PRESIDENT’S LETTER My family and I have lived in Stone Ridge more than 13 years now and been involved with the Stone Ridge Association for much of that time. I continue to be amazed by what it takes to maintain and manage it all. The Association does similar

mow the grass, trim the trees, and trash removal but on the scale of a small town covering nearly 1,000 acres. As an engineer myself, I like numbers and I want to pass along a few numbers I found interesting, if not surprising. I hope you will too. In future issues of Etched In Stone we will have more interesting numbers. If you are curious about a specifc number or anything else you want to know about how the Association operates, feel free to ask ([email protected]). I’ll do my best to fnd out. Somebody else probably has the same question so we all learn something.

Approved the April 18, 2017 (Meeting #134) Board of Directors meeting minutes and accepted committee minutes.

Approved two speed bump locations, (one on Clock Tower Square and one on Nettle Mill Square) provided volunteers obtain required 75% signatures from the designated area of impact defined as, all houses north of Freemont Preserve.

Overturned the Architectural Review Committee’s disapproval of the privacy screen length in the Section M3 deck application and approved the white, vinyl, lattice privacy screening not to exceed 15’ in location designated on application. This action met the Amended and Restated Declaration of Covenants, Conditions and Restrictions, Article VII, Section 7.17 requirement that a two-thirds (2/3) vote of all the members of the Board of Directors was needed to overturn a decision of the Architectural Review Committee.

Approved the publication of Proposed Community Code No 1 Revisions for Storage Sheds in teh June newsletter.

Approved Community Code No. 2 “Policies & Procedures Manual” as amended, was unanimously adopted effective June 5, 2017 as specified in Article X, Section 10.2(b)(2) in the Amended and Restated Declaration of Covenants, Conditions and Restrictions. This revision updates the information for residents relating to facilities, common grounds, membership IDs, and Landlord/Tennant rights. Owner notification will be published in the June newsletter.

Awarded Sunband, Inc. the contract to install the footer and lay blocks for the patio planters at Nettle Mill Clubhouse for a cost of $600 and Quality Stone Veneering, Inc. the contract for the installation of stone into the planter box for a cost of $3,661.

Awarded Graphic Services the contract for the installation of four small discs (two black with gold leaf and two beige painted) with the registered trademark logo on the four monument entrance signs for a cost of $630.19.

Awarded Graphic Services the contract for installation of a raised, cut-out, fountain icon on the Summerwalk monument entrance sign for a cost of $354 plus tax.

Awarded Vienna Aluminum, Inc. the contract for the removal of existing mirror in the stretch/aerobics room and the installation of a new mirror for a cost of $5,096.53.

Accepted the grounds maintenance responsibility for Landbay 2 beginning June 1, 2017.

■ Spring Egg Hunt – April 15, 2017

- Super successful event.

- 2 Bunnies worked better than any year before. They were rock stars.

- DJ kept the energy up.

- Balloon artists were a smashing hit, but lines were extremely long, and people were left disappointed at the end when the artists’ time was up.

- Keeping everything outdoors made things move more smoothly than ever before.

- Photography worked out well.

Next Activities Committee meeting will be on May 30th at 7:30 at Nettle Mill.

The Activities Committee plans, advertises, and conducts social activities that provide opportunities for enrichment to Stone Ridge residents.

Meetings are held the frst Tuesday of every month at 7:30 p.m. in the Association Offce Conference Room. Meetings are open to all Stone Ridge resident

APRIL 2017 MEETING HIGHLIGHTS

Three (3) violations and Eleven (11) pool suspensions hearings were conducted at the April 26, 2017 Meeting.

Twenty-one (21) letters were mailed April 10, 2017 specifying a hearing date of April 26, 2017. This provided a 14-day notice. Ten (10) accounts were paid in full as of April 21, 2017. The remaining eleven (11) remain out of compliance with Article III Property Rights, Section 3.1(d) of the Stone Ridge Amended and Restated Declaration of Covenants, Conditions and Restrictions.

