Figures from the British Bankers’ Association showed that the number of mortgages approved for house purchases recovered only slightly during March, after falling sharply in January, due to people buying lower value properties rushing through transactions to beat the end of the stamp duty holiday. It comes as separate research showed internet searches for “houses for sale” are up 30 per cent during the first three months of this year. So, what types of properties are benefiting the most from this price rise? It seems to be that location is still key, and houses in popular locations are coming up top in the pricing stakes. Miles Shipside, commercial director of Rightmove, comments: “Rarer property types in desirable locations are achieving record prices. For ‘location, location, location’ you can also read ‘cash, cash, cash’. Conversely, in areas where buyers have less access to cash or mortgage finance, or there is an over-supply of a certain property type, then sellers are having to price much more aggressively to secure a sale. There is increasing divergence between these different markets, with agents reporting some pockets where a couple of viewings find a cash-rich buyer, whereas a few miles down the road it’s taking over 20 viewings to achieve a sale”. Buyers are starting to be put off by uncertainty about the economy and the labour market, and the fact that there has been a 10% increase in house prices over the past year but no improvement at all in incomes. So, with the up and coming General Election, will there be any affect on the new rise in house prices? So far, it seems the run up to the election appears to be having little real effect on the housing market. However, some opinion polls suggest that a hung Parliament is still a real possibility, and the uncertainty over who will form the next government may continue for much longer than usual. Normally, the ‘feel-good-factor’ of a new Government would cause an increase in any housing market activity, but a hung Parliament may cause a period of post-election turbulence. Miles Shipside goes on to comment: “As far as the housing market is concerned, any election result is better than no result. In the event of a hung Parliament, the market is likely to go into suspended animation until greater certainty emerges.” It is almost certain that house prices will continue to rise on a monthly basis, but as we go through to August, September and October we may see the level of growth begin to fall back again. With the euro riding high and holidays at home seeming more (financially) attractive than abroad, one of the few sectors of the economy still booming is the British holiday let. Holiday agencies this year have reported a surge in the number of inquiries. This seems to be one area of the UK market that people are taking full advantage of. And why not? Running a Bed and Breakfast can be a great way to earn money, work from home and be your own boss. There are three options to consider when opening a B&B. One is to use your own home and rent out any spare rooms you may have; another is to take on a buy-to-let, where you could fund your dream home; or you can take over an existing B&B, (probably the option with the least hassle.) As with most properties, making a B&B work is all about Location, location, location. A place near traditional holiday spots or close to city centre amenities is an ideal location for a B&B to thrive. A good tip is to think about where you would like to be located when choosing a B&B to stay in. If you are staying in a city, it would be better to stay in or near the city centre, and close to amenities such as a bus stop or train station, bars, clubs and museums. If you are considering opening a Bed and Breakfast in Liverpool, a property near the city centre would be ideal for people passing through, visiting for the weekend or just needing a place to stay for a day or two. Liverpool has a lot to offer as a city and not just in the summer months which would almost guarantee year round capacity and income. When you have decided which route you will take -

starting the business in your own home, buying a suitable property and starting business there, or buying an existing B&B business and having a specific property in mind - it will be wise to take some professional advice from an accountant. They will be able to look at any proposition you (and find a friendly accountant if you don’t already have one) are considering with a fresh and highly skilled financial eye, and will be able to give you valuable advice on the choices you make. To make a B&B a profitable business, like any other, you need to be prepared to put in the hard work. Peak season will generally be the summer months, April-September where, depending on location, you can charge almost double of what you would charge in the winter months. If you are running a Bed and Breakfast in a seaside location, in the summer, people

will be prepared to pay a lot more than in the winter. The money you will make in the high seasons generally will allow you to have a lesser occupancy in the winter months if you can spread out your profit wisely. The profit you make should be more than your initial monthly outlay you put into the business. Although the summer months may prove to be a constant cycle of washing sheets, making breakfasts and catering to peoples needs, the financial reward will outweigh any undue stress. London couple Sean and Morwenna Gee gave up their jobs to run a B&B in Cornwall, and after the initial outlay, are making a £100,000 a year profit on a 55% year round occupancy.

Of course with every business there are things to be cautious of. Making sure health and safety codes are up to scratch, any fire hazards are taken care of and general day to day maintenance will take up a lot of time. The home also needs to be immaculate. So clean that Kim and Aggie would approve. You can’t forget people will be paying good money to stay in your property, so they would expect nothing less than the highest of standards. Owning and running a B&B, like every other business will be hard work, but it will also give you the freedom to pick your working hours, work from or close to home and be your own boss. Certainly something to think about.

