» Warwick Construction, Inc. was established in April, 1999 as a Texas corporation. President and founder Anthony Annan believed in utilizing technology to streamline and enhance customer service and business operations as a general contractor. This became Warwick’s competitive advantage in the industry.

Warwick implemented a strategic plan designed to increase its competitive edge, which included national expansion of business operations, talent acquisition, quality control and risk management programs, as well as the team approach to project management.

This vision fueled the growth of Warwick that today services a diverse clientele including most Fortune 500 retailers as well as national developers. Warwick was ranked the nation’s 24th Fastest Growing Company in 2004 by Entrepreneur Magazine, and in 2008 was recognized as the nation’s 10th largest retail contractor by Retail Construction Magazine. In 2003, Warwick built and moved into their current corporate headquarters located in southeast Houston.

Over an 18 year span, Warwick has successfully procured the necessary licenses to be able to build in all 50 states and has expanded its portfolio to include not only retail but also offices, light industrial and municipal projects.

Warwick was named after the Warwick castle in England, which never fell to a siege due to its superior construction at the time. This historical landmark exemplifies the philosophy of Warwick Construction, Inc.

» TONY ANNAN, PRESIDENT, FOUNDER, AND CEOTony Annan serves as President and CEO of Warwick Construction, Inc., where he is responsible for the overall operation and strategic development of the company. With over twenty-two years of retail construction management experience, Tony founded the company in 1999 to continue to satisfy the needs of national clients. Since then, he has developed the company into a reputable national retail general contractor.

A graduate from Huddersfield University with a B.S. in Civil Engineering, he has management experience in retail construction, including extensive open remodels, ground up construction, and tenant finish out projects. His project portfolio also includes industrial, grocery, warehouses, schools, and banks.

Tony has dedicated the last eighteen years to implementing an organizational structure that would support his vision of growth and sustainability.

» BRAD DOWNS, VICE PRESIDENT AND GENERAL COUNSELBrad Downs serves as Vice President and General Counsel for Warwick Construction, Inc. He earned a B.B.A. in General Business from Lamar University and received his J.D. from South Texas College of Law in 1997. He is an active member of the Construction Section of the State Bar of Texas. Brad provides a unique perspective having previously owned a construction company and also having worked as legal counsel /advisor to domestic and international construction companies involved in complex projects around the globe.

Working hand-in-hand with all departments, Brad is instrumental in the development and execution of company strategies and goals. He not only protects the company from unnecessary risks, but in most instances, he is able to recognize and resolve potential conflicts before they escalate. Brad maintains a perpetual commitment to fostering solid relationships with clients, subcontractors and employees.

» WALT WATZINGER, VICE PRESIDENT OF OPERATIONSWalt Watzinger serves as Vice President of Operations for Warwick Construction, Inc. where he is responsible for the strategic planning and execution of the company’s business plan and interim goals which are designed to enhance productivity, efficiency and workforce development. Walt also manages Warwick’s compliance and fulfillment of the commitments made to clients, subcontractors, employees and stockholders.

With an extensive background in the service industry, Walt fosters strong relationships with clients, subcontractors, industry agents, employees and departments within Warwick. Walt oversees business development, human resources, IT and office management.

contracting company has established itself as one of the premier contractors. Warwick

Construction, Inc. achieved this enviable record through the quality of their work and

attention to job details that meets and exceeds the needs of their customers.

We have authorized single bonds for this account in excess of $5,000,000 with a backlog

of uncompleted work of over $30,000,000. However, these amounts should not be

considered as a maximum available for this contractor. Their excellent financial picture

supports a greater limit both for single projects and a total work program.

Their surety, Fidelity and Deposit Company of Maryland, is listed among the top ten bond

companies in the United States, rated A+XV by the A.M. Best Company, and appears on

the U.S. Treasury list of approved sureties.

If Warwick Construction, Inc. is successful in their bid/negotiation on your project we are

not aware of any reason, at this time, that they would not qualify a performance bond and

payment bond upon your written request.

Of course, this commitment is subject to review and approval of the contract documents

by Fidelity and Deposit Company of Maryland, evidence of interim financing, and other

usual underwriting considerations.
