FANSHAWE PARK ROAD WESTIHYDE PARK COMMERCIAL NODE

For the purposes of these policies, this node includes1 281 -1425 and 1250-1422 Fanshawe Park Road West and lands fronting onto the east side of Hyde Park Road north of the woodlot. The Fanshawe Park /Hyde Park Road .Commercial Node is intended to develop as1 a major regional node in the City of London. The node is located at a major gateway into the City from the west and northwest'. As a result of this regional role and accessibility, it is expected that large-scale retail uses will be attracted to this area. '

Consistent with the intended function of the node, a broad range of retail, service, community facility and office uses will be permitted within the Comhercial Policy Area designation. The full range of uses permitted in the Regional Shopping Area and Associated Shopping Area Commercial designations will be permitted in the node. Zoning on individual sites may not allow for the full range of permitte! uses and may limit the size based on the total allowable floor area in the node.

To allow a mix of uses, 6968m2 (75,000 sq.ft.) of office uses will be permitted with no more than 4645m2 (50,000 sq.ft.) permitted in any one office building. This office space will be required to be located along the east side of Hyde Park Road on the First London North lands within 60m (200 ft.) of the road allowance. Total gross floor area permitted in the node will be 11 3,620m2 (1.23 million sq.ft..) of retail commercial uses and 6968m2 (75,000 sq.ft.) of office commercial uses proposed for the east side of Hyde Park Road. If the office building does not develop the office space cannot be reallocated to retail gross floor area. The total retail gross floor area will be comprised of 48,580m (522,928 @.ft.) on the northeast corner, 11 ,150m2 (120,000 sq.ft.) on the immediate southeast coher on the existing properties and the remainder of 53,890m2 (580,086 sq.ft.) on the First London North lands on the remainder of the southeast corner designated for commercial uses. The subject site is located at the fringe of the City and to date some services and roadwork are not available to accommodate the scale of development envisioned by this policy. Additional improvements are not only required next to the site but also off- site. Significant roadworks will be required to accommodate growth and staging will be required before the entire site develops. In addition to the guidance provided by the Urban Design Principles listed in Chapter 11 of the Official Plan and the Council approved Commercial Urban Design Guidelines, Council is particularily concerned about the aesthetics of the street frontages along Hyde Park and Fanshawe Park Roads, both major
