home, a DiPol design, in his honor.

Consider that Yale University and other major endowments have successfully outperformed in part to a strategy of using non-correlated investments.

This means that Self-Directing your IRA to a number of choices outside the stock and bond markets have cushioned the fallout in those markets.

The use of alternative investments, real estate, timberlands, private equity and other choices make up the large part of the investment pool.

Individuals can self direct IRA investments in these alternative choices as well. The retirement guidelines have permitted these choices from the beginning.

Conventional wisdom by the public was the only choices were those offered by the banks, brokerage firms and insurance companies. Choices appeared to be broad and endless.

Yet very little mention of the other choices. Transparency was not an issue. Marketing was the influence over most investors choices.

Opportunity today in other choices to diversify is more apparent today then ever.

Investing in Real Estate, owned by your self-directed IRA or retirement account, opens another world of choice and

opportunity to own property in a World Heritage site in St. Lucia. Investors can take advantage of a timely choice of

owning a piece of paradise in their self directed retirement account. You could invest a portion of your IRA with up to four

other partners in a Villa as an investment alternative and defer your taxes by renting your partner’s share in the villa.

BUY BACK PROGRAM

The Jalousie Enclave Acquisition Model Provides Better Economics and Profit than the Traditional “Fractional Purchase”. Buyers can take advantage of the IRS 1031 Foreign Exchange program or provisions of the Self-Directed IRA

investment properties code, see page six.

The Jalousie Enclave Selling model provides owners with options. The Jalousie Enclave properties are sold freehold and owners have the option to rent or re-sell with no restrictions.

Other second home properties limit how long residents can stay in their homes. The Jalousie Enclave, being a full time resi-dency community, allows owners the option to stay for as long as they would like and rent when they are absent.

Every investor in this residential community is provided Deeded Access to Sugar Beach on Jalousie Bay.

Sugar Beach is part of The Tides Resort (a KOR property) which Mr. Mahvi built between 1989 and 1992. The current owner of Tides, Roger Myers is currently spending US$100 million in the resort’s face life, making The Jalousie Enclave the most desirable place in the West Indies to own a vacation home.

As an added benefit, The Jalousie Enclave announced its guaranteed buyback program for the first 4 Villas sold. This program will end on November 30, 2009. The first 2 Villa units sold, (Units 1 & 2), comes with a guaranteed buy back at the original price paid for the sold unit PLUS 10% of the purchase price for each year of ownership up to the first 5 years. The second 2 Villa units sold, (Units 3 & 4), comes with a guaranteed buy back at the original purchase paid PLUS 10% of the purchase price for each year of ownership up to the first 3 years.

The guaranteed buyback is as follows:

After Year 1 of ownership = $2,200,000

After Year 2 of ownership = $2,400,000

After Year 3 of ownership = $2,600,000

After Year 4 of ownership = $2,800,000

After Year 5 of ownership = $3,000,000

The 5th (and subsequent) Enclave Villa will go on the market at $2,750,000, inclusive of Furniture, Equipment and land.

What does this mean to buyers?

As custom home lots are sold, the current established value of $34.44 / SF will increase. Thus the owners of villa #1 - #4 not only:

1-Have the guaranteed buy-back program as an exit strategy, but also

2-Villa #5 and subsequent will be re-priced at $2,750,000 (therefore a $750,000 increase this year)

3-Real Estate price of Villas 1-4 will enhance the villa’s value.

Property Management provides turnkey maintenance and staffing of trained butlers, maids and cooks for each residence. Office services will also be offered and an on-site representative will be available to oversee the lease of a purchased property for its owner. Should owners like to rent their villas / home, The Jalousie Enclave team will also be there to support and guide the owners through the process.

Compare a 1 and 5 year investment of Freehold vs. Fractional ownership:

It’s easy to see why a 5 year investment under a Freehold Agreement giving a $317,780 profit is better

than a 5 year investment under a Fractional Agreement giving only a $39,180 profit.
