    Hows the housing market?OTTAWA, September 6, 2011

    Members of the Ottawa RealEstate Board sold 1,329 residentialproperties in August through theBoards Multiple Listing Servicesystem compared with 1,099 inAugust 2010, an increase of 20.9per cent. The ve-year average for August sales is 1,225.

    Of those sales, 285 were in thecondominium property class,while 1,044 were in the residentialproperty class. The condominiumproperty class includes anyproperty, regardless of style(i.e. detached, semi-detached,apartment, stacked etc.), whichis registered as a condominium,as well as properties, whichare co-operatives, life leasesand timeshares. The residentialproperty class includes all other residential properties.

    Through the summer, the resalehousing market has picked upsome momentum and made up for the quiet start to 2011; this yearsunit sales to date are now withina percentage point of the number of homes sold by this time lastyear. However, we are seeing thathomes are taking slightly longer

    to sell than they did in July, saidBoard President Joanne Tibbles.Interest rates are still low, whichcontinues to motivate manybuyers and sellers, but a morebalanced market means moreproperties for buyers to choose

    from, which often leads to a longer selling time, she added.

    The average sale price of residential properties, includingcondominiums, sold in August inthe Ottawa area was $337,372, anincrease of 6.2 per cent over August2010. The average sale price for a condominium-class propertywas $252,999, an increase of 3.1per cent over August 2010. Theaverage sale price of a residential-class property was $360,405,an increase of 6.3 per cent over August 2010. The Board cautionsthat average sale price informationcan be useful in establishing trendsover time but should not be used asan indicator that speci c propertieshave increased or decreased invalue. The average sale price iscalculated based on the total dollar volume of all properties sold.