The Covenants Committee investigates and renders decisions on alleged violations of the Governing Documents as dictated by Article VII of the Amended & Restated Declaration of Covenants, Conditions and Restrictions.

Meetings are held the second Wednesday of the month November through January and the fourth Wednesday of the month for the remainder of the year in the Association Offce Conference Room at 6:30pm. Meetings are open to all Stone Ridge residents.

DMV2Go is a handicapped-accessible full service offce-on-wheels which is equipped to process all DMV transactions. If you can’t get to the DMV take advantage of the DMV coming to you. On Monday, June 12, 2017 from 9:00 am to 4:00 pm the wireless offce will be located at the Dulles South Sheriff’s Offce 25216 Loudoun County Parkway in Chantilly, VA.

Services available:

■ Apply for or renew your ID card - available for adults and children.

■ Apply for or renew your driver’s license - take road and knowledge tests; get your picture taken. Reinstate driving privileges.

WHAT’S THE SCOOP? Scoop it up! Did you know that Loudoun County has a Dog Waste Ordinance? There are also leash laws that should be followed as well. Members or guests who walk their pets on Community Property are required to comply with this ordinance.

Loudoun County Ordinance 612.19(9) states: DOG WASTE, For the owner of any dog to fail to remove immediately the dog’s feces from any proper ty that is located: In any residential subdivision; or, adjacent to such residential subdivision, except; No action shall be brought under this paragraph for failure of a dog owner to remove the dog’s feces from the premises of the dog owner, notwithstanding any contrar y provision of law. This exception shall not apply to the common areas of a homeowner’s association, condominium, or apar tment complex. (Ord. 88-18. Passed 12-19-88.)

HEROIN: AMERICA’S NUMBER ONE HEALTH CARE CRISIS STONE RIDGE ISN’T IMMUNE

STATISTICS ARE INCREASING AT ALARMING RATES

The evening news, both in Washington DC and the national channels have the heart-breaking stories. Occasionally, a local story will appear in your news feed. The tears of parents who had no idea their now deceased child had a problem. They had no idea that injury and a prescription led to a full-blown addiction.

The media might make you think it’s an inner city or in rural America struggle, that could not happen here in Stone Ridge.

That’s far from the truth.

In 2016 the Loudoun County Sheriff’s Offce experienced:

■ 87 opiate overdoses

■ 61 of the 87, involved heroin

■ 18 of the 87 were fatal

■ 7 of the 18 fatal deaths included heroin

■ 90% of heroin overdoses were white/Caucasian

■ 70% were males

■ Age range was 16-55; average was 28

■ Dulles South had 11 heroin overdoses

“Most of the time a heroin addiction starts with pills or prescription medicine” said Community Resource Offcer Garry Epple. “Pills are very, very expensive and money dries up which means the supplier dries up.” Then because the addiction is full blown, the abusers turn to heroin because its inexpensive and causes a powerful high. Drug dealers are mixing other ingredients such as baking soda to maximize proft and these ingredients are harmful and changes the potency of the heroin and the user cannot be sure exactly what they are using according to Epple.

In 2016, Virginia’s Health Commissioner, Dr. Marissa Levine, declared a public health emergency due to the epidemic.

Attorney General Mark Herring, a Loudoun native, “made combating heroin and prescription opioid epidemic his top priority by attacking the problem with a multifaceted approach that includes education, prevention, and legislation to encourage reporting of overdoses in progress, expand the availability of naloxone, and expand access to the Prescription Monitoring Program” according to the Offce of Attorney General’s website. His offce also produced the flm Heroin: The Hardest Hit.

Locally, the LCSO has been working with regional drug task force, Congresswoman Comstock’s offce, the Drug Enforcement Administration on educational programs for law enforcement, mental health providers, and community members to help combat the rising numbers of overdoses. A special program has been launched to educate pharmacists to combat the fake prescriptions and fraudulent prescriptions orders.