So, with this in mind, it’s no surprise that Hollyoaks actresses Claire Cooper, Leah Hackett and Jennifer Metcalfe have gathered quite a collection of only-worn-once designer dresses. The trio, who play the McQueen sisters, have come to the conclusion that their dresses need to spend more time in the spotlight. After all, it’s only fair that creations that fabulous are on show. The girls have set up their

own high-end online dress agency, allowing girls to hire a genuine designer label worth thousands, for a fraction of the cost. And it’s not just the girl’s dresses on offer, they’ve managed to get their hands on gowns worn by Cheryl Cole, Paris Hilton, Alicia Keys and Britney Spears which you can browse and hire. “Between us we spend a fortune on dresses that we can only ever really wear once and they just sit pretty in our wardrobes,” explains Claire. “We thought it was time to let other people enjoy them as well and with the current climate most girls can’t afford to be spending thousands of pounds on dresses so this way they can have the looks they’ve seen in magazines but for a lot less.” The three have been working on the idea for the past

8 months and April 1 saw the launch of the online store along with an Albert Dock showroom. “We want it to be a real experience,” adds Claire. “So girls can book their dress online, then come and try it on and collect it, and they’ll be able to have a glass of champagne and a cupcake while they wait.” For every rental, a donation will be made to their chosen charity, Christie’s hospital in Manchester. Claire says they’ll be having events, catwalk shows and giving customers the opportunity to book an appointment with one of their in-house designers. It has been announced that Kirkby’s former swimming baths will be demolished to clear the way for a new retail scheme. Residents and businesses have made it clear that they want a food superstore and retail shops in the town centre. Nick Kavanagh, executive director of regeneration, economy & skills at Knowsley Council, is leading the planning of the town’s future development. He has commented “Approximately seven out of ten people who responded to the consultation have ranked new retail facilities or food superstore as number one in their list of priorities for the town centre.” Future plans are said to include a Tesco store for the town centre. A new lease of life is being given to derelict Merseyside properties from Riverside’s ‘OwnPlace’ scheme. The housing association is carrying out structural repairs and improvement works on empty properties to bring them up to a sufficient and liveable standard. In return for the discount, buyers must agree to live in the properties for at least five years or pay the discount back. They must also agree to live in the houses themselves and not rent them out. St. Paul’s Square, the city centre residential development, is showing that Liverpool’s residential market is in the midst of a recovery after record sales. Since June 2009, the St Paul’s Square development on Old Hall Street has completed twenty-one sales worth over £2.2m, making it the best selling residential development in Liverpool’s commercial district. The eleven-story apartment building offers 50 one and two bedroom apartments with balconies in a variety of sizes and layouts. One-bedroom apartments are marketed by King Sturge from £99, 950 and two bedrooms from £152,950. There’s a new Ford Focus out later this year. Prices are rumoured to be starting at ‘only’ £15,000. Thinking of a new Golf or Astra? Be prepared for a shock; the Golf is now £14,850 while the latest Astra is even dearer, model for model. No wonder Suzuki’s new Suzuki SX4 is so attractive – although its quirky looks bemused Frank Davis...

The words ‘stylish’, ‘sophisticated’ and ‘Suzuki saloons’ have never entered motoring’s design lexicon, and for good reason. I can’t remember a good looking family car from the company; and the new SX4 saloon unfortunately continues the theme, looking like it’s been hit with an ugly stick. Is there something in the water at Suzuki design HQ? Or do its designers suffer from a sort of corporate myopia? Competitors can design good looking small saloons - witness the Skoda Fabia - but it’s sadly a case of ‘must try harder’ for Suzuki and its latest SX4 variant. And that’s a real shame because the car on which it’s based in a joint venture with FIAT, the SX4 hatchback, was one of my favourite cars of 2009, thanks to its attractive looks and breadth of abilities; sadly the saloon version isn’t at all easy on the eye and comes over all fussy and ill judged with its huge body and small wheels.End of story? Not quite I’m glad to say … because the real beauty of this model is its sheer value for money. The SX4 saloon’s only available in one version, a fi ve speed manual, priced at a very competitive £11,995. The car’s specifi cation list tells its own story, and standard kit includes six airbags, all round power windows, MP3 compatible CD tuner, automatic air

conditioning, a through loading capability from the fold down rear seats and keyless entry. Power comes from a perky and punchy 1600cc engine which can hit a top speed of over 100 and returns fuel economy in the early forties. The good news continues with excellent build quality and pleasing road manners, and the car comes in a range of seven colours, including six metallics.Suzuki has earned a reputation in the UK for its reliable, economical and well made cars – for the time being it’s a shame we can’t add good looking as well.
