The Permian is also currently the largest, most productive and cost-efficient basin for oil and gas operators in the lower 48 states. The most prolific segment of the Permian is the Delaware Basin. Pecos is the epicenter of the Delaware making it “Times Square” of the oil and gas industry.

The portfolio includes two industrial parks and sever-al downtown offices. There are 53 tenants to ensure a reliable cashflow. Thirteen are publicly traded, five more are national, and 24 are large regional firms. Public and national firms guarantee 35% of portfolio income. Gross income is approximately $6,000,000.

The subject is also in an Opportunity Zone. But there is more opportunity than just federal incentives. West Texas has historically been developed by local inves-tors or owner-users. Now the market is maturing and attracting institutional investment. This creates an opportunity to reposition properties and create value for both investors and users alike.

OPPORTUNITY ZONEAlmost all of the subject property is located with a federally identified Opportunity Zone. The Tax Cuts and Jobs Act of 2017 laid the foundation for Oppor-tunity Zones. This program provides tax benefits to those who invest in qualified opportunity zones, low-income census tracts nominated by each state. What is unique about the subject opportunity zone is that while most OZs are located in struggling areas—the subject area has been growing for many years and economic opportunities continue to expand in the region.

OWNERSHIPAll properties are ultimately held within the 2T Part-nership, wholly controlled by the Taylor Family. The Taylor Family is a distinguished family in Southwest Texas. WOLFCAMP YARDSWolfcamp Yards consists of 27 developed industri-al yards, most of which are 5 acres. Yards are high quality with perimeter fencing. This site has ±301 industrial acres that adjoin the developed yards. The total site is approximately 433 acres and is lo-cated north of the City of Pecos.

PECOS INDUSTRIAL PARKThe Pecos Industrial Park consists of 34 industrial yards along with four additional yards located near the park. Yards range in size but have an average of 5.5 acres. Seventeen of the 38 total yards are improved with of-fice-warehouse buildings containing a gross building area of 140,674 square feet. Buildings range in size but have a median size of 5,000 square feet. Most of the buildings were constructed from 2014-2018 and are in good to excellent condition. The total site is approxi-mately 223 acres and located within the City of Pecos.

PECOS OFFICESThe Pecos Offices are located in Downtown Pecos. The Texas Depart-ment of Health and Human Services (DHHS) and Security Finance occupy adjoining buildings. The Taylor Family office, 4,080 SF, is two blocks south. It was extensively renovated in 2018 and is in excellent condition.

OTHER PROPERTIESThere are three additional properties included within the offered portfolio. They are not located within specific parks but are located in the area. Two are located between Pecos Industrial Park and Wolfcamp Yards. They are occupied by strong regional tenants. Mesa Natural Gas Solutions, a pub-licly traded company, occupies the remaining property to the southeast of Pecos.