The LCSO received a grant from Commonwealth of Virginia to open a Crisis Intervention Team facility in Leesburg for individuals experiencing mental health crisis. Police offcers can take an individual experiencing a mental health crisis to this facility and another law enforcement offcer and mental health professionals can take over to allow the original street patrol offcer to return to the street/community. Walk-ins are allowed. Since 2012, 190+ LCSO employees have been trained in crisis intervention/mental health and 1,700+ crisis intervention have been seen at this facility.

NACo (National Association of Counties) held its annual convention on Sunday, February 26th. I was honored to participate in the panel discussion about the Opioid Epidemic that is ravaging our nation. Opioid addiction is the number one cause of accidental death in the US, surpassing highway fatalities. It is a public health crisis

that crosses

political, socioeconomic,

gender and jurisdictional lines. We

need a model to fght the disease of substance abuse

because in fve years there will be some other drug. The disease of

addiction needs to be treated medically rather than with law enforcement and

legislation. It is important to talk to the addict and involve the family and health community in treatment.

As a mental health therapist with an emphasis on substance abuse

and an elected offcial, I am in a unique position to share with my colleagues on the Board how the cost of incarceration is greater than the cost of prevention and treatment. I spent 15 years working in the jails and I know a

fscally responsible approach to opioid addiction is prevention and

treatment. Education and family are two important factors in prevention.

The frst step to address this epidemic is to have a conversation. I plan to host a Community Forum on the Opioid Epidemic this year. Loudoun County will lead on this issue by taking a holistic approach. The forum will include law enforcement, health providers, families, active users and the Community Services Board. My goal is to bring the community into this conversation because everyone is needed to stop this public health crisis.

County are food insecure. This means they often don’t know where their next meal is coming from.

4 out of 10 food insecure families in Loudoun County are not eligible for government assistance.

The Dulles South Food Pantry, Inc. was founded in 2014 by local community members who recognized that a food pantry was needed in rapidly growing southeastern Loudoun County. The Dulles South Food Pantry is a multi-faith, emergency food pantry. We provide nutritious food, personal supplies and other services to those in need in Dulles South and the surrounding area regardless of income, faith or other criteria and strive to promote self-sufficiency. The Pantry is supported by the local Dulles South Community including faith or-ganizations, businesses, grocery stores, restaurants, schools, service organizations, home owners associa-tions, sports leagues, scout troops, farmers, individuals and families.

In 2016, the Pantry was visited by local families 1,770 times.

2016 The Pantry distributed 135,000 pounds of food. During the 2016/2017 academic year, the Pantry provides 125 Friday Food Packs (supplemental

Wrap Up! weekend food) every week to students at 12 different schools. More than 440 volunteers donated 7,600 hours of volunteer time in 2016.

Health Department- May 2017 For the third time in four years, Loudoun has been ranked as the healthiest county in Virginia by the Robert Wood Johnson Foundation

and the University of Wisconsin Population Health Institute. Most of the credit goes to our residents and relatively affuent lifestyle, but the County does work on public health issues through the Loudoun County Health Department, which is the subject of this month’s article.

The Loudoun County Health Department provides a wide range of health care services and works to ensure the health and well-being of County residents. The department collects information and identifes problems and conditions that potentially affect the health of the public and assists with strategies to deal with these problems. They also provide advice on health-related matters, work to control the spread of disease, and inspect and investigate conditions that may adversely affect public health.

There are two divisions within the Health Department; Community Health and Environmental Health. The Community Health division provides a variety of services, including immunizations to help protect the public from vaccine-preventable diseases and testing for tuberculosis, STDs and HIV. The division provides follow-up of all reportable communicable diseases and also provides information on illness prevention, wellness, and chronic diseases. Clinics are located in two locations, Leesburg

The Environmental Health division maintains and improves the health of all residents through disease prevention, surveillance efforts and community health promotion. Many of these services support State and County regulations. The division is responsible for permitting and inspecting restaurants and other food establishments, public swimming pool permitting and inspection, rabies and Lyme disease surveillance and education and well and septic permitting.

The Health Department also works with the Board of Supervisors appointed Loudoun Health Council. The Loudoun Health Council includes representatives from the health care, business, faith and non-proft communities, LCPS, Chamber of Commerce, health-related county government agencies, town governments and the community. I appointed Dr. John Farrell of South Riding Pediatrics as one of the local physician representatives on the Council in order to get a strong pediatrics voice.

The Health Council works to develop strategies to prepare for and respond to a major outbreak of disease; to improve the health of the community in general; to increase the value of the local health care system for the entire community; to align community resources with selected priorities for action; and to identify where resources should be concentrated. Two major initiatives of the Health Council are the Safe Drinking Water Initiative and Live Healthy Loudoun.

The Safe Drinking Water Initiative encourages the regular testing of wells in rural areas. It also works to raise awareness of the role that proper disposal of unused medications plays in water quality. As part of this initiative, unneeded medication disposal units have been placed in several locations around the County. Locally they can be dropped off during normal business hours in the lobby of the Sheriff’s Offce at the Dulles South Public Safety Center, 25216 Loudoun County Parkway, in South Riding. Of course, besides water quality, dispensing of old and unused medication is also a good idea to make sure that it isn’t abused or accidentally ingested by children.

Live Healthy Loudoun is a new online resource to provide accurate and timely data, best practices, and other information to promote health and well-being in Loudoun County. The Community Health Dashboard at www.livehealthyloudoun.org, tracks more than 100 key health and quality of life indicators across different topics, including health, economy, education, environment, government and politics, public safety, social environment and transportation. It also allows users to look up promising practices, create customized reports and search for funding opportunities for community-level programs that can address the root causes of health disparities.

With three pools operating this summer, you’ll want to be sure to take note of the pool hours, as they are different at each pool. The Stone Ridge Sharks will hold practice at the Greenstone Pool beginning at the end of May until the end of July. A complete practice schedule as well as any pool closings due to home meets will be published in the May newsletter and posted at the pool.

There are also several events scheduled this season at the pools. We hope you will participate in the Teen Pool Party in August or the Annual Dog Swim taking place at Stone Carver in September! 10 TIPS: AVOIDING PROPERTY THEFT FBI data gathered in 2015 shows that there were an estimated 7,933,631 property crimes, totalling in losses estimated at $14.3 billion. Avoid becoming a statistic this summer with property safety tips from the National Crime

Prevention Council and Signal 88 Security.

1. When parking outside in a public space, make sure doors are locked and windows are secured. Exercise the same caution in your own driveway or apartment parking lot.

ALL ABOUT GUEST PASSES Do you plan on bringing out of town guests this summer to use the pools at Stone Ridge? If so, please make sure to pick up your three complimentary guest passes at the Stone Carver Association Offce. Every home in Stone Ridge will be given three free guest passes that are only good for the 2017 pool season. Unused 2016 guest passes will NOT be accepted.

If you plan on having more than three visitors this summer, you may purchase additional guest passes at the rate of fve for $15.

Each “punch” on the card is equal to one guest visit per day. All guests must be accompanied by a member 16 years or older at all times and the number of guests is limited to fve per household, per day. Guests under the age of 5 do not require a guest pass. All guests must sign in at the pool desk upon arrival.

To pick up your passes, please visit the Association Offce Monday-Friday from 9:00 am to 5:00 pm The offce is also open on Wednesdays until 8:00 pm.

NO FISHING Please remember that there is no fshing or any other recreational activity allowed in the Stone Ridge ponds. While the “ponds” do contain fsh, the water is designed as a stormwater management facility. Stormwater management facilities are artifcial ponds designed to retain urban stormwater and are not to be used for recreational purposes. No fshing, no swimming, and no ice skating signs are posted in multiple locations around the pond for residents’ safety.

SOLICITATION IN STONE RIDGE Tis` the season for door-to-door solicitor activity! Currently, Stone Ridge does not have a policy against solicitation in our community, however, all solicitors must be registered with Loudoun County and display an issued ID badge at all times. During this registration process, a criminal history check is preformed and the solicitor is given a copy of the county’s regulations on soliciting.

BOOK-TO-ACTION SUBMITTED BY KYLE ELLIOTT

Book-to-Action is a program that promotes community engagement by augmenting the conventional book group with a community service project. Launched by the Multnomah County Library (Oregon) in 2008.

Loudoun County Public Library’s Gum Spring Library has produced two Book-to-Action projects for the Dulles South community. The frst event, held last autumn designed around the 1Book/1Community novel Challenger Deep by Neal Shusterman, included a service project with the Friends of Loudoun Mental Health.

This spring, Gum Spring Library, the Rotary Club of Dulles South, and Loudoun County Animal Services partnered to raise awareness about our county’s response to animals in need after selecting A Dog’s Purpose by Bruce Cameron. The Book-to-Action project consisted of:

■ a pet food drive for the Loudoun County Pet Pantry; collection bins were placed at the Giant grocery store in South Riding and the Mug ‘n Muffn coffee shop in Stone Ridge.

Rotary Club of Dulles South is a group of neighbors with a shared passion for volunteerism. John Gabriel, the principal of John Champe High School was honored as Loudoun’s Principal of the Year and will represent Loudoun County for The Washington Post’s Principal of the Year Award. He received this honor on Monday, April 24th by the Loudoun County School Board.

Gabriel is noted for creating a successful school community in a rapidly growing area by maintaining a personal touch. “One of the qualities that most impresses me about John is his ongoing focus on personal, face-to-face interactions as part of his management strategy,” Assistant Principal Sara Genetin-Pilawa wrote in her nomination letter. “Despite the fact the school continues to grow, he makes time for people as a means to have the pulse of the building and get feedback from staff members.”

“Mr. Gabriel plays an active and effective role in the classroom because he makes (it) a point to actually visit classrooms,” wrote Social Science Department Chair Kimberly McDonald. “Each year he observes all of the teachers at JCHS, informally or formally. By conducting these observations, he is aware of what is happening throughout the building…I know that his observations and feedback are always appreciated by teachers.”

Dr. Neal Kravitz, a Champe business partner, also spoke to the personal investment Gabriel has in his school. “I am not sure anyone could be more emotionally giving to his students and

Gabriel has served as John Champe’s principal since 2011 when he began a year of planning for the school’s opening. He previously served as an assistant principal at Park View High School; English Department chair at Falls Church High School; as an English teacher at North Stafford High School; and as an English teacher at Lodi, N.J., High School. Gabriel holds a bachelor’s degree in English from Mary Washington College and a master’s degree in educational leadership from George Mason University.

Ask your coworker about his workout routine and you’ll likely hear about reps, protein shakes and rest days. Or wraps, core and deadlifts. Everyone has their own tips. When it comes to mistakes, however, we’re remarkably similar. Fix just three things and boost your health profle.

Shannah Coe lives hours from her mother, which means grandma misses a lot of special memories with her daughter and grandchildren. Due to traveling distance, Coe created a blog in 2011 where she would share information and photographs of what was happening in her family’s. “My blog started out just

as a way for us to be able to communicate with my mother” Coe said. “It was basically a family album.”

A year later, a non-family member commented on a post that’s when things changed and very quickly. “I knew when you post information to a blog it’s on the internet and others can see it. When that comment came in I had to decide if I was going to allow others to comment or take my blog private.” She decided to remake her blog. Originally named Just Us Four was re-branded and is now known as My Suburban Kitchen.

After traveling and visiting several blogging conventions in Utah and New York City, Coe’s blog took a more professional look which includes a Facebook page and a Twitter account where she shares her favorite culinary creations, recipes, techniques, and meal plans. “My daughter had a very hard time when I decided to take the blog in a different direction. She wasn’t happy that her brother and she were no longer going to be able to be featured on there” Coe said. “I still make sure that I include them as much as I can. I recently flmed my daughter and her friend making a dish for a new product.”

SOUTHWESTERN EGG BAKE

INGREDIENTS

2 cups shredded potatoes

1 bell pepper, diced

1/2 cup diced onion

6 eggs

1 tsp chili powder

1/2 tsp cumin

Salt and pepper

1 cup shredded cheese

8 slices bacon, cooked and crumbled

INSTRUCTIONS

Preheat oven to 425 degrees. Lightly spray a cast iron skillet with nonstick cooking spray.

Press shredded potatoes into the bottom and up the sides of the prepared skillet. Bake in preheated oven for 15 minutes. Remove from oven.

Sprinkle the bell pepper and onion on top of potatoes.

In a small bowl, whisk together eggs, chili powder, cumin, salt and pepper. Pour over potatoes. Top with cheese and crumbled bacon.

Bake in oven for 15 minutes or until eggs are set. Remove from oven and slice before serving.

What’s That On My Door? If you find a door hanger on your front door, it is the first notification that you have lawn maintenance issues that need attention. Community Code No. 5, Lawn and Yard Maintenance states:

A. Lawn & Grass. Members and residents shall ensure that any grass lawns on their Lots, including in the back of the residence, are regularly mowed so as to keep a neat appearance of the lawn and Lot. Grass height shall not exceed 6 inches. Driveways and sidewalks shall be swept clear of grassclippings. Members and residents are responsible for maintaining the health and good appearance of lawns on their Lots, which may include seeding, watering, weed removal and edging and other tasks, as required to properly maintain lawns.

B. Weeding & Pruning.Members and residents shall keep their properties free of weeds. leaves and overgrown or unsightly shrubbery or other plant growth. Members and residents shall undertake any weeding and mulching of planted beds, removal of leaves from lawns and planted beds, and pruning and shaping of shrubbery and trees which is necessary so as to keep a proper, neat and clean appearance of the Lot. Pruning of trees includes the removal of suckers and below lateral growth from ornamental trees; however, no trees with a diameter of more than four inches measuringtwo feet or more above ground level shall be removed without the express written authorization of the Covenants Committee or Board of Directors. Members and residents shall remove any and all dead plants and shrubs from their Lots.

C. Trash & Refuse. Members and residents shall maintain their Lots to be free from all litter, trash. debris and like items. It is the responsibility of the Member and/or resident to implementproper and appropriate trash collection measures for anyitem sought to be discarded, such as used appliances and other items which require special pick-up or removal, and to ensure that such item is promptly collected by the appropriate trash collection service.

D. Neat Appearance. No unsightly conditions shall be permitted to be maintained upon the Lot. Determinations as to whether the condition of a Lot is sufficiently neat and orderly shall remain within the sole discretion of the Covenants Committee. Board of Directors and/or Association Personnel.

The Door Hangers have been in use since May 2008 and have been a great success getting yards into compliance with the governing documents of Stone Ridge. However, we still receive questions on what this door hanger says. The door hanger on the right describes each section and its meaning. Stone Ridge is a great community with lots of ‘curb appeal’. Keeping a great looking yard is one way you can do your part in maintaining that appeal. Attention to detail is an important part.Please do not dump grass clippings in community areas! This is a violation of the Stone Ridge governing documents. Grass dumped on common ground does not quickly decompose and, instead, causes drainage problems and creates havens for rodents. Stone Ridge has weekly yard waste collection every Thursday. If you need assistance or have any questions regarding your lawn and what it means to be "in compliance", don’t hesitate to call the Association office during business hours.

STONE RIDGE CELEBRATES 14 YEARS! Q: WHO WAS THE ORIGINAL LANDOWNER?

A: Anne Fairfax was the daughter of Colonel William Fairfax of Belvoir, Virginia. Loudoun County land records indicates that during the 1740s Anne’s property included most of Arcola and Stone Ridge. John Ralls was the original land grant recipient for a small parcel known as “Piney Branch of Bull Run” which includes the land where today, John Champe High School is located

Q: WHERE DID LOUDOUN GET ITS NAME?

A: Loudoun County is named for John Campbell the 4th Earl of Loudoun, and established in 1757 by an Act of the Virginia General Assembly and the economical foundation at the time was tobacco.

Q: WHERE DID THE NAME GUM SPRING COME FROM?

A: A small working village known as Springfeld became Gum Spring because of a small spring of water next to a gum tree that fed into the south fork of Broad Run, a tributary of the Potomac River. The creek was located between Goose Creek and Sugarland Run. Also, another village in Virginia had already selected the name Springfeld and the Postal Service couldn’t have two. Written documents indicate that around 1740 the village became Gum Spring, which consisted of: two merchants, a tanyard (leather shop), a blacksmith shop, a distillery, and the Gum Spring Anglican Church. On the outskirts of the village water-powered mills were built such as merchant mills, grist mills, and saw mills. The original “Gum Spring” is located behind Pangle’s Store.

Q: WHO IS VAN METRE?

A: Albert G. Van Metre Sr. a Northern Virginia real estate developer and philanthropist passed away in 2008, but he left a legacy! His dream began as a small business in 1955, Van Metre Companies has since

grown into a successful regional real estate operation.

Van Metre, Sr. grew up among military servicemen and he himself served in the US Army. His education began at the US Naval Academy, but graduated with a degree in engineering from The George Washington University. Soon thereafter, he found a business partner and developed his frst two properties in Alexandria, Virginia. OUR GOVERNING DOCUMENTS

WHAT IS A COMMUNITY CODE? Community Codes are simply the rules and regulations of the association. The Amended and Restated Declaration of Covenants, Conditions, and Restrictions introduce this new term. The Appendix One definition reads: “Community Codes refer to the rules, regulations, standards, and guidelines as may be promulgated from time to time in accordance with this Declaration and which, once promulgated, are as binding and enforceable as this Declaration.”

The conversion process includes: (a) enactment of the proposed Community Codes by the Board of Directors pursuant to Declaration Article X, Section 10.2(b), (b) notification to the Members that the existing documents have been adopted as Community Codes, (c) wait thirty (30) days following the notification of Board’s adoption of the documents as Community Codes, and, if the Members do not call a special meeting to repeal the new Community Codes within those 30 days, (d) the new Community Codes are effective 30 days after the post-enactment notification.

The Architectural Review Committee has spent many months reviewing the standards and the proposed changes are published in this Etched in Stone for resident review and comment. Please review the proposed changes for Storage Sheds and forward any comments to the ARC or Association Office.

STORAGE SHEDS GENERAL CONSIDERATIONS

An outdoor storage shed is typically a simple, single-story roofed structure used for storage. Outdoor storage boxes (bins) do not require approval

SPECIFIC GUIDELINES

1. No more than one storage shed will be permitted on any property without prior approval. 2.1. Wherever possible, built-in sheds should be integrated into the architecture of the house, walls or fencing. In attached housing the storage shed must be located against the rear wall and/or privacy fence and should not extend above the wall or fence. 3.2. Storage sheds shall be located in rear or side yards. Location in front yards is prohibited. 4.3. Size is generally limited to no larger than 80 square feet. 5.4. Sheds should be either finished to match the house, be painted in a color that blends with the immediate surroundings or left to weather naturally. 6. Freestanding sheds should be located in areas of vegetation to screen the shed from neighboring properties and streets. 7. All sheds, which are visible from the street, will require submission and approval. 8.5. Storage sheds in a visible location shall require screening by fencing and/or landscaping to effectively reduce the visual impact from neighboring properties and street.
